 East Residence at KLGCC Resort, Courtyard Villas by Sime Darby in TPC

Hi all, SDP hosted appreciation dinner for approximately 100 pax of its prime platinum cardmembers. This was held at The International Sales Gallery at TPC. So, aside from the food fest and some entertainment, there were models of some of the developments they’re selling.
I thought the East Residence at Alya is pretty interesting. I believe this gated development with its own clubhouse for residents was completed a few years ago. 112 Courtyard Villas + 14 townhouses set in the East Course of TPC. Townhouses in late 2018 were all sold before launch snapped by those who have long registered. Built up area from 2400sf to 3900sf and went for 2.7m - 3.7m.

Anyway, now only the Courtyard Villas left. Four storey homes with own lift, most units can park four cars built up area from 4400 sf to 5400 sf which is quite easily bigger than most semi detached homes nowadays. There was a pricing adjustment done recently. It starts from RM 4.2m before discount. After minus the discounts came to RM 2.98m (floorplan attached) which works out to about RM 675 psf. Developments in surrounding areas like Damansara Heights, TTDI, Mont Kiara, Damansara Heights and even DPC are going above RM 1000 psf already. Comes with lifetime TPC membership too. Not withstanding the fact that it’s LH, the price is not bad. What do you guys think?

In terms of pricing for this segment, I agree the price is reasonable. If I may, I would compare this with the Golf Villas by Tropicana launched about 5 years ago. Both LH, both golf view with one distinct difference this is in KL where as that’s PJ.

So in terms of capital appreciation this is a no brainer and I think Alya still has potential for growth. Last phase of development slated around 2025 iirc. I think most of the East Residence are owner occupiers which means supply in the rental market is low. Expats love being in such green environments especially with its own clubhouse facilities without having to drive to TPC.

Let’s assume you go in at 2.9m, and you decide to rent out. A quick check at iProperty indicated rental is around RM 15,000 monthly. That’s a gross return of about 6% per annum which is very decent for landed property in prime location.

I have been to a friend’s unit there, the view from his living room is 😍😍😍. Security is tight too and they will actually escort you to the unit. The clubhouse has an AV room which he sometimes use to host us guys when there’s major football match. Overall, a very nice environment and I wouldn’t mind making it my home for sure!

unless you are earning USD and 1mil usd is piggy bank collection for you....

20' width is too narrow for furniture placement or to decorate it expansively to justify the price tag.

there are other better buy for 3mil......

There's some history to East Residence...
Ask them about the previous developer, how long this took to complete, date of completion, why still not sold after so long.

For those into reading financial statements, can look at how long this completed inventory has been sitting in their books (and even impaired)

That’s a good point. Would you mind to suggest anything within this price range in Damansara / Kiara area?

I’ve just checked in terms of developer it’s always been Sime Darby / SD Brunsfield even in its first incarnation as Turnberry Villas KLGCC. SD bought out Brunsfield later on. Admittedly facade was horrible then.

SD spent quite a bit to upgrade the clubhouse and common facilities and brought in GDP Architects to spruce the facade. Sales was slow apparently due to the very high price tag before (average RM 5 - 8m list price).

As a result, all 8 units of 5 storey Villas were converted to be 14 townhouses. Lower unit consists of lower ground and ground while upper units which are accessible by lift made of first, second and third floor.

Would you mind to share what you know about this development? 3m is a lot of money to be making the wrong decision I appreciate your input.

If you have 3mil to splurge am sure you can find out where is the better buy

Duta Nusantara how? Freehold semi d instead of villa. Bigger land and BU.. prime location near Publika. I simply suggest only ah...I am not very familiar with it

Yes agree with such high price tag house, 20’ is not acceptable.

Included. When otherwise, they will mention ‘TPC social membership’ as is the case in Senada Residence which means all facilities except golf. Previously gym also cannot but since January this year gym included.
