This is seperated from Desa Satumas rumahwip. Over there i think got 7 blocks actually. Price at 230k. 850sqft and with condo facilities.

This project only got 1 block of rumahwip. Expecting no access to the facility. Size 800sqft and priced at 198k. My guess only.

-Accessibility is great at Taman Desa
-Lowest per square (RM 430-450) among Tmn Desa, Kuchai, Sri Petaling, Old Klang Road, and Pantai Dalam.
-Not too high dense: 3.8 acres of land with total 1200+ units
-2 parking lots
-MRT station (Bandar Malaysia South) is just few mins driving


Con
-Waste treatment pool is nearby (stay tune for my site visit survey, to check got smell or not)
-Generally, only 1 unit layout available (920 sf)
-Some people don't like the high tension cable nearby
-No zero down payment scheme


Conclusion
With around RM 1700 monthly installment, for live at Taman Desa, the price is definitely justified.

Depends on how one looks at it.

For me, personally, I'd much prefer if it is walkable to the nearest public transport instead of having to drive there and park at its Park N'Ride or a nearby carpark and pay its fee on top of the commuting fares on the usual workday. I'm doing this right now from my current place in Taman Seputeh, but once I move in to a project close to the MRT station in a few years time, I don't have to worry about where to park my car anymore and spend extra just to park at those carparks.

But different people have different requirements. Some don't mind this pattern because they need to fetch their kids from the nearby daycare after work or spouse, etc.

Many reported the smell is from the ajinomoto factory, near lily apartment. But The Star reported that they are already planning to move the factory to another new site.
Plus, but I'm not too sure, but I remember reading somewhere in lowyat forum that the oxidation pool was bought by Pavilion Group or something.

Based on MRT 3 earlier planning, Taman Desa will have MRT station itself but the location remain unknown.

The only available big land is at the Desa Sentral, correct me if I'm wrong smile.gif

Bandar Malaysia is confirmed to be revived. In that article, Tun M even noted that he's open to the HSR's location within the Bandar Malaysia development.

And if you look at the MRT's page on the SSP Line, both Bandar Malaysia stations are still there. I recall that this gov't made a U-turn on it after announcing that Bandar Malaysia is postponed/cancelled.

When I looked at the SSP Line alignment, it seems to cut through the edge of Tmn Desa, close to the ex-Desa Water Park land that AK is developing. Wondered why MRT Corp didn't want to put a station there as it will greatly benefit the folks staying in the latter project and Taman Desa itself. hmm.gif

Visited the show gallery this weekend, which is the same one for Axon Bkt Bintang, located next to Desa Satumas. Very nice gallery..
According to agent, Hipster is expected to launch in Nov this year, now is pre-launch. Booking fee is RM10k, which is fully refunded if loan reject.
All units with 2 car park, mostly side-by-side but some are tandem (lower floors). There will be 11 floors of parking, out of 45 storeys (entire block).
Apparently Rumawip component (Block A) will not have access to the facilities and will even have separate entrance to parking.
Maintenance fee 0.33 psf inclusive of sinking fund.
Around 14 units per floor served by 4 lifts in each block. One block 450 units.
Price starts from RM388k (after 5% rebate) and then +1k for every floor higher, price also higher if facing lake.

The project name is so weird though..

I passed by and is really smelly..after u drove there, unwind ur window you Will straight able to smell the nice aroma...windy time will be even nicer...Htc is just a big eye sore there..

So think twice man...

The hipster land is part of desa satumas rumahwip previously, but AK connection strong, able to convert 2 bebas block to sell.

+ 1.2k residensi wilayah desa satumas 230k waiting to rent out.
That y so low price selling.

I would suggest people go to the site experience the nice aroma before you buy. The psf is attractive though.

I'm found that your info in here was outdated and misleading by wrong plot of land been mentioned.

1. Lot 58431 been changed to Lot 52960.

2. From the new Lot number 52960, there are no new application or amendment from developer. Master plan of development or building plan may be changed.

3. This plot of land was wrong, this is the location of another medium-end project from AK.
The development of Desa Satumas and Hipster are located at South of the lake.
But your provided info is at the North, which is near to Bdr Malaysia and Desa Green.
