Firstly, 1000 sqft wit balcony & reduced facilities are not stg unique.

Agreed on SkyAwani that's one of best rumahwip with Qlassic and delivered above initial expectations. If given choice most of us will choose rumahwip at 300k as well.

HTC would not kill you immediately but might get you stuck when wanting to sell/transfer it to next buyers, unless the location is superb/TOD.

Nothing to shout about Smart Home feature unless it's an integrated one but what we see is the wifi- enabled devices that you could easily get it from open market & online marketplace.

Don't think it goes with TIME if you knew EW sealed MOU with TM for their fiber to the home. Also most developments in Canal City actually pre-build with DP box that's infra- ready by TM as well.

FYI Eco Majestic Apartments have upper hand now being freehold, 40% cheaper entry price and free from HTC. Rsku just makes the thing more complex in Duduk.

Always - High density is not the game plan for emerging township. That basically simple business rationale to max out the profits on same size/piece of land.

All in all, 2nd tier location at this price tag & density, you should expect more instead of just fancy buzzword & durians. Tiled corridor is the basic, not asking something fancy. Obviously this is not aim to be the success stories but affordable ones like other forumers had mentioned.

Whatever.

Of coz

Especially from sam59 who earlier said Duduk corridor floor tiles will cover up to ceiling height, which is false & misleading.

If you not bot any properties b4 you should at least visited ur frens condo to build up some basic knowledge in the brain.
*
Hahaha those things you mentioned for me it is nothing and no issue..not something that i think worth to take note about..something from a rookie i think..i have been in real estate for more than 15 years and have more properties than average houseowners..thats y i mentioned whatever..

I see, 15 years is long enough to prove you're "wiser" investor.

I m not that old to say otherwise 😂

Yeah you should read more books or go to classess rather than visiting your friends’ condo. 😆

Let's compare similar product / target segment within the vicinity. there are plenty of affordable high rise residential in Setia Alam & Klang itself even in Shah Alam, which is priced below 400k.

There are also also freehold projects for rumahwip in KL address e.g. the coming circo pantai and the past kiara kasih. For private projects, there are Trinity Lemanja and Tuan Residency at 400k+ which is only 8-10km to KLCC and <1km to MRT2. After moratorium ends plus another 3 months, the sub sale market will have more bargain buy. So there are more things you could check or get from the market.

Ur concern is actually valid, especially when they're repeating to lay cement render for the common corridor. It might be worse than majestic apartments from investment perspective if you're looking for 500k (after VP) as the upside. Rental dictates the selling price as well. It is quite surprising to call anything as "Serviced Apartment" without giving the basic corridor tiles and I think you'll agree too.

In terms of EW performance, they have The Parque Residence other than Eco Sky but again the benchmark should be affordable one like Karisma & Harmoni. For internet / connectivity, it usually depend on the infra readiness and demand forecasts for particular area and political reason as well. In Penang island most high rise is getting TIME as immediate option.

Are you getting your facts correct here? Are you comparing apple to apple? How mich is this trinity lemanja and tuan residency selling? RM480 - RM 550 psft right? And that was 3 years ago. You are comparing with this huni selling at 350-370 psft price..is it fair?
And you are expecting the price to go down after moratorium, yes, you may be right, but thats crystal ball bro..it cpuld go the other way round..nobody knows..do you know that house price in KL and Selangor actually increase during MCO? Because people stay at home and need a place to stay..nobody expect that. Get your fact right bro.

And if you say wait for another 3 months as the price may go down and there could be bargain, then we dont have to have this thread in the first place..open a new thread..”dont buy, wait for bargain after moratorium, stay safe at home”.

Just to make it clear for other members in this forum:
I am neither affiliated nor associated with EcoWorld. Newbie in property and booked this unit at Huni, primarily for own stay. Now is a matter of signing SPA, due in coming weeks.

Really appreciate the momentum over this page. Good discussion and sharing! End of the day, we are in similar boat - getting the right property at reasonable price tag.

Looking at Huni (EcoWorld jv with Cascara) and Se Ruang, Huni triggers a lot of controversy - super high density (32 units/floor), next to HTC. Anything to do with the joint partner from S'wak?
*
My advice if you want to buy and feel good about the place, just buy..do not pay too much attention to the negative thoughts of the forumers here..all got good and bad intention..if you listen to all those negative thinkers, end up you never buy one..i have bought properties which have been criticized badly in lowyat, yet they are all still making money either through positive cash flows or capital appreciation..follow your heart and do some personal homework..

my parents moved more than 5 high rise condo (more and more larger size) before, owned or owning them now.

we never bother it is a tiles or cement coridoor as long as it has good security, great location and comfortable to stay in

just ignore him

Yes i was ignoring him before, thats why whatevering him before..yeah dont bother this negative thinkers, sometime they are being paid to downgrade other projects while promoting theirs. Maybe he is now playing at his fren’s condo having sleep over.

I signed my SPA today. They lawyer gave me another letter to sign @(HOC) letter. Basically, Eco World marked up the unit price as opposed to the actual selling price. Example: On that HOC letter showing Unit Price RM46xk, after discount of 12+%, selling price is RM40xk. Meaning? Does this mean that if Eco World got HOC approved for this Huni project. I wont get anything extra except for the Stamp-duty waived for MOT? Any idea how much will that be ya?
*
Good, seems we are getting HOC then..👍🏻

Its okay to climb the stair than to climb up with car to the rooftop at level 10😂😣.

Later my husband car will have so many scratch bcz i need to send my sons to school 2 times/day. Im afraid I will always kiss the wall while climbing to my carpark at the rooftop.. 😂

Pray for me.. hahaha
*
Hope the parking design got ramp up design instead of having to go merry go round the whole parking area.

Hahaha here it comes again this boy..of course i know if it just just asking the SA la..simple studying the layout and just guessing also everyone can do lah..but i was expecting something more certain eg a model, drawing or plan other than those in the SPA etc.
