Read from Says FB.. come across a property article talking about duduk. seems like a subsidiary or new project from ecoworld. What do you think?

little info about this property:-
Size: 1000sqft
Layout: 3R 2B come with semi furnished
Dual car park
Location: setia alam & telok panglima garang part -> they mention kota kemuning, but when u search eco sanctuary, address was telok panglima garang.. errrr
price: 7600 biji durian at price rm50 - which means rm380k..

Eco Ardence setia alam - freehold but Eco Sanctuary (telok panglima garang one was leasehold.

But in setia alam, landed will much legit compare to highrise. this high rise pricing seems attractive with "semi furnishing", but look at the item for semi-furnish is some built in item. on top of the property, estimated to spend another RM 30k at least for furniture and renovation.

any idea about the strata title? under residential? maintenance fees?

maintenace fee RM0.25 psf. unit selling now 1000sf. so RM250.

its across the road from the eco ardence lake. surrounded by other eco ardence landed properties ranging 1m and above. it has commercial component inside so i am not sure if it's resi or commercial.

allows you to reach home quickly entering setia alam toll but its a nightmare to exit setia alam toll to nkve.
cheaper than setia city residence and 2 room trefoil on the pricing but location less desirable ? not much nearby other than luxurious landed.

i'll have more after going to gallery tomorrow.

Guess wont..looking at this seems like they try to fill up more resident in that township itself. With the current township density it doesnt bring benefit to their commercial land. No demand but supply too much. For them to get this place live up, they need more human. Looking at the huni density, by assumption 1.7k plus unit sold out, with min. 2 pax per household, more likely to have more demand on commercial supply, this is where they can gain their bargaining to get some big brand come in (e.g KFC, MCD)

Have two lower floors bulk purchased by some agency. They only taking booking for first 24 floors,official launching in July. There are one bedder 570 sqft units for 270k reserved for RSKU.commercial title

There is HTC quite close behind. Eco Ardence masterplan have high density RSKU apartments in future

Deal with selangor gov when EW wanted to develop this area, no choice bro


Each floor 22 units, 5 units are RSKU one bedder. Hopefully the buyers are young couples and professionals, 270k not really that cheap for 570 sqft unit

uh what i heard is there will be a wellness center (sort of hospital / clinic ) on the left of ardence labs, right of ardence labs will be this project.
there will also be a college (name unknown) there to cater for the atas kids. and banks and all. she said they're building a township there. but i am not convinced lol eco ardence is not really big now with setia alam right beside. maybe just with basic necessities, not a full fledge town.

but this project is good for people who convenience. the compound itself has commercial shops, not much, but there is, and crossing 2 road will get you to ardence labs, and another 2 will get you to future commercial area. from setia alam toll to this project is 2min without jam. but by that time i wouldn't count on it cause more people will be using it, and exiting from setia toll to nkve is a nightmare.

and i also agree with your prediction of 1.2k rental there. and if 1.2k rental here , high rise rental near setia city mall will go lower i think. you already can see from pricing in trefoil. my friend said oyo are taking over there.

its commercial land converted for serviced apartment i think. got own commercial component inside the compound. but yea agree really downgrade the surrounding haha. the kind of buyer this project attracts dont think will gell well with landed owner.

sales girl said is booked by own EW staff. so i am not sure. the 8 top floors are not for sale yet.
