uh what i heard is there will be a wellness center (sort of hospital / clinic ) on the left of ardence labs, right of ardence labs will be this project.
there will also be a college (name unknown) there to cater for the atas kids. and banks and all. she said they're building a township there. but i am not convinced lol eco ardence is not really big now with setia alam right beside. maybe just with basic necessities, not a full fledge town.
but this project is good for people who convenience. the compound itself has commercial shops, not much, but there is, and crossing 2 road will get you to ardence labs, and another 2 will get you to future commercial area. from setia alam toll to this project is 2min without jam. but by that time i wouldn't count on it cause more people will be using it, and exiting from setia toll to nkve is a nightmare.
and i also agree with your prediction of 1.2k rental there. and if 1.2k rental here , high rise rental near setia city mall will go lower i think. you already can see from pricing in trefoil. my friend said oyo are taking over there.

its commercial land converted for serviced apartment i think. got own commercial component inside the compound. but yea agree really downgrade the surrounding haha. the kind of buyer this project attracts dont think will gell well with landed owner.

There is HTC quite close behind. Eco Ardence masterplan have high density RSKU apartments in future
sales girl said is booked by own EW staff. so i am not sure. the 8 top floors are not for sale yet.
