yeah, the exit/entry to denai alam is only to/from persiaran mahagoni i believe. Pretty useless for commute to PJ/KL.

Unless their brochure says there is a denai alam entrance and exit to dash towards KL/PJ, then you can take action. They didn't lie....just that they didn't tell you the whole truth...now you know why in court they say you have to tell the truth, the whole truth and nothing but the truth...

As expected. They priced in the increase in material costs and labour costs. This will be the benchmark going forward. No more cheaper housing in this area. We don't know what the future will hold but one thing for sure, prices go up, won't come down. If RM drop even more, lagi price increase. If that case, might be wiser to buy sub-sale from "motivated seller".

Yeah, i expected as much. I wanted to book Ilham2 then but had to wait for launch of stage 2 so I was prepared that I may not get one but just before the launch date, SA told me stage 1 got some cancellation/loan reject and SA helped me secure 1 cancelled unit.... SA told me to hurry decide because got waiting list... normally i don't believe, but heard in the past SD projects usually like that. So i didn't have to go through the online booking.

Went to the showroom, said I want to book, the  sales agent will go the website (there is a specific booking page which require access login) and agent will choose which unit you want from the map. Paid the booking fee but told agent i want change if there's a better unit suddenly available. Then agent provide me access to the booking page , they gave me access to EG5, EG4 and Hevea that time (you can request which ones you want). From there you can choose yourself which unit you want, login everyday to which unit suddenly become available due to cancellation. That's how i  cancelled my earlier booking and chose another unit.

Very easy actually.

I heard you can get tenants, no issue. But the rentals looks like won't even cover half of your instalment. So if you are prepared to top up every month above 1k then go ahead. I believe that the capital appreciation looks good being freehold landed and the design and planning of this township is excellent.

I think SDP's townhouses won't be cheap at all... land is running out in Elmina Gardens, 2nd last plot left. The last plot is close to the TNB rentice so if you wanna buy, get Ilham 3.

Usually, sub-sale prices will track the new launches by developer. As new launches only increase in price (nowadays due to increase in land costs, material costs, construction costs, labour costs etc.), sub sale price will rise in tandem. The exception will be "motivated sellers" who just want to get rid off the property or auction cases. So far, Elmina holds up pretty decently in this regard being freehold landed..

That is good news. I always assumed otherwise because of the demographic. However i hope the dog owners will be responsible to pick up the poo of their pets at the park.

I also have no idea unless the bosses and execs of the factories who will be located there stay at EG. Then it makes sense. But one thing no owners wants is to rent out to foreign workers who will cram in as many bodies as possible.
