I suggest you read 1st page, 1st post, green text, for general info about home networking and list of compatible routers. RTN12 does not support 300Mbps and only support N. You will need to change router. Yes, if you ask Unifi to change, you will have to be in contract again for a further 24 months. I recommend getting your OWN router. TM have to change your BTU or modem for free if it can't support the speed. No point using the router from last time as it won't support the new speed.
Your device needs to be able to support the speed as well. You need at least 4x4 MIMO devices. Mobile phones is only 2x2 MIMO, so forget it. Laptop maybe 2x2 or 3x3 at the highest, so forget it. It is normal. Best is still wired.

You probably need to disable a lot of things like QOS, AiProtection, and so on.

Get another cable and test. You are probably using Cat 5 instead of Cast 5e, I recommend Cat 6.

Your sig show ~100Mbps. Have you been "turbo-ed" to 800Mbps though?

I want to apply for Unifi and my place is in the coverage.

But I noticed that I can only subscribe to maximum 100Mbps plan.

Is it possible to subscribe to higher plan?

Wow just went and check with Unifi support tea on my enquiry, they mentioned that the 10 bucks promotion is only for 24 months, after that back to RM289.

I was like WTF?? I was told you guys were only going to extend the contract to another 2 years but price will maintain, if i terminate it after 2 years i will lose my 800mbps speed.

WTF should i do know? Anyone else that got upgraded such a way maintain the price after 24 months?

i just got the turbo upgrade to 800Mbps. did speedtest via LAN cable, max DL speed is 200Mbps+, max UL speed 170Mbps+

*both equipment supports gigabit speed, as shown in ASUS router's configuration & Windows network page
WAN speed: 1Gbps
LAN speed: 1Gbps
*I disable QoS on ASUS router. surprisingly the QoS makes the speed even slower

OS: Windows 10 Pro

I am on Windows 10 (PC bought Jul 2018) and AC86U.  No problem.
