Yes, the pros is the future tenant have plenty of access available. Straight go out to Bukit Jalil Highway, or they can go through BK1 to OKR, or go to KESAS. But do expect traffic jam all around

Correct, Rosewood already passed those PPR. But imagine this, once rosewood complete, there will be tons of car park on the roadside as well. So u can see line of cars from PPR straight to Bukit OUG Condo.

it’s really not a good experience driving through that area, with all the cars parking on the roadside. it’s gonna be EVEN massive jam, especially when there’s concert or football match (it’s already very jam when there are those events)

There’s already the Andes and Kinrara Residence on that side and with upcoming Residensi Wilayah as well + roadside gerai along the army camp

That true. The junction after LRT awan besar always jam especially during peak hour. Also, the traffic lights spoiled for some time, then cause terrible jam.
Bukit jalil highway will jam after Pavilion 2 if they are football match and concert

now already is
casa green z residence those park along the street all the way to rosewoodz
cuz the slope towards z residence and the rainz, previously all park roadside, but they put the tiang to stop ppl park there illegally

then make it even worse

but anyway the above said condo plus rosewoodz doesn't really bothered by ppr cuz they won't be passing by them to go to highway
ppr also won't park till rosewoodz there

Last time, there are some mosquito bicycles riding along way near muhibbah lrt station. Very dangerous. Now, not sure are they still riding over there.

I have to google what is mosquito bicycle biggrin.gif biggrin.gif

Anyway yeah, as mentioned above, very high risk place. In term of property, my rule of thumb is to stay far away from low cost flat or PPR. Some of it still ok, like the one at Seksyen 17, in front of Jaya one. But only that, the rest are shithole. So be very careful.

If got PPR nearby, then perhaps can study the impact by referring to The Capers and The Fennel at Sentul East especially in terms of capital appreciation~

Flora seems not directly in front PPR. Its quite a walk away and i dont think cars will park till flora.

Platinum OUG is the one directly in front PPR

Still, beside industrial area of kinrara , either way to kinrara or to bukit jalil still some distance to a proper commercial area

Not sure about bump, but they enjoyed it because got slope.
Heard Sunway Flora is selling higher price. Surrounding selling Rm6xx per sq ft. Sunway worth for Rm7xx per sq ft at that area?

that's exactly the point, imho if Sunway get it at 600psf still Okay, make it affordable with the address of bukit jalil. the surrounding wise, really hard for Sunway to change much

My 0.03 cents view, for the price of around 750psf, I would look at subsale landed in Bandar Kinrara.

This is more so for the larger size unit that is touching 1 mil mark. Landed definitely an option worth considering at that price point. Maybe less freebies or high upfront but think it is more worth it.

Just my lousy 0.03 cents view ...ya
