After seeing so many positive notes on this project, I went over to check it out lately,
below are my points of view, you don't have to agree, but good luck:
1)The direct link from LDP are at proposed stage, it may happen or not, or may be many years later
2)The whole blocks of offices, hotels, condo etc are also at proposed stage, again, will it happen? how soon?
eg. the proposed covered walk link from LRT Sentul to KTM Sentul proposed by YTL more than
10 years ago is still no sign.
3)I asked how do I go from the D'Q to Kepong, SA said, go back to the current DP tunnel area and make a u turn?
4)except for the LPHS 270K, which come with restrictions, the others are not as price competitive compared
with surrounding areas.

In Summary, price other than the LPHS, is not competitive, most of the things are proposed or
artist impression not in construction and not in SnP, the access to D'Q is not as easy.

the only consolations are

1. exsim is not empire
2. this is a 7x acres (or was it 4x acres?) project and exsim wouldn't be that gangho to complete the entire project at once like Empire
3. just with any other bigger size development, it goes by phases. Do you know DPC will be as well received as of today compared to 15 years ago? Many roads connecting to DPc are still not opened as of today.
4. Esxim is smart. They launched affordable housing 1st, get people to move it, wong the place up and slower go for price push inflation strategy.

if you go with expensive and higher end products first, the only is to go further up, which is risky. Like KL Lake North project by CC.....

Regarding point 4, can you share other projects in surrounding areas that is similar price (900-1000 sqft) as this one?

high end products are defined by price per sq and not by size....

where did you get the idea from that size plays a role in determination if a product is high end or low end?????

if new house play an important factor in your selection, then your criteria will be different.

btw, BU first housing was started in 1991/1992.

come on la brother, i am not sure how can you come with such a conclusion by comparing other development with the empire city project, with "another 27 years" ... lol
with or without those "proposed development" their price is very competitive in pj damansara already, how can u take pelangi utama subsales to compare.
upon completion, will u opt for new condo or subsales more than 20 years with same price?

With this price tag for own stay is very good buy, but I still can't make decision as I buy for investment and future own stay....

Went to the show room talk talk and register my details i think early last month.
Last week my number got call from so many agents asking if I want to rent or sell the unit what ???
