About the renovation, you can choose either to put the wire inside or outside. But of course if inside, they have to break the wall a bit to put all wires in and seal it back and it is costly rather than you put outside (cheaper). But don't worry, they will put the wire in a casing (attach to the wall) so you can't really see the wiring smile.gif.

Hello mog11 - welcome tothe club!

Actually this is what was explained by the agent to me. Initially they wanted to build a block of apartment near the PH I, but then the idea was scraped off due to some reason and they came up with an additional row. Initially, we wanted to purchase a unit from that additional row, but since its facing the high tension cable, we decided not to and settled for PH III instead.

Have you signed the S&P?

You need to wait say about 2 weeks to collect your stamped S&P. After that, you can submit to the EPF if you intend to withdraw from your second account.

Hi mog,

Have you got your S&P stamped..... you can only submit the necessary to the EPF once you have the S&P stamped. They said you'll get it within 21 days but if all the documents in order, you can get very early.... mine i got it within 10 working days i think, sorry i can't remember lah. Is this joint withdrawal or individual?

check out the KWSP website and you can print the form 9C i think, they will actually explain to you how to fill up the form and what required.

Hello everybody........ the Forum has been very quite lately.

Any news for Phase III anyone. I did not receive any bank statement so far?

Oh ya, just to share with you. I went to view Sin Heap Lee's (SHL) project in Bandar Sungai Long last weekend. The cheapest unit is selling at 216K, 18X65......can park two cars side by side in front the house and fully tiles. It's the brick house (English style) Just for you infor lah, if your friends looking for house, you guys can suggest.... but having said that, the area is too clustered lah... tooooo many houses.

Still prefer Aman Siara lah.... hehehe! biggrin.gif

Also, anybody familiar with Selayang area. Am planning to move in somewhere Aman Siara this Nov, if Phase I ready by them, maybe rent from PhI until PhIII is ready lah... ;o)

15. Selangor Bans New Projects On Highlands
The Selangor government will not entertain new applications for development projects involving highland areas, Menteri Besar Tan Sri Abdul Khalid Ibrahim says. Those which had been approved by the previous administration, about 140 projects, were allowed to continue, he told reporters after chairing the state executive council meeting here Wednesday. He said the policy was aimed at preserving the environment and to avoid disturbance to water catchment areas. It would also keep the mountains green as a tourist attraction, he added.

Hi Sagad,

I don't know if we are at the same row. Mine is at unit 197A, Phase III (Level 1). I receive the letters from the developer that the bank is going to release 10% for piling and few days later, another letter OCBC to pay them ------> RM20.98.

I know its very irritating to do the running around plus the waiting all because of their mistake of getting that one digit wrong!!! but are they going to ask you to pay late payment interest?

Same, bought the same row as yours and received 2nd 10% progress letter. Not sure about the early completion - hey, the thought of it can make me biggrin.gif

About your friend's dilemma, I don't think its fair for her to pay the interest for the full drawdown when the project is only into 20%. Did she check her loan agreement? Banks will also try to minimize the risk and that is why they are releasing fund stage by stage, not one shot. As you said, in case any prob with the project, the bank & the buyer don't run into high liability. Ask your friend to bring the agreement and see the effect of being a 'drama queen'.

I took up with OCBC and yes, they did tell that if we want to start paying the principal amount, we can inform the bank and of course, they will welcome you with open arms! Yes whatever you sign is what you have (for the next 30 years or so) in case you want to dispute anything - that's why my bf and I highlighted the clause which says, watever amount you withdraw from EPF can only be used for prepayment and not capital payment. At first, they say no lah, its in the paper but normally we accept EPF withdrawal for capital payment. Then we told, either that clause is there or not at all cos 10 years down the line, I cannot quote your verbal explanation, the black & white will do the do's.

& thanks for your info on rental!!! I thought apposite AmanSiara (yellowishorangy) is Andari Villa? But I'm still curious about Templer Hills la, its very pricey lahhh!!! near Rawang dy! Still cannot digest the fact..... ;o)

am just curious, i thought the construction starts from top to front. The structure at the back with many square pillars looks like the structure for new row, in my opinion lah!!!
