its one of the older area but not in puncak alam... consider sg buloh... basic landed house taman... wont expect much but then your travel to bangsar south everyday gonna be suffering... jam within bangsar south and then jam on the way back to house... haha

same applies also if u stay at hillpark or laman haris... laman haris was some sort of compensation plan by ecoworld to those estate owners last time... hence i not sure the quality is how... as for hillpark, closest to KL compared to all other puncak alam projects... can get the best of both worlds... amenities in saujana utama and ecoworld within 5 mins driving distance... lol

Owh, these links below, stated in the description as "Double Storey Landed Desa Coalfield". Is it TOO GOOD to be true? RM 474,000 is ssooo cheap for the GATED. But as Mr jaisngh mentioned above, Desa Coalfieds was not affected by the flood.

if you wan convenience, puncak alam is better choice, all the basic amenities are there... the options you have are all normal individual title properties, nothing much to compare, just visit the showroom/actual unit and choose which one you want... lol

after gated dy then seldom got burglary case dy, at least for my case at Zaitun phase... Zaitun phase occupancy very decent, easily 70% above... and the RA very united, never have burglary case since i started staying until now... for other phases i not sure, as long as got good occupancy then the RA can manage easily... if alot of investors, they wont pay security fees and ur fence and guarded services will discontinue...

the latest phases didnt do it anymore, the sales rate also quite good... ppl bought it for own stay to leech those amenities from ecoworld and saujana utama... i feel MKH phase best option if you dont mind their nth special individual titles development... nth fancy2 like ecoworld... earlier phases too many lelong due to all CB scheme... its a trend... CB project = lelong haven

dependent on the routes you chose... easily 40 mins travelling time during those timing due to the increasing population moving into this area...
