Cons :

Nearby are high quality and standard shop/restaurant mean expensive for me.

There's an existing bus passing by that area to MRT Mutiara Damansara station if I'm not mistaken. T810.

Ouch, when i saw shuttle bus, for me, shuttle bus defined as:
A bus that travels between specific two points, which is normally more efficient and frequent. (Some is free shuttle bus).
Eg:
1)Certain shopping mall- Certain MRT/LRT.etc
2)KL Sentral- KLIA

I know about bus route, i am property agent selling these projects too, D'Quince, D'Vervain, D'Cosmos...
(Not actively, but did sold few)

We should call this "Feeder Bus", if you get what i mean. Yes, its T810, you are right.
Especially as an agent, i usually provide specific or accurate info to prevent any "misleading"(even little), client's benefit at my utmost care, and we selling for developer right, certain degrees of "sales representative"
For those buyers who might need to know clearer about bus from D', i attached images as below, correct me if i am wrong.

From D', you can walk to existing bus stop (about 400m)/4-5mins, along the Jalan PJU 8/8, near to junction, to take T810 "Feeder Bus", fare.etc, refer:

Please expected up to 27mins+, however if the bus on time(not late), from the bus station to the MRT Mutiara Damansara(Pintu B), the bus passby/has 5 stops, which is taking about 7mins onward, please expect more time than it.

i donno him, but the whole contains he wrote, either he is poor knowledge or he is a poor client "mislead" by the agent or he misinterpreted the agent words.

from sentences, the feel he expressed is like "shuttle bus" so convenient.
The truth is 5mins+27mins(including not punctual bus time) + MRT +??

I donno where he work in KL, but morning lets assume travel time 75mins, back time 150mins+, seem like his tolerant level on times used is quite high.

half commercial half residential: the term used here...seriously i don think i need further explain here, a lot sifu here.

Utility yes, only electric so far could be converted to residential rate under HDA titled.
But, following will be still commercial rate:

1) Quit rent/cukai tanah (2020 will implement parcel rent: cukai petak)
2) Assessment/cukai pintu
3) Syabas (please take note on 2020 March onward, the water subsidy 20m2 is only valid for household income <Rm4,000), dont forget that the SYABAS will charge higher min cover charge on commercial too, which is up to Rm36 max.)

Above items might not be really huge higher than residential rate, but i think any client should alert, instead of years after blaming (if the agent never mentioned?)

Other his comments idc, lol, its suggestive.
but just add on one info, across the damansara perdana, theres a lot economic foods choices.

Btw for cheap food option, just accross the LDP (can access from Dquince via underpass), is Kampung Sg Penchala, where got a lot of Malay and Indonesian warung/tomyam restaurant.

you welcome. I like Malay foods, D' is surrounded by so many amenities.
The project location is really convenient, yet high potential development by reputed developer.
Somemore PJ address (KL Fringe), with such reasonable-low price per sqft...

Missed this opportunity, might regret the rest of the life. innocent.gif

you believe or not not my concern, i just told what i know.

But i just being informative, u may refer recent above reply of mine regarding "shuttle bus" or i usually call it "feeder bus" which i think its more accurate.
Its very helpful information like you say its an extra option for those who going to stay the project area. But i tend to provide info which is more in detailed way.

Yes, not your concern of i believe or not for sure. Fyi, i not being sarcastic on you for my previous reply, just a good intention of mine as a friendly reminder to prevent buyer having any disappointment in future due to having miss understanding on there is "shuttle bus".
