Yup, that's right. Good thing I had my snooker cue back then. The base is heavy enough to have an impact without knocking too hard and damaging my ceiling.

A lot of selfish uncivilised people in Malaysia. If you complain, they will make it worse by stomping louder and more often.

Condo mgmt are useless people, just know how to collect monthly maintenance fee only.

and you certainly dunno the quality of your condo management
That's why buy sub sale for staying purposes.

Last few properties I bought, I personally knew the developer
so I can see the list and know who exactly staying next to me
Excluding the biggest mistake I ever made was the property I recently bought and moved in
This developer completely alluded me
The project director is a tidak apa attitude fella - he thinks what works for him works for everybody

Nowadays they build higher and higher but quality is not there.

but they also want to have higher margin
no more pure freehold condo
they all come in mixed development
Commercial development
some stupid condo have only one or two storey high of shopping lots, suddenly become commercial lot.
Then they also getting smaller and smaller
goodness 750k for 900 sq feet.
some asshole property developer told me that this is modern living - minimization living. Stuff family of 4 into 900 sq feet.
they even have open concept - your kitchen is open exposed no wall.
I hate those type of units
why?
because when you cook all the smoke go to your living room
your kids can see the kitchen knife at the kitchen block may play with it
you lose a wall that you can put in more hanging cabinets to put your stuff
in middle of night or if your upstairs wake up at 4 am to cook, you will dragging of bar stools
because an open kitchen would have a high table so need to have bar stools

All in the name of modern living - but in actual fact blady developer wanna cut corners
Too many developers out there
I hope they pay the price of this covid 19
and many more close down
I pray many more close down
and better quality more concern for customer needs come out

I would prefer Build To Sale
I will never buy a showroom promo one again

Your upstair sure can hear
But downstair also can hear, so be ready for complain
or you can take a ladder, can use a hammer to hit the ceiling. Hope you don't have plaster ceiling.
I always think condo plaster ceiling is a waste of money, I don't even bother to waste money doing it.

Long term you can consider to move out and rent your unit
But you move to landed and also rent
until you find a longer term

For me, I also hate to stay in condo
Condo in msia really suck to stay in
developer really useless one
They claim they do QC check but none at all
as a result all the main door slam loudly, due to rosak door closer
floor to floor also lack insulation
I stay in Australia and HK also not get this type of shit
Except in London, my condo have that stupid piping problem sound everytime my neighbor flush his toilet
Only in Msia, condo is built like crap and they never bother to think about sound insulation

Your condo say before 11pm mean can do renovation in weekend also ?
Damn if yes, really useless tak guna management
My condo not allow renovation any time in public holiday and weekends.

Cucuk langit method cannot be done because I put a farking nice plaster ceiling with downlights. 13 years ago, I thought this condo build quality is good with surrounding nice and quiet.

Maria Takagi, you are totally spot on about our Malaysia condo build quality. The developers are trying to cut short on material quality and also bad workmanship. I strongly suspect the floor has hollows that resonate with the stomping sound. Imagine the foot noise sounds like subwoofer bass. sweat.gif sweat.gif

We are considering the option about moving to landed but also need to survey the surrounding neighbours.

I once had a crazy neighbor upstairs that can't stop running from 2am to 5am.
Luckily I rented that unit for 1 month from my uncle.
I had enough after 2 weeks, I moved out.

Condo has so many problem with sound
1) dragging chair/furniture
2) footstep sound
3) Slamming door sound
4) Bomba now require new condo to install fire proof door: they are heavy and lazy ass developers don't do QC check on the door closer, so most door closers are defective causing units to super slam the main door until dead also wake up
5) ceramic cup sound of your neighbor brushing teeth and put the cup on the granite toilet tile

Almost all condo in Msia have hollow floors.
Only those very high class posh ones near KLCC, cost > 2 million per unit, have insulation
Moving to landed is a costly option
because you have to buy second hand
A single storey house in PJ cost 700k
A double storey one probably cost 950k
Then you need another 250k to renovate
You also need to headache to hire a reliable contractor that can do your whole renovation work
I have a friend who hired a contractor to extend his house from 2 storey to 3 storey, keep on asking for more money but work not completed
then he stopped giving the money and his house was in limbo was another 1 year
until he found another contractor to finish his home
He learn the valuable lesson of being cheated

Get to know the occupants on the unit above that culprit. Then pakat with then to lompat2 together from there. Hell from above.

1 more thing, our Strate Title and Building Act is very vague about nuisance. You can sue the noisemaker on creating nuisance, but there is no proper baseline about what considers nuisance. It is up to the judge decision to determine that.

The unit above the mofo is penthouse. I can afford the penthouse if selling off current unit.
If this plan materialized, I will drop steel balls above his master bedroom every fricking night on random time!!!
Also wear wood clogs (kasut kayu) whole day walking.

its hard to prove and legal ramifications of chasing the top owner away.

legal cases in msia takes years to decide

and some people can get bankrupt in the process

if you win the case, many years down the road, the other side not only have to pay principle but plus interest.


Our developer standards and laws to protect owners are below par
prevention is better than cure
we should not wait until take legal action
we should ensure developers do a good job before they give to new owners
Build to Sell is the best option

Our property only look nice on the outside fascade
but on the inside all crappy

I once lived in Puchong double storey house
The developer is quite popular
but their house is crappy
You think house no footstep sound?

I once lived next to incredible hulk
He walk with big stomping sound at 3 am
I can even hear him scold his daughter through the walls
when he shower and sing song...my master bedroom sound like water fall swish sound and can hear him singing

TS, I think you have 2 options, since you cannot cucuk langit.
1. Talk nicely with them
2. Talk fiercely with them.

This is the downside of staying in condo. There are other disadvantages too:
Neighbours washing balcony and the dirty or soapy water splashes into your unit,
Smokers downstairs,
Smoke from josssticks,

They flood the roads with large number of cars even though the roads are already congested.

Why did DBKL/MPPJ etc approve this type of project?

I heard there was one developer who built a high rise condo on land that was meant for public park in Bukit Jalil.
