Actually, if we compare the yield of AXREIT now with last year, the yield is actually lower.
Last year they had 9 properties up to H1, this year they have 17 up to H1.
If we take the yield on their asset for this year and compare with last year, it is lower hmm.gif

Hmm, based on my feelings, IF Anwar were to seize power, then we might see HUGE selloff as the current Government has quite substantial holdings in REITs as well. Please correct me if I am wrong smile.gif

Well, I don't know how Anwar is going to handle this. A lot of projects under the 9MP might be stopped causing prices of building materials to dip, thus causing fear on property play. This is my assumption though, and I might be wrong smile.gif

Now probably is not a good time to buy REITs yet. There are reasons why people are selling down on them, mostly due to recession fears. If global recession really steps in, then only I will start accumulating REITs.

AXREIT is the one which owns one of Tesco's stores (if I remember correctly). There is no REIT company owning Tesco as a whole, but AXREIT is only owning the "property" which Tesco rents.

AXREIT price should drop to its usual RM1.2x after ex. It is wise to sell within these few days before the ex to realise some profit. Can buy back when it hits back RM1.2x smile.gif

Oh, a big drop in AXREIT smells opportunity. Those who heeded my advice should be able to rebuy again at around RM1.20 next 2-3 days smile.gif REIT plays is good at the moment.

Nestle going to vacate the factory or just stop production for 60 days? If they just stop production, I don't think it will affect AXREIT's earnings as they will still have to pay the rental.

Bro, I'm with you on this. Well, I thought of waiting for AXREIT to hit around 1.24 then, but too bad it rebounded at 1.26. Now, I may just buy it when it hits 1.27 or lower, but patience is a virtue. I still have to wait a few more days since the price has been steady at 1.28 for 3 days yawn.gif

Why wait for the good news? Even if the yield falls to 7%, it's still much better than FD. When it rebounds after they successfully found a new tenant, then you will be earning a lot more due to appreciation.

You must understand that residential properties have higher risk of defaulters. When a tenant defaults, then you lose your income. This is happening very commonly. Also, residential properties have lower yields than commercial properties, not to mention that office buildings appreciate very fast if you are in the right area.
