 How's the Akisama Group project?, Good or bad? can trust?

May I know about this company Akisama Group project?
I have visited they showroom about Razak City condo. But I don't know how can trust if after complete, the project.
Actually, I want to buy but found out they previous last project very bad finishing & common. Anyone know about this? blush.gif

Hmmm.. I think there are many worse projects out there.

Currently, it's one of the cheapest projects in KL. They been around for more than 30 years too.

Are you an agent perhaps who can't cari makan? ahaha brows.gif

Why not you just go to OUG parklane / Connaught Avenue to see for yourself... I won't touch their project after seeing oug parklane..

Everyone has their got own different taste and needs when choosing a place to stay. just becoz someone doesn't want to touch it doesn't mean it's bad.am staying in Oug Parklane for 4 years.not perfect,not much defects at my unit but suit for my budget and so far only complain is the visitors parking other than that, i have everything that i need from food,house amenities and clinics without me driving out. And if its really that bad, then someone should explain how come the occupancy rate here is almost 90%?But its really up you to choose.

How can that be middle up with such surroundings and facilities? And those top 4 bungalows are rather unique and odd at the same time as owners can actually build their own desired bungalow. Those bungalows are big, very big, for a highrise lol

I believe B28 is more "classy" than One Residence. Heck even J.Dupion does it

Can explain? My input: Surrounding? Haven't VP-ed but location close to LRT/future MRT2 Chan Sow Lin. 5 minutes drive to Ikea Cheras/Mytown and 10 minutes to Sunway Velocity. TRION/Damai Residence coming up. Albeit a bit of industry near CSL lah.

Facilities? All I can say is middle upper end.

Its not a bit, its flooded with factories. But then they're soon to be gone (seemingly and heard so) as most if not all are converting into automobile showrooms.

Facilities wise is not middle upper at all, nowhere near that. Fine example of middle upper range would be B28.

Does Akisama plan to build any covered walkway towards that CSL LRT/MRT2 interchange station from One Residences? The last time I was driving around there, I saw a small lorong connecting to Jln CSL which doesn't look that safe to walk on towards the latter.

I wonder if Binastra will do this for Trion, tho, considering that it is further away than the above project by 1km. I ever walked on its walkway and it took me 15 - 20 mins to reach the CSL station. Not to mention that there were some cars which park rampantly on it near one of the factories/warehouses. hmm.gif

it seem like now very hard to get a whole vacant house in parklane, all just rent out per room basis.
but still ,the rental is 1200-1300 for semi furniture.

I can’t share much
But seeing how the developer cut cost and reflect onto the house quality.
Makes the project looks like higher class low cost flats.

Looks nice on outside, but inside a lot of things starting to crack.

I think a lot of ppl who knows about Akisama is a developer with bad finishing. The thing they are just building affordable properties in KL. Is there any property around their project site cost below RM500psf? Comparing it with PR1MA, Selangorku, etc that you cannot sell or rent before 10 years which you are bonded to that property.

Sometimes ppl's expectations are too high about a developer. I just think we need to evaluate a developer. I personally think some lifestyle developments are great but are you paying for the facilities and landscaping or are you paying for the property you are staying in.

fair statement, akisama like to build high density,standard layouts, affordable, bad finishing, desent location service apartment.
you get what you pay for.

by the way, kuchai avenue is very nice, kind of regret didnt get a unit with RM300k subsales price last time.

It's very simple.

You did not get what you did not pay for.

In reality OUG Parklane isn't all that different from M Vertica and again it is the same stuff you don't get what you did not pay for.

In both these cases you get a good location which in itself cost money, the developer has to cut some corners elsewhere.

Personally I see it that they should be credited for delivering a home at that price at that location. Not that easy to pull off.

Actually I agree with woolei. Most who have been complaining about Parklane are the ones who are not staying in there and renting their units out. Those who are staying in there only complains about the traffic in the morning when driving into Jalan Puchong - Klang Lama. I have a few friends who are currently staying there happily.

That's just my opinion. I don't stay in Parklane.

Most people I know who bought at OUG Parklane are more than happy with the place as it met their expectation. Minor defects most expected it as they knew they were buying a box in the sky at a location where if the quality was any better it would be closer to RM500-600k, most also bought it with cashback and rebates, they are mostly a happy bunch as it made the difference between owning their own home for around RM1400 per month vs continuing to pay rent.

The ones who complain the most? Investors especially flippers and to a certain extent landlords, to whom I only have one thing to say, you only have yourself to blame.
