Block A facing golf club but seem like the view will be obstructed if lower floor, better view higher floor higher price... crycry cry.gif

They gave cash back for first batch buyers. 60K for 1700sqft buyers and 80k for 1900sqft buyers.

That day i went there to site visit to act as secret shopper and heard the price is low down at least 80K++. 1700sqft is only at 620K!!!! they was offer me 700K after deduct the cash back as first batch buyer. Now they offer one lump sum discount. (Shit!!!) Now the price i can go for 1900++ ....

i would said expecting them will have more discount if their sales not laku after the promotion package offer to public.

My friend booked an unit still waiting for loan approval. He told me all the unit have almost taken. Left those nomber 3a (which is 4) , lower floor ,14th floor etc. Even their super big penthouse also taken.

I heard that the maintenaince fee will be 22sen/sqft.wow.your unit need 374 permonth. This is the penthouse maintenance fee for a condo in penang (I am currently in Penang). Alstonia penthouses will pay 800+. wow.

May be if you think you are 1st batch you got better choice of house, you fell better. Those remaining direction not so good. My friend told me he took the house facing dunno which direction will be damn hot .

0.22sen per sqft should make sense since they offered so much facilities.

I rather they provide another 80K discount for me instead of let me select the ideal units with 80K extra....

Alstonia is a good buy for OwnStay, good price @ RM350psf -RM380psf
-Freehold
-Nice Facilities
-Zero Entry Cost
-Good layout, spacious and practical
-10.8 - 11.3 ft ceiling height
-Sufficient carparks
-future EKVE

My bf booked a unit. 1933 sqft. Spa price 760k lower floor. But got 10%rebate. Waiting loan to approve now. The rate now 4.25 if don't want to buy their mrta.

I just went to see their showroom, the environment there is quite peaceful, located uphill (don't talk about the jam during peak hour. If for staying and housewife I think quite good). The rooms are quite small actually. But the kitchen is huge for a condo. And too many bathroom. 5 in total. I wonder is it necessary for a household to have 5 bathrooms?! Overall quite interesting.

The facility there hyper kitchen , cafe, library~ I can foresee the future of this few facility will be not so functional~ ha-ha~ can I rent their cafe and cook for the 400+ residents so I don't need to beat the jam to go work?

Their current offer is a good deal actually. 690K-700K you can get 1900sqft!!!. My time they're offer 700K for 1717sqft!!!! now become 620K!!!! omg!!!! ( just feel very god damn it!!!) they can play around with their offer at their wish. the 1933sqft during my time is offer 900K++ if i'm not mistaken and offer with 80K cash rebate + 10% discount. So imagine that how cheap you can get with their current offer.

Congratulations!!! for your booking.

The SPA part they're revised the completed built period from 3 yrs to 4yrs and i think this is because their most recent experience with the lavender residence development. I suppose they're paid a lot penalty to the buyer because unable complete within 3 yrs. So expecting we would possible unable VP during 2023... ( check the lavender residence thread, all the owners complain about late VP)

I feel the pain now about to start paying the progressive interest.

Didnt know they lowered the price.

So this is how they screw up their early buyer. Back then the maintenance fee was 0.28/psf.

Till now didnt solve the issue about redemption. I still havent pay the progressive interest Haha.

this few days i noticed a lot of advertisement along facebook, some banners around sg long as well as BMC. They called it as "hilltop residence" and 8 units per floor, 1500sqft - 2000sqft. So you would know they're promoting Alstonia Residence.

518K for their entry units.

The developer start throwing price....
