buy clothes online sometimes can return if not fit properly and only costs max few hundred.... rumah costs 600k and above, to exit this investment not so easy cry.gif

Despite all the bad points and after a few months of surveying, I have come to the conclusion that Elmina is still the best buy in this Area (Puncak Alam). Yes, the price is premium for this area but it is freehold and the future amenities and township design beats everything else nearby plus it is the most accessible to GCE. Dash still helps but have to add like extra time to get to it. Buy this area for OWN stay... not for investment as rental and price appreciation will take time. Also the factor of Inflation (very real) once added will make the price lower over the years. Property prices will only go up... Just watch the difference between the previous launches and the future launches. Petrol price is sky high and will affect everything else, labour going up and up ... Ilham 2 prices still based on MCO launch prices and margin is high enough for SD to absorb. Next project, developers will have to price the materials at current sky high or even higher (3 years completion mah) prices... this is a strong factor to buy now.

Thanks. Was EG5 rebate under the HOC campaign? or irrespective of campaign, Dev standard rebate? Wonder if they still absorb stamp duty and legal fees. I understand other developers have reduced rebates for sales after the HOC period expired and no longer absorbing stamp duty... confused.gif

Hi guys and gals, can anyone share with me the best loan offer you got in terms of margin, tenure and interest rate for Ilham 2? Am currently applying for loan now. So far 2 banks called me and give different treatments...

Older phase always cheaper... Now prices for terrace house reached 980k for EG6 (b4 rebate). Soon will reach RM1 mil. Existing buyers will be happy. Those in the process of buying (like me) still thinking and thinking whether to commit upon loan approval... hmm.gif

This is my personal opinion, Green is a bit further away and I understand no direct link to GCE (right?). EV and Gardens much easier to go GCE and nearer to commercials (south side). BUT more plane noise

Ilham 1 still got units available? Or you booked sometime back? 1stly the timing will be of concern, if you want the property this year then stick with ilham 1, otherwise EG6 is only soft launching so expect the property to be completed in 2 to 3 years time. If you can wait, i think Ilham 2 still has limited units available and that will be ready in 3 years time. The location of Ilham is much better than EG6 IMHO. easy access to GCE and better access to DASH (though still a bit far) and nearer to lakeside mall and elmina commercials in the future.

Ya, i missed him by a few hours leh... Anyway, to do what he does ie., review property, you need to know people lah. Have connections with developers so he can go review and video without being harassed. This is part of the industry. As long as he is still able to give honest reviews, then ok lo.

Last night i took a drive to Elmina. I could smell some slight burning smell in the air. Is this common? Hope the residents can advise?

Auction kasi 10% discount off selling price is normal i believe... real problem is when you see many auction units in the same development and all prices jatuh like crazy... then you have to worry. So far i don't think any SDP projects have gone this way...l

When i went to the launching of Ilham 2, there was a healthy mixed crowd of many races. I also visited the Ilham 1 showhouses and when i went there, there were many chinese buyers as well and what i overheard was that they bought for own stay. I believe the ratio between bumi/non bumi is around 50/50 or 60/40 in elmina.

Commercials will be coming up soon. I told my wife, its a good time to buy there because if you bought way back when it was launched, there weren't any commercials there but if you buy now, 3 years later the lakeside mall and Temu would have been up and running for 2 years plus...

I considered canal city but the access to and fro has heavy traffic. I visited Rimbayu in the evening and was caught in the horrendous crawl in kesas....straight away cross off the list even though the houses were more affordable

According to the file ref no of the MBSA, the date seems to be 2022 so it is quite recent. Probably an amendment to the original plans. It is in the interest of SDP to have the chinese school to attract more buyers so i think it is gonna happen.

It is just a matter of time. Once construction at kwasa site has started, they will have to build the infrastructure including the roads. Of course now they wont. No cash flow. They will have to start selling before they build the infra.... unlike SDP who builds all the infra first before selling (such deep pockets). Once upon a time, i was hoping they would build 2 storey terrace homes at kwasa but from what i know, its all gonna be highrise and it will be quite dense. The next best location in the surrounding areas is actually elmina. The elmina development looks very promising with SDP continually increasing the prices of each new phase. EG6 prices are quite expensive given the location farther in.
