i just place booking for bayan residences..according to the sales person, Legal fee and MOT fee are under developer, 2 years free maintainance

the main reason i chooose legenda instead of legasi series is legenda provide proper guard house and with CCTV surrounding.

i heard from my friend who bought legasi now having issue to build guard house as some of the owners not agree to build guard house, and thier SPA its only stated with fencing. (correct me if im wrong)

also, Rimbun 2 handover more than 2 years still using the tong minyak at the entrance.

i curious why developer not build a proper guard house in advance?

DMC is for strata title i think. no DMC, is not legally binding. but Legasi 1 is freehold

yesterday bump into a group of aunties and uncles in SP Setia Bandar Kinrara Sales Gallery... they bought legenda and didnt relize about Irama Villa launching... they felt missied the boat...any how.,...Irama Villa series is really depend on luck.... too many demands yet supply so little

from my undertstanding is cannot...i been submit my cheque 3 times (3 phase) for thier project, whenever finished balloting u will saw ppl start selling at iproperty at higher price.

legasi 1 & 2 is the worst experiences, that time is under 1st come 1st serve by queuing ..some ppl selling thier queue no RM10k,20k..these ppl are here to earn money, alot ppl complaining to developer but i didnt saw any action taken

may i check does perling residences require to paid RM8k for security deposit? anyone know whats the reason to collect deposit in advance?
