After having a chat with my former coursemate this evening while having dinner, seems the offer by EcoWorld for Huni still considerably okay. There are few types of cement flooring. Will be good to see a polished version in light grey. Certainly, going for the lowest quality just do not make sense for Huni and Se.Ruang. Only property below 300k are categorised as affordable.

Trust that a reputable developer will provide reasonable exterior design to match duduk's mid-range serviced apartment as a gesture to prospective purchasers.

Not much to comment on cement corridor. Just hope it will be better than RUMAWIP as the SA informed, they have yet to commit on exterior.

Eco Ardence - near HTC, freehold, density (high)
Eco Sanctuary - no HTC, leasehold, density (mid)

It's a matter of personal preference, similar to WhatsApp. Using mobile phone.

Btw, you are more into investment at Se.Ruang, right? We are both a purchaser from two different location.

If I recall correctly from SA, yes. A shortcut connecting to Setia toll or something, instead of current road have to make a long turn.

I am aware there is an ongoing HOC application for this project after the recent APDL being granted (8 days ago). If you happen to observe the brochure, published min selling price is higher. This is normal for other developer's projects as well. We basically received early bird rebate. HOC min discount is 10% while it is up to developer to give beyond that.

Should HOC granted, we save on MOT.

Maintenance fee (inclusive of sinking fund) at MYR 0.25 is an estimate and subject to revision in near future. JMB will run the show and if there is any query, may address the same once VP. Same scenario as other projects. Plus point for Huni is the number of units, 1.7k sharing only several clubhouse facilities vs other projects that may end up 0.35 or 0.40 as a start.

Yet to sign the SPA. Ideally, go through it and clarify during appointment (understand situation abit rush/many people). Anyway, not to worry about maintenance fee for duduk. Facilities just a few. Hopefully the lift is of acceptable quality. I have also feedback to SA regarding the corridor. Let's see how it goes.

There are certain developers out there who offer 0% DP which is not align with Bank Negara. If the bank is "not aware", then it is kind of like a 100% superficial loan. Read the next link.

Not sure. Ideally EcoWorld should cover both projects. You can always check with SA and will find out during SPA signing.

Didn't know parking also have to pay... thought we paid for it? My unit cost around additional 20k just for one extra car park... am in the middle tower
