I heard there may be a shuttle service to KL Sentral? Anyone heard about this?

Shuttle costs will eventually be borne by residents via maintenance fee. Not sure how sustainable that is

Addtl maintenance fee would be fine as the increased value and rental would almost surely be more than the addtl cost.

With electric buses in the pipeline, the could even turn out to be a manageable cost

U know right the status of sold/unsold is outdated.

More likely developer only submit after spa is signed. Number of stickers and spa could be different significantly .

Only if it's updated data. All these data are submitted by developers to KPKT. So it's still a biased data.

Why developer wants to under report data to kpkt?

Kpkt data is more trustworthy than given by developer and s.a.

Based on another property I bought before, I personally found TEDUH statistics from KPKT to be fairly accurate in reflecting actually sold/unsold units (beyond stickers game)

Maybe some developers update more frequent than others... but developers have incentive to update if they don't want to look bad so i don't know why some developers won't update..

This is a good tool. There was very limited transparency before on actual sales insights and it was contingent on SAs drumming up FOMO which is still very effective for the less street smart buyer.

Be humble and accept that others may be more experienced or learned than you. Weak demand for a project is just that.

Dude i am literally saying what you said... that there is no incentive for developers not to report (they actually have an incentive to report) as they will look bad otherwise (so if unsold, it's probably real as they can't fake the data)

Whole heartedly agree with you. I didn’t mean you per say as there are people who try to belittle these centralised tracking systems and believe some story from a SA.

I wholeheartedly agree with centralised tracking as well. Just that the current tracking is still dependent on developer submitting to KPKT. A better system would be from LHDN stamp office where the moment it is stamped, it'll be recorded.

And I'm not belittling iceman as well, just that he/she/they/them/non-binary has been spamming all threads. I didn't invest in solasta so it doesn't matter to me. Just sharing my 2 cents.

I don't buy because of fomo, I buy when I see value. So it doesn't matter whether 1 project sells well or sticker game. If it's fair value or good value, it'll sell well regardless.

Still this update is a step up with granular data for pricing on an individual unit basis which I actually found quite enthralling.

Gauging value for high rise in Malaysia is very difficult so at least discrepancies in demand and pricing are laid bare.

Any update on Solasta project. Before this plan to buy 1. But after go through this topic, got scared

I strongly suggest projects endorsed by guru especially those heavily endorsed.
