You can always refer to Alya sales team. I’m sure they’re more than happy to help.

Interestingly, TPC has stopped selling lifetime memberships outright. What they offer now is maximum 20 years term membership. In other words if one desires lifetime membership other than buying the East Residence, one must buy from secondary market but transfer fees alone is in the region of RM 60,000.

Meaning there isn't any confirmation in written form which can be debated later on if athg turns sour.

Btw not every1 needs golfing la. It's more like a want than a need.

I asked my friend who owns a unit there - the membership was sorted together upon signing of SPA. So I guess not much to worry there.

SDP have found it very difficult to sell their east residence inventory despite various marketing strategies and multiple attempts to reposition the product. It's been 5 years since the completion of the initial product, even the best sales men can't close the sale to both local or foreign buyers.

Some have concerns over the units that have been left vacant for so long. Others are concerned over the width, leasehold, road side parking when SDCC has events, price tag etc.

If you're going for own stay, perhaps talking to existing owners staying at East Residence can enlighten. Try asking how much they paid for their units back then

Betul juga. In this case kesian owners who bought when it was first launched if the developer decide to retain same price or give discounts for the leftover units. The capital appreciation almost zero then.

Are any of these occupied yet?

I won't buy one, not into a 3 storey house, not sure why anyone would want a 4 storey place and call it a villa.

Investment potential? CA probably a negative sum game. Rental? Won't be easy as the location is a bit off.

Yes when I went to visit my friend I saw quite a few occupied already both by locals and expats especially the row directly facing the golf course.

He said he was told 3 - 4 units were rented out at 17k - 18k monthly. I suppose the clubhouse within the compound makes up for the location.

Was also looking at East Residence but thought it didnt justify the price tag previously. However if they have really discounted it to sub-3m might be something to look at. Obviously there are many who claims that there are better options for RM3m but trust me, I've been looking around the area and there is simply not much better option per se. Many things that people consider "better" is just a preference and different in opinion.

Location : What's a "better" location than TPC - the better location is at most Bkt Damansara and Kiara Hills (which are both exceeding RM5m at moment). Plus TPC is basically next door so there is no premium location.

Layout : The courtyard villa may be a turn off with a slim design but how many of the people here has a terrace house that is 20" and you don't see them complaining. Sure it lacks the compound space of a Semi-D and bungalow but any semi-d and bungalow around this area is at least RM4m. (I will reserve judgement on the layout once I viewed them personally)

Amnities : One thing that may turn me off is the maintenance fee. At 40c/5ksft for the CV thats about 2k/mth that translates to 24k a year - Heavy investment needed.

Will personally visit the Alya team to look at the place. If they could do 2.6m-2.8m will most likely be interested (plus the Golf Membership)

Thanks, first time am hearing this. Where did you hear about this? They always have big tournaments like PGA and CIMB Classic here so this is very surprising. Always here good things about TPC from avid golfers..

Friends told me. Same w awana golf course. Friends said need to take a dozen golf balls just to play one round.

Sorry is this golf course different from the army golf course???
I was meant to refer to the army golf course. Not sure if there are two golf courses there.....

I stopped golf long time already. I thought cimb classic always held at saujana golf course, no?

Used frequently to describe TPC, Sembawang and Kuala Kubu Bharu.

I tried google but cannot find the term commando golf course leh....dont think its international term
