I'm a property agent, although not actively selling this product at the moment.

Up of my understanding, APDL is not obtained yet.
But i guess everything should be in order, in the midst to EXCO meeting.
Let assume relevant "Kelulusan" obtained, after KM/DO or something, then can get developer license lo, and follow by advertising permit.

Just wait another 15-30 days, for those who never booking a unit yet, by time if need my service...(U can found my contact *at signature)

Why I dont see any discussion to compare between 550sq ft d quince vs 700 sq ft subsale empire damansara? Both rm300k.

550 sq ft d quince is under affordable home scheme, so for a start I doubt the facade will look as nice as Empire damansara.

550sq ft D Quince is located in the same building and share the same facilities as the non affordable scheme units, or at least that is what I've been told and price is 270K

Empire Damansara is soho and come with retail components below. D Quince is serviced apartment but for residential usage. Both are different products therefore not apple to apple comparison.

I don't think anyone has signed the SPA yet since it is rumoured that the APDL is still pending. The furthest stage should be just signing the Offer Letter by the bank. On the other hand, I will drop my number in your inbox.

Affordable price for 550sqft
Financial back up through BNM Affordable Home Scheme if you fits the category
It is really comfortable if you're single or living with another person. Pretty spacey [for me]. I like the unit arrangement as well
Room space falls in the middle for me. Not that big but not that small
Good background from the developer. Their properties look nice as well
Located in Damansara Perdana. Nearby Damansara area which is a plus for me
Future development for ease of convenience and to become an attractive area. I decided to trust them on this giving their track records

Cons
Flora Damansara
Far from MRT station. I hate driving into KL so hoping there will be a shuttle bus connection in the future

I could only think of the cons for those 2 reasons for now. The agent told me that the distance is about 104 metre from Flora and it is about 1 football size field. She informed me that they will be no road connecting these two areas though I doubt that a bit. Really?

Overall, it is a pretty good property for me given my income and the location. They even have a unit which is back up by the BNM Affordable Home Scheme which helps a lot. This is a commercial property under HDA so we could get residential rates for (some?) of the utilities as well. The presentation, property and the developer appeal to me as well. Given the developer track record, it does not look to be a cheapskate kind of property I think. Haha. So yeah, it feels like I get lucky to even got 1 unit in the last minute given all the property attributes.

Just waiting patiently for the LPHS approval and the SPA signage. It should be in the middle of next year and the work is only gonna start in Q4 2020. So still a long way to until the project will be completed. Another 3-4 years ish. I am pumped up to start the savings for that tongue.gif

Many buyers have already signed the SPA while waiting for APDL.

The reason for the hold up is due to subdivision of the land and waiting for EXCO meeting to finalise.

This is Half commercial & residential Property, so you still can apply for resident rate for utilities. thumbup.gif

No hawker stalls but there will be shop/cafeteria. i wonder will Ramly burger "parking" there tongue.gif

Nearby are high quality and standard shop/restaurant mean expensive for me.

I see. Just signed the Offer Letter from the Bank yesterday. Went late to see the property just 2 weeks before.
Might be or not be soon for me as well.

From what my agent told me, I got a feeling that there will be no kind of "cheapskate" thing coming in here. She mentioned that they're gonna control who's renting the commercial unit so you probably won't see any Speedmart kind of shop down there.

I don't mind not having the things that you listed since it makes the property more attractive to me. Just because it is affordable does not mean that the developer is gonna deliver less in terms of quality and environment [that's how the agent marketed it to me so we will see but feeling positive given their track records]. I am happy that I could have a property which is affordable and is attractive as well.

You're not gonna be having the same salary in another 4 years right? So maybe you could afford the things that you listed after all tongue.gif

those ‘cheapskate" stuff can be found on flora or further a bit, just need to walk or a bike might help:P
Agent said before they will control the quality so wont be any lousy shop here. They will make it like another Bangsar south so i hope there is Family Mart like Bangsar south.

only small portion of ED is SOHO. Majority of them are office suites disguised as apartments under 400sq.

agreed, not apple to apple comparison. in a way, maybe no need to worry abt ED bcos by the time the D series completed, ED might not be human inhabitant certified.

I am immune to the sound coming from the speaker since the place that I am living now is nearby a surau as well. I will not wake up during the morning call of prayer. As for the congestion on Friday, won't be at home to witness it unless it's a public holiday.

Ramly i think just need a small walk to flora area...maybe you can see it.

i just bought a new washing machine.....need to get a dryer.
need extra budget to "block" sound from "outside" since mosque are there.
