I think few reason ppl prefer ilham over elmina green, one is ilham launched earlier than elmina green, but main reason is elmina green is super far from the central of the elmina...almost like next kampung d (near to saujana utama), being that if u want to come to another part of elmina, u gotta pay toll if want fast, even that so, it also takes u 10min to come to the central of elmina. slow maybe u can take kampung road which almost like 1 way fro-and-go road

If SDP follows it master plan, ilham seems to have more advantage of being closer to commercial activities area...which elmina green is super far and ulu...

From my observation on strata landed seems to appreciate more since the level of consistency is there, level of security etc... take example last time Setia eco park semi d almost same price as Setia Alam semi d gng... but after 10 years... Setia eco park semi is almost 5 times fold.. compared to Setia Alam semi which is 1 fold.. same goes to dpc landed.. I think gng individual sometimes u also get some ppl do funny facade change and colour change which in the end look damn rojak.. I think 10 minutes different really make a huge diff in term of driving experience, 10 minute u can from Setia Alam reach Subang already, or sunway reach uptown.. which is from one town to another town.. just my humble opinion.

Edit: there’s actually a dedicated club house built for Ilham... but not sure the future plan... it say may be open up to other Elmina resident but not sure what’s the conditions

I just saying base on current situation, u want fast then need pay toll not?... and base on my reason why I not choose EG over other project... and even if road is completed, the location is still further away from the central, driving distance is still there, and not that straight forward, I think easily 7-10minutes as well unless u speeding recklessly la lol

I think is not hina.. just speaking from a businessman point of view, would you place your premium product in more strategic location so they can sell higher, or RSKU in more premium location and yet sell at affordable price for rakyat? Who don’t want maximise margin.

Dash highway is not directly accessible thru GCE, only have exit from puncak Alam... which something really disappointing, for such project it’s not really justifiable for its highway, as well as such this big township... how can the connectivity be “limited” this way

best benefit actually more toward, Setia Alam / Alam budiman...

thanks for the video. I am not here to argue who is right or wrong. haha...its still back to one's preferences on which product they buy, every product attracts its own target audience.

but from the video, i would say they traveling in decent safe speed, it comes about 8min 35sec..

still from the video, I really feel the distance is no joke to me, not my kind of distance to hit to the town...no offence just personal opinion.. everyone has their right to choose which place they want to stay =) cheers

until DASH is ready should be more benefit to ppl who work in KL I reckon..

hopefully there will be one in their TEMU's anchor tenure... and I heard that there's planning to have mall... use to be in the Elmina City Square that box.. but dunno got changes onot?

I got tried to ask SA, but dunno he got blow onot la, he said this current proposed city square area is too small for the small, may move somewhere bigger... just hearsay laa dont take into account yet..

I was struggling between Type 4 and Type 2 as well...

Type 4
Pro
1) got back garden view
2) got small own yard after you exit the house
3) fully enjoy 22' width of the living room
4) got a long corridor on the 2nd floor, which I love it very much

Cons
1) Weird layout that guest house actually in the middle of the house which seperate the entrance and your kitchen.
2) Back to point 1, you dont actually enjoy the real 22' until you are in living room/ second half of the house. This applies even on the second floor, they gotta fit the room into the house facade. So in the end the really you get to enjoy the 22' house is just the second half of the house.
3) room is smaller compared to Type2 from what I measure by my naked eye.

So no right of wrong.

As for me I am always go for more practical side XD

I went there stand on the site and did my own tolerance test.. also did flight radar research before.. and after several thought (my own due diligent).. I think its acceptable for me, I am not trying to hard sell anyone, as I don't earn any commission... You can still go around and do yours as well...



To me it happens to be on the landing path, not the taking off part... their taking off part is towards Glenmarie area/Subang/SJMC, whereby those house were selling more than few millions...

Its a small flight (not like KLIA's big flight), and I believe taking off, the flight engine is flying at full speed and full force; while in landing, usually they will switch one partial engine and glide down slowly... and at Ilham Residence point the flight is still not the lowest as show in my uploaded picture... So I can still accept it.. as the sound not too loud until it hurts my ear, even I tried sit inside the car (pretending living inside the house), barely can listen any sound at all..

but if you really mind you can consider EV series then, maybe still got some corner leftover or subsales...or EG3, but that would be another issue to worry, the pylon..

wonder if Sime darby ok with it onot.. that highway literally ruin the whole landscape of the main spine of Elmina eh...the road connecting from East to West, and to Business Park...the signature curvy bridge...they should have just align it along the rentice/HTC since the fact of HTC is already there, ppl already accepting the existence...
