In terms of pricing for this segment, I agree the price is reasonable. If I may, I would compare this with the Golf Villas by Tropicana launched about 5 years ago. Both LH, both golf view with one distinct difference this is in KL where as that’s PJ.

So in terms of capital appreciation this is a no brainer and I think Alya still has potential for growth. Last phase of development slated around 2025 iirc. I think most of the East Residence are owner occupiers which means supply in the rental market is low. Expats love being in such green environments especially with its own clubhouse facilities without having to drive to TPC.

Let’s assume you go in at 2.9m, and you decide to rent out. A quick check at iProperty indicated rental is around RM 15,000 monthly. That’s a gross return of about 6% per annum which is very decent for landed property in prime location.

I have been to a friend’s unit there, the view from his living room is 😍😍😍. Security is tight too and they will actually escort you to the unit. The clubhouse has an AV room which he sometimes use to host us guys when there’s major football match. Overall, a very nice environment and I wouldn’t mind making it my home for sure!

I asked my friend who owns a unit there - the membership was sorted together upon signing of SPA. So I guess not much to worry there.

Betul juga. In this case kesian owners who bought when it was first launched if the developer decide to retain same price or give discounts for the leftover units. The capital appreciation almost zero then.

Yes when I went to visit my friend I saw quite a few occupied already both by locals and expats especially the row directly facing the golf course.

He said he was told 3 - 4 units were rented out at 17k - 18k monthly. I suppose the clubhouse within the compound makes up for the location.

Thanks, first time am hearing this. Where did you hear about this? They always have big tournaments like PGA and CIMB Classic here so this is very surprising. Always here good things about TPC from avid golfers..

VP was late 2016. So to say it’s been there for 5 years and very slow to move is inaccurate to say the least. The developer didn’t open all blocks for sale one go. Started
with one block facing the fairway and two middle row blocks. Then they slowly opened the other two fairway facing blocks and the last middle block. The three blocks at the back (last row closest to sdcc) were held back until recently for enbloc purchase.

Since the recent changes in the price, can see agents aggressively marketing the development on iProperty. At least 5 units were sold in 2019 itself. Not bad considering the entry level is almost 3m after discount. A few of these Courtyard Villas are even cheaper than the fully sold out 3 storey townhouses (upper units) after discount.

I went to visit my friend who lives in East Residence. He confirmed vacant posessession was late 2016. Two years right before were spent changing the facade (Top tier firm GDP Architects was commissioned for this task).

I could see a few agents bringing their prospects for viewing. I asked why the sudden hype? She said in this area where can get landed property gated and guarded in golf course with membership for less than RM 700 psf. This is her second sale in two weeks.

I can confirm that East Residenxe is the only “landed” and very low density development in the Alya TPC residential development masterplan. All 7 other parcels will be serviced apartments / condos.

Parcel J (near guardhouse at the TTDI end of TPC and close to the entrance of Kiara Trail) launching Q12020 will be interesting. Serviced residences, units about 1500 - 2500 sf expected to sell around 1200psf.

Just came back, but the talk lasted for only an hour and the rest was viewing back to back by the sales team. Didn’t come with appointment so had to queue.

They sold 3 units today as of 4pm. Cheapest courtyard villas below 3m all gone!

This is not sales rep from developer.

Buy direct from developer and you can try bargain the commission they pay to the agents (2 to 4%) towards your discount. Save more money 😁

I think if you have further enquiry best to enquire directly from the developer +60186606560 or +601116659690. They know best rather than agents.

Sales have been brisk the past two months here that I was told only 30% left. Developer is very confident to sell the balance that soon they are no longer appointing agents to sell on their behalf. Only the developer’s own sales team will be selling. Not bad at all I’d say.
