If want near commercial tropika and maple is a good choice and going to complete in 2024-2025

Tropika is commercial title so maintainance fee going to be expensive

Maple kitchen and yard even smaller same price u can get 958 sqft, i think the 100 sqft is where the yard gone

No perfect project in this area , each competitor come with 1 major down side, i think thats y price similar, else straight chiong too 800-1000 psf

Tower C 670 so cheap ? Yes their problem is layout and beside highway, but if 670 psf can consider since integrated township, at least walk down and out experience will be more atas

I just pass by this morning, looks ok, there is some construction on going at awan besar under bridge side from the junction, looks like they now make the drain better

Judging from the launch speed , flora 2 might only be completed end of 2028-2030 onwards, that is long long time after, current choice for the decent f&b is link2 , taman esplanade , pavilion 2 , sooner w city there should have their own community

The other way to look at this is u dont need to drive to get some food , good and bad la

Project in this area if you want flip and earn money in future abit hard, prob tropika twin arkz that street can.

It is harsh truth that 95% condo subsale will always cheaper with the build speed nowadays without proper township/surrounding planning, you need to compare by build quality, facility, feature, density those, and for ownstay purpose u willing to pay or not.

For investment not really a good buy , this area still tagging with lrt play(because this area only got lrt) , while most investment projects is already tagging mrt3 play

Alot buyer interested … its like that, younger SA maybe better , flora 2 completed might be 4 years after flora complete, so walking distance decent area dont hope much, if u can settle with food delivery service, or u need always go taman esplanade, link, pavilion 2 area , or jam to kinrara giant area, yeap one of the down side.
