Please la you make it sound like he’s God’s gift to developers. He is a YouTuber. He’ll live and die by public perception. He’s just another chubby Chinese guy in specs (contacts now). Tonnes of people thrive without his opinion.

If the trust level dwindles then so does he. The cracks are showing already. His only saving grace is his matter of fact way of speaking. This is something not unique to him. If a chick in a low cut blouse with passable English goes around reviewing properties then she too becomes a sifu.

It’s quite subtle but he’s pretty much endorsing his employer’s other business. I do not hear any contrary views or cons of what happens if things go wrong. It’s all one sided like sales propaganda. Just treat him like any other SA or guru follower. He is rewarded by me viewing his content. If you decide to put him on a pedestal then that’s on you.

Iherng if you’re lurking around, I’d suggest a bit of brand management as you’re coming across as a common SA.

Well if we want to follow the lead of developed nations and follow their financial services rules (even SG does this) then financial loss from people saying silly things with proof becomes sueable.

Huh I won’t say he’s idolised or anything. Now if it’s Ms Pui Yi showing how spacious the bedroom is or how strong the shower water pressure is then that’s another thing.

He is a human being like any other.

Yea if it’s not selling well or overhang unit then hunt for the deal first before committing. Yea very sad to have this dual pricing because almost inevitably the initial buyers will have to Lelong or commit to holding onto a loss unless there’s some miraculous recovery.

Safe to say once you hear bulk purchase is involved then you really need to do your due diligence. If something is slow selling, what does that tell you? Efficient market theory (not full proof) leads the way and whilst is not the end word gives you something to consider - if it’s good it sells, if it doesn’t sell what does that mean? These are additional things to unpack.

It’s so sad that FOMO still works in an oversupplied market.

I know someone who bought here and I think it wasn’t even under the bulk purchase deal.

Guys if you’re gonna buy something please please buy well. Get it wrong and you can really stuff yourself up for a long period of time. You only get a few shots in your life unless you’re tremendously privileged. Don’t shoot yourself in the foot.

I think developer risk has been sidelined in purchase considerations as no one thinks of AMLA etc in purchase decisions but it’s going to be another factor to consider nowadays.

This is a good tool. There was very limited transparency before on actual sales insights and it was contingent on SAs drumming up FOMO which is still very effective for the less street smart buyer.

Be humble and accept that others may be more experienced or learned than you. Weak demand for a project is just that.

Still this update is a step up with granular data for pricing on an individual unit basis which I actually found quite enthralling.

Gauging value for high rise in Malaysia is very difficult so at least discrepancies in demand and pricing are laid bare.
