You can use google maps to get a street view of the surrounding area of the site. It's pretty updated, the only difference is that they boarded up the site proper. Google Circo Residensi @ Pantai Dalam.

What are your thoughts on it? although KL address but surrounding not much.. personally thinking of staying there if working in KL if got car.. if im not in KL personally may rent out to cover installment..

Location is certainly very central. Midvalley/Gardens and Bangsar is a short drive away. Would I stay there? Probably not due to lack of amenities within the area itself and the squatter issue.

For investment? I think there's a strong case for it. Freehold status is very enticing for capital appreciation but I doubt KPKT would easily let you sell it 10 years down the line. Rental yield is where this property will most likely shine.

SA told me high chance they are going to reopen the unit. Meaning, those who already chose unit need to rechoose again or by balloting. Need to wait for KWP further instructions.

I just got an official reply from the Urus Setia for Residensi Wilayah on this project. I asked if it is legal for the developer to ask for RM15,000 booking fee before signing the S&P.

Attached below is the screenshot of the reply. Please be aware of this developer as they are very fishy.

This is standard urussetia reply, of course they don’t want to responsible if you kena scam 15k.

However all asset kayamas project also requires 15k booking fee before you ballot. Don’t trust them? Then just walk away and buy other projects.

Bro this developer is not Aset Kayamas. It’s Imerpero Land Sdn Bhd. No track record and first residential project for them.

Of course Urus Setia don’t want to be responsible, but they have already provided guidelines, and this developer is not following. That makes buyers feel it’s a scam.

Understood. But 15k deposit is required to lock your unit. That’s what I did when I purchased AK last time.

U dont say, look at resifensi air mani petaling cheras, developer forcing buyer to pay ectra 25k +5k. That onr lagi worst. And no proper plan for the rumawip how they will do also. Awhile say tiles, awhile say bo tiles. And say ppl buy rumawip is cheap mentality ppl. That kind of devrloper really hilux

Thanks for sharing. Their parent company is Poly Ritz Development Sdn Bhd or Poly Ritz Communities Sdn Bhd (which is working on the current rumawip project Ritz Communities. Received many complaints due to slow progress). If you wanna see their financial summary, perhaos you can try this parent company

This is another email I received from official Urus Setia ResiDensi Wilayah.

They have specifically mentioned that collection of any monies should only be done after the project is offered to you or upon signing S&P, nothing less.

So please be careful buyers. Sometimes a good deal is too good to be true.
