All in all, i feel like the cons for this project are not ultimate deal breaker for me. However would like to seek for more opnions before commiting to this project.

I think this project pros and cons is very significant, everything outside is cons, no walking distance to any amenities , surrounding condition not pleasant

Everything inside is practical, see you will cherish your time more in the project itself or you always need to travel outside...

Like me just work from home most of the time and order food delivery , so surrounding and travel is my lower priority when consider the project

The road experience to giant kinrara side is not pleasant , need pass thru kuil and factory area with a super long traffic light and u-turn, but is cheaper grocer option you can get. And got alot food option nearby also with free parking

I went tropica jaya grocer recently as well, overall experience is good but parking is rm3 start, jaya grocer target middle - high income.

If go food merchant even worse , whether is pav bj / wcity oug one, you cant find a vege that is below rm 5 , itu banyak high kelas , not suitable for daily / weekly grocer , at least for me.


I think this project will be perfect if they turn the kinrara traffic light can be u-turn directly back to bukit jalil highway. There is lack of u-turn place after pass taman ltat , which prolong the driving experience alot

psf is not cheap for Bkt Jalil area but it's a good developer.

He is part of group buy , of course bbb , group buy perspective is diff, as long as good project gimmick + first phase from established developer, chance of buy and flip is high.

Haha this one not for me to judge, group buy do exist in the market and we cant deny that they buying cheaper than normal citizen, its unfair but this is life, whether is a good deal or not, only god knows, depends on how the person leverage the risk

I think this project got apply for the gov 1st home buyer program, not sure is free stamp duty or mot, the lawyer got ask me if i am first home buyer just recently

Define cheap / exp … i think diff price range target different buyers,
U got sub 500k for platinum oug and puncak jalil side, u also got 1k psf for jalan jalil perkasa 1 side …

Which part of kl will be very cheap ? I cant think of any , even north kiara , kepong price is up too , cheras is around these price range as well.

More like which area you used to it and you choose to settle down
