QUOTE(This is a Lamp @ Sep 23 2024, 04:01 PM) Regarding the location, I live just down the road (beside LRT Awan Besar, past Rosewoodz), quite familiar with going in and out in the area. It does get jam mainly at the traffic light leading out to the highway; but since I'm so used to it, it doesn't bother much, plus the walk to LRT convenience is a big plus for me. The accessibility is quite good as that highway exit connects to most big highways. Noise generally comes from the highway; traffic, rempits at 3am, but since I'm in office (middle of KL) most of the time then not a big issue. I think the upcoming Kingzwoodz will increase the traffic flow at the main road; that whole stretch is full of Condominiums. Phase 2 is blocking lrt muhhibah and ppr side, , if you blok A type A , you forever need facing the light industrial area, what good is , with industrial area and right side is landed, you almost have unblock view for quite long time , if you stay high enough shouldnt be an issueComing back to Flora, I bought a unit here (Type A1), I did consider the microlocation basing on the above. The proximity to Pavilion Bukit Jalil is just so close which is good. The light industry isn't really noisy IMO, and Sunway is planning to demolish the showroom and put Phase 2 (Commercial lots) which will block out the light industry hopefully (well this is what the developer told me). My unit is facing the water tank though, but to be honest that doesn't bother me much; I'm facing away from most of the potential traffic/LRT/PPR noise coming from the other side, in exchange for a water tank, ground floor park view and low density housing. No highway noise as well, I predict that is. Just happy to have a decent house now. The proposed covered walkaway to LRT Muhibbah would be awesome; but I wonder how they are going to implement it with the PPR and surrounding infrastructure. Cons will be the view is facing puchong and evening sun haha |

QUOTE(darren_yuri @ Dec 17 2024, 10:03 AM) At least they did their very best to provide convenience to the surrounding residents as well. Once completed is dbkl job to maintain alreadyThe walk between Sunway Flora and the LRT is somewhat distant, with some level of gradient. But I hope the pedestrian walkway still got light in the night time la. darren_yuri liked this post

QUOTE(jimcocobean @ Dec 19 2024, 06:27 PM) Actually they can, based on my experience at another area “Lanai Residence”(RumahWIP) project next to Bukit Jalil Stadium. Useless one la, they will park back after sometimes, if potential buyer want to use the road to kesas and other places daily in peak hour , suggest you to look for other places , if not ur life will sufferIf enough residents report with supporting photos to DBKL on the area, they will start to saman. Of course one can choose not to pay the saman la that we can’t control. But I’ve seen police also got go saman at the area (Lanai). So it’s a matter of surrounding residents report and make noise or not. But ultimately also need to consider the low cost area memang got no place to park, so it will be recurring problem regardless. |

QUOTE(darren_yuri @ Feb 18 2025, 10:15 AM) Planning to do a second try on any leftover units in Flora. Flora still got alot unit available but think twice bro, unless u r confident ur salary will increase alot in near future else with the smallest unit 90% loan also need around 3.2-3.5k repayment + utils easily 4k per month Previously rejected due to bankers saying that I might not be able to secure a bank loan. Not to mention reno , basic one also will cost u around 50k darren_yuri liked this post

QUOTE(November11 @ Apr 4 2025, 08:49 AM) ![]() Learn this Flora1 EV infra information from SA during recent visit to the Flora2 showroom. Hopefully information is convey correctly 😬:- Total residence is 748 units. Parking allocated is 1,2 or 3 lots to each unit bought. Anyway, only 1 EV lot is allocated to each resident. That means a total of 748 units of EV charging lot in that building. Here is how the loading control works:- Maximum only HALF of 748 units is allowed to charge at once --> 374 units !! Maximum length of time is 4 hours (or 6 hours I forgot). After your charging time is finished, it will automatically terminate, and the "charging order" will go to the next in queue. This is a normal charging port. On top of your own charging pot, there are at least 2 fast charging ports at the ground floor visitors area. No EV infra mentioned in Flora2 product information. |
