It is quite true that the location is the most central in Puchong. I mean if you look at Puchong solely.

not gonna compare this location to others but as my experience for access road The Pulse is way better. nod.gif

Not hard push... It's just happened the location really nice... Add on the top notch developer really a double big plus points.

Sorry to say that Hillcrest location itself already no match...

Done UGPM you. By the way, would really appreciate if anyone has detailed floor plan for type A/A1. Same like type B... with bed+wardrobe+kitchen area (not a bare plan) 🙏🏼

The Pulse's 1119 sq ft 720k should be mid floor unit before discounts. While HH's 1367 sq ft got 720k so low, or this is net price? I tot need min 760k net.

We cannot use gross price vs net price wor as comparison wor. HH was launched in 2018 vs The Pulse launched Tower A in 2020 during Covid.

if we use both units' same size 1,367 sq ft as comparison, if not mistaken top up only a bit can get The Pulse, at prime location. Tower B launched last year, price increased to average RM 820k mid floor.

So, you have more client buy HH or The Pulse?

Maybe sticker game? They sold quite well this year and surprisingly, all taken low floor towards up.

Bandar Puteri is Chinese community area, I doubt if got even 10 bumi buyers. Some developers keep the bumi units at low zone (low price resulted lower penalty) and resell later stage at increased price or they just leveraging the 5% bumi discounts from allocation and spread to all remaining Tower B units and sell whenever got buyers.

But, except that BRDB taken away the Signature Kitchen voucher, they never increase the price for unsold units.

of coz we cannot use gross price vs net price,HH now net is around 720k for 1367sqft if compare price with The pulse 1359sqft selling 800-850k...the pulse location is better than HH of coz and Hillcrest package lose a lot la...for my side 50/50 client like HH and the pulse tongue.gif

Me and my family member bought 2 units under LPHS. Bumi buyer here. Looking forward to see more bumi buyer to brighten the surau once VPed 😀
