Hi,

i called the management office the other day, one of the staff --ms. Tracy told me that the cable is near to club house area, far from phase 3.

hie there. i wish to get a property at aman siara. This is my first property and would like to gather opinion from fellow aman siarers on getting a property here. Would it be a good buy ? is the developer trustworthy ? the location ? i like the surrounding as it's on a hilly area and i saw a partly completed house and it looks pretty impressive. I wish to get some honest opinion from all of you to help make my decision. Thanks guys !

Dear Ramjit,

I recently purchased one unit at aman siara, I like the place and it was within my budget. The design concept is quite good and unique.

Things that need to be considered is the location. I feel that the jam to KL is quite bad in the morning, however, the road upgrading will help easy a little of the jam.

Also since it's a town house, parking will be a problem if you have more that one car. The unit i purchase has a 6m porch, i can only park one car and close the gate as the average length of a car is about 4m. i can park another car behind the 1st, however i cannot park outside like a terrace house as my neighbour will be parking beside me. i forsee some congestion in the neighbourhood as i believe almost everyone will have 2 cars.

The other thing that you would want to consider high tension wires especially if your unit is towards the north boundry. The unit that i purchase has the back facing the high tension wires. I belief the distance is less than 100m from our unit. My wife and i don't really bother about the electro magnetic wave however, it might affect the property value should we decide to sell. It terms of health, no research has proven that it causes cancer or other ailments. Further more, living in todays world we are practical surrounded by electro magnetic waves. Below is the picture of the site under construction, the retaining wall you see infront is where the club house is to be built. The high tension tower is under construction.

Hie ramjit! I bought phase II. Below is why I considered amansiara:

- comparatively cheap "landed" property
- close to nature
- one of the very few townhouse with own staircase for upper floors (NO elevator, means no need worry it broke down/vandalised). I myself don't like staircases . That's why I settle for ground floor.
- its elevated... hopefully can enjoy coolness along the greenery.


Cons
- hopefully the elevated hill won't be too high. Just worried about wearing off my humble car going up/down the hill to work everyday
- Jam in trunk road from rawang. I've seen many big lorries plying this route, "slowly" negotiating the hill to/from rawang.
- Not so close to the malls. The "Fajar" mall they highlite in the brochure is redundant, its a dying supermarket.



For me, I wanted a quiet place to settle down after a hard days work. So having my home in such greenery and hill outweights the cons. And don't worry about being "lonely". I see further on towards rawang... many semi-D's and bungalows popping up like mushrooms.


I think in terms of design, phase III is so damn modern compared to previous phases. If you think like I do above, o go faster get a unit

Are you an agent for leadmont? I must say in terms of web presence, leadmont doesn't take the time to setup their website.Just visit leadmont.com.my and see all the "testing" pages for the website that is not yet deployed. I wish they will settle this soon and utilise their website to show their property for sale, and of course... the construction progress. Look at bayan villa (www.ikhlas.com.my). For a developer with web presence, does increase the level of trust and integrity in them.

I'm curious about the waterfall you mentioned. Does this mean only amansiara owners can have access to it, or its open for public? Can show the exact location of this "additional" gift?

The car porch on the right belongs to first floor unit, (notice the staircase going up)

Technically the area is NOT 22 x 80 or 75, but need to deduct (11 x 25 or 20) area which belongs to the upper unit.

something I notice in the model house. The developers always put smaller model car in relative to the actual model to give an impression that the house/car porch is wide and big. hehe.

Another wondering question, can I know how long for come to my office/! because my office is in Raja Chulan...

Another thing i am wondering, because there are four different family in the same block... Is it means all the family will have their own gate?!

If you use Jln Kuching then you have to start journey at about 7.30am - present time (assuming your work start at 9am).

You can always measure the length of Viva & Avanza then hop over to show house see which type can suit you.

If you come from KL, use Jln Kuching towards Rawang, go straight pass Selayang wholesale market. If you well verse in the area, there is a 'kolam air panas' beside the main road, the sale office is somewhere further down the road.
BTW, yes the showroom open on Sunday

I beg to differ. From proton official website, the length of an iswara is a bit more than 4 metres.

25 feet = 7.62 metres.

At least 2 more feet is needed to fit 2 iswaras.
