usually leasehold less than 60 years... no banks will provide loan to subsequent buyers anymore and value also will drop significantly... but anyhow... this location is growing in term of development numbers... and existing puncak alam already have basic amenities ready for staying... except not much non halal foods are offering here currently...

if working around PJ, subang, shah alam, klang etc will be not hard to commute... and actually from BSC to KL now... i think use LATAR can be way faster and easier than going out from setia alam... its nearer to the exit of LATAR than setia alam 'starter homes' to NKVE.... and NKVE is a mess nowadays... getting more jam by the day.... havent even consider the jam u have to endure before passing thru setia alam toll...

BSC harder la... because the nearby also tak ada population punya... like puncak alam EG will be more applicable for ppl from nearby shah alam or klang lang... in fact i think alot EG buyers could be from Ijok, Kuala Selangor, inner part of rawang and etc...

still there are options to Guthrie or LATAR as well... with DASH helping to take load off from persiaran mokthar dahari... i think lesser ppl will rely on LATAR or guthrie in the near future.... i would say the minimum good thing here is residents have options to exit the townships...

setia alam current problem is... they can only rely on NKVE... federal highway exit is quite far from setia alam and on the way to there the jalan meru is jam that you will very like to avoid at all cost... they mention they might build a link to PMD to get out to DASH... but so far i din see any real work starting on it... even Setia alam masterplan seems like take it out already... sweat.gif

yea... if i have any special meeting at KL... coming back to puncak alam just require another 10 mins more than u aje... sometimes maybe lesser depending on the road conditions...

dont think so gua... the pasar malam here getting more crowded than ever... econsave tesco also getting more visitors during the weekend... and i dont think the sales rate of new projects here are bad... i dont see LBS or worldwide or MKH setting booths in fairs or malls to sell projects here....

in puncak alam... yes.... but the build up must be close to 2,000 sqft.... for EG.... most of the intermediate Graham unit should be way lesser than that.... but due to the concept and differentiation compare to other double storey linked in the vicinity... there are chances for graham transact at more than 600k...

yeah... the MKH project just beside eco grandeur... most of the subsales transactions close to 20% appreciation after VP and quite alot subsales transactions as well.... i think thats the closest data to study for EG here.... but frankly speaking... i can't think of why it can appreciate where most of the outskirt locations landed nowadays stagnant for quite sometime... most importantly all are leasehold here.... sweat.gif sweat.gif

other than DASH... no any other catalyst for puncak alam for now... maybe WCE also will passby here... options to leave the township thru LATAR/GCE/NKVE as well... super hospital coming soon in Uitm here.... and UiTM main campus mostly already moved to puncak alam.... no mall no mrt/lrt no significant booster already.... but i think EG masterplan could play a factor as well... those who wants a bigger size landed... can look for surrounding projects if landscaping and environment are secondary to their requirements...

frankly speaking... the IJM project here not really that impressive... and its at further inside of puncak alam... not really a good comparison.... its like comparing setia alam p17 against any of the setia alam south taman.....

if include saujana utama as part of the area.... its actually more vibrant than most of puncak alam commercial activities except for they dont have tesco and econsave aje... the shops there most occupied and every basic things are available except pork... just that for alam suria to come out to puncak alam south maybe need another 8km and still gt some ways to highway exits...
