They gave cash back for first batch buyers. 60K for 1700sqft buyers and 80k for 1900sqft buyers.

That day i went there to site visit to act as secret shopper and heard the price is low down at least 80K++. 1700sqft is only at 620K!!!! they was offer me 700K after deduct the cash back as first batch buyer. Now they offer one lump sum discount. (Shit!!!) Now the price i can go for 1900++ ....

i would said expecting them will have more discount if their sales not laku after the promotion package offer to public.

My friend booked an unit still waiting for loan approval. He told me all the unit have almost taken. Left those nomber 3a (which is 4) , lower floor ,14th floor etc. Even their super big penthouse also taken.

I heard that the maintenaince fee will be 22sen/sqft.wow.your unit need 374 permonth. This is the penthouse maintenance fee for a condo in penang (I am currently in Penang). Alstonia penthouses will pay 800+. wow.

0.22sen per sqft should make sense since they offered so much facilities.

I rather they provide another 80K discount for me instead of let me select the ideal units with 80K extra....

Their current offer is a good deal actually. 690K-700K you can get 1900sqft!!!. My time they're offer 700K for 1717sqft!!!! now become 620K!!!! omg!!!! ( just feel very god damn it!!!) they can play around with their offer at their wish. the 1933sqft during my time is offer 900K++ if i'm not mistaken and offer with 80K cash rebate + 10% discount. So imagine that how cheap you can get with their current offer.

Congratulations!!! for your booking.

The SPA part they're revised the completed built period from 3 yrs to 4yrs and i think this is because their most recent experience with the lavender residence development. I suppose they're paid a lot penalty to the buyer because unable complete within 3 yrs. So expecting we would possible unable VP during 2023... ( check the lavender residence thread, all the owners complain about late VP)

I feel the pain now about to start paying the progressive interest.

Didnt know they lowered the price.

So this is how they screw up their early buyer. Back then the maintenance fee was 0.28/psf.

Till now didnt solve the issue about redemption. I still havent pay the progressive interest Haha.

this few days i noticed a lot of advertisement along facebook, some banners around sg long as well as BMC. They called it as "hilltop residence" and 8 units per floor, 1500sqft - 2000sqft. So you would know they're promoting Alstonia Residence.

518K for their entry units.

The developer start throwing price....

Initially the agent called me regarding there is extra cash rebate with be offer by developer because they would like to revised the new selling price but she did not share the new price. Only told me there will extra 30K - 40K cash back but they need to calculate first for the final amount of cash back. Then i think should be fine since they gave more cash back.

I did went there as secret shopper few weeks ago then aware the new selling price is cheaper 80K compared with the time i bought.

Unfortunately, i didn't call there to complain. Will it works?? I'm just trying to look around for the legal advice. I just felt that we're get cheat.

Perhaps outcome of PR1MA complains on the massive discount offered will set the barrier of whether there is ground to complain and get compensation, when you signed on dotted page you should be convinced you are paying the right price.

I noticed not much people discussing the new project surrounding sg long and especially this three projects by SYF. Is it because the buyer fed up with their purchase??

SYF also developed the Kiara Plaza (service apartment) located in the Semenyih and seems not much complain from the thread and google review.

Could be sg buloh more near KL. Example desa park city. Everyone prefer there i suppose.

Sg long accessibility still yet consider extend in all directions at the moment but i think once the EKVE is open and will ease the traffic within BMC and sg long.

That day i went to the show room as secret shopper and the agent told me, the developer going to build a road connecting to the twin palm from the road near Alstonia residence.

Rhb - 4.25% without mrta
Uob - 4.25% with refubdable mrta
Public bank - 4.15% with mrta 30k

They have to lower their price in order to compete with SHL's Sungai Long Residence which was launched much later but cheaper than Alstonia and IRIS, on per sq. ft. basis.

Purchasers of IRIS and Alstonia (early batch purchasers) kena a Joe Frazier left hook and till now still dunno what hit them rclxub.gif

It's sad but that's something that can and will happen. Same goes for those who bought other projects elsewhere, I believe. Developers want to realise cash than holding on to the unsold units, probably expecting the economy will get worse in 2-3 years time.

I'm paid almost 4 -5 months interest already. 1.1 - 1.2k roughly.

Good for block C buyer. I suppose they didn't start pay the interest yet since they still yet to start the build the block C.

booking doesn't not mean done deal as ultimately subject to loan being approve and given the current challenges time are just hard for everyone even bank are more selective and stringent

it's ok la, 400 psf in 2019 vs 300 psf in 2009 that's purely inflation. developers r not eyeing sg long to built premium condos.

ekve seems so close yet so far to jack up the price further.

Normally rental prices at here how ya? If alstonia 5rooms 1665sqft can rent how much per month?
Rhb has pass my loan, i still considering. I may stay here and rent out other room, but it is a bit far from my working place at klcc ~
Donna after ekve completed, from alstonia go to klcc can arrive within 1and half hours during peak hours ~ if not then need tp take mrt...

i was approached by one agent.
the layout is superb laaa with 2 store, other than already 3 bedrooms, however the location is far away from KL.

My bf bought the 1,469sqft - block B on last year (September), I think RM545k after rebate.
Now he is paying progressive interest around RM 1.1-1.2k every month.
The salesman told us our progressive interest charges will be based on block C, but I am wondering, it is true? dry.gif

The progressive interest will charge based on how much money has been requested from developer

You should received a letter from developer and they will request money based on the different stages completion. Each stages of completion will request 5% or 10 % of the money from the bank then bank will charge the interest from the loaner. Example if bank had remit total 300K and you need to paid the interest from 300K. For my case, i still left 3 stages.

Could be the salesman mean we need to keep paying the progressive interest until the block C complete built. Now block C just starting built for few floors

For those who purchase/book Alstonia, im not sure if you are aware of the poor workmanship and poor maintenance of this developer. The developer developed Lavender Residence and quite a number of complains.

What makes you decide to book Alstonia, despite bad review on this developer? Can share your view? I'm a bit concerned as have placed my booking for Block A, golf view.

My agent explained, last time Lavender engaged contractor whom has poor workmanship on some units and it was settled timely by developer. For Alstonia, they engaged a different sub contractor and due to over million Penthouse units, they are improved and can't afford for complain...so not to worry

i stayed in Kiara Plaza Previously Studio unit (January-March)
the basement carpark very poor workmanship ,always leaking and causing flood when rains.
the ground floor shop totally dead, i dont know why no one is renting.

You stay for your own?? If yes, then is really huge for single person but you can rent out some rooms to the UTAR student.

i selected the 1717sqft unit and is very spacious for my family.

Sales tak laku.... If the project sell like hot cakes, i don't think they will reduce the price.

Initial price for my units (1717sqft) is 700K after the rebate and now you can get it around 620K+- after the rebate if not mistaken.

I signed SNP after 3 months then they reduce the price!!!!

Now my price can take the biggest unit which initially i want to book for. Due to the budget, i'm only choose the 1717 sqft unit that time. 1945sqft unit near 800K++ but now you can get it around 700K++

If i remembered correctly is around 0.22 - 0.23 per sqft. If you said biggest units which is 1945 sqft and it is around 450

Bro, the developer name is in black list for failed to pay compound leh...any major red flag on that? I suspect it could be from complaints by neighbours coz got a news on that last time before.

Just to add on, apparently the complaint was the noise due to pilling which disturbed neighbours last time hence the complaint but now ok already.

Hey, so far I'm not aware this developer is in the blacklist. Not aware of any red flag raised to them also.

As you can see the progress of the condo it is acceptable. Block A and B is built to roof top now and they're doing the external finishing at the moment. Block C suppose should be built to the roof top around November.

Condo below Alstonia is Camellia. Alstonia showroom that piece of land will develop new project. This is what i know. Any boss know what type of property development?
If showroom that piece of land build condo, then Alstonia front view sure kena blocked.

Sounds like textbook answer.

You should take a walk around Lavender next door to see how pathetic it is with leaky units, cracks, poor finishing touches, facilities not useable during VP not even the swimming pool. During VP looked like unfinished project. See Google review for photos. Extra repair work during defect claims, could be avoided if done properly in the first place. Late project delivery (delay >1 year if not mistaken, and this was before Covid existence, so good luck to those affected by Covid). Developer wash hands after VP. Easy peasy.
