another things to consider is if you buy to close to the main connectivity, expect your property to be next to 'busy traffic road' will end up like most of the property in the older part of PJ.

elmina green 1 is facing the same thing now with the internal road opened for people to cut short to persiaran elmina to access jalan kuala selangor.

the next area that i can see will face this is around bukit subang denai alam once the DASH completed. people will use persiaran shorea and proceed to denai alam to access DASH.

After move in during cmco and jaya grocer opening there are no need to travel around...

Agree with you on being tired of high-rise living.

Just that for my preference, I prefer landed but individual ones instead of strata. Unfortunately for me, not many individual landed schemes are being built nowadays, mostly are strata, safe for a few such as Elmina I suppose.

However, I am rather particular about the location distance, hence I settle for a subsale property at USJ instead, now awaiting to do reno before moving in.

Looking at the attached map, it will be great for EG folks if EcoWorld would pay to build an interchange from E35 Guthrie to connect to the eastern end of EG. An interchange from E32 WCE straight into Puncak Alam & EG would improve access further!

Correct, while I'm glad that Waze re-routes me through such streets. I don't think it's a great experience for residents in such areas. Coming out of your home and having to deal with traffic right away... The constant noise & air pollution, etc.. All we are suffering now is the cost of living in a CBD. Soundproofed walls help somewhat. However, I've always envied the serene quietness of certain neighborhoods. Hoping to experience the same or better at Norton. sweat.gif

Exactly...However, the time will come when all returns to "normal" and movement picks up. Nevertheless, this is the reason that I keep advocating for more and more essential/critical establishments to set up shop close by. If one can get pretty much as if in KL? Then pray tell, why have to suffer KL when you don't have to..

Currently, the APDL states pricing from RM853,750 - RM1,087,500. This being "On Paper" pricing, it's better to contact EG folks directly for your pricing.. nod.gif

Congrats on securing your new place....Hope your reno goes fabulously. Feel free to share with the forum your experience. Especially contractor workmanship. It'll help noobs with their decisions. Would you be looking into making your place smarter? I've been doing some light research in preparation for reno later.. Plenty of smart toys to mess around with and implement.. As for paying to build an additional interchange? Well, if it gathers enough noise and the folks are willing.. We'll see..

Yeah, will share about it once the reno works begin (expected to start after CNY)... well, not going for any smart things for now. Prefer to keep things simple yet livable.

For this, it is important for developers to build access roads for their townships to have direct access to an expressway or major trunk roads. Problem with EG for now is the lack of such direct access to any of the expressways (E25 & E35) or major trunk road (FT54) and hence need to access via Jalan Bukit Cerakah or roads via Elmina.

Hi folks.

Just started working in Bandar Shah Alam past 18 months.
Took a drive around the outer area before MCO and passed by Eco Grandeur... Somehow the area is pulling me in to live there...

Currently living in Ampang area still... Should i take the plunge?
Any opinions esp community and traffic towards Subang and Shah Alam City Centre is much appreciated 😁

To Subang you drive through the bottle neck at Kampung subang then Jam at Glenmarie, to Shah Alam you jam with the Jelutong folks at Sek13. If you take detour into Setia then you risk jam with the locals then Klang people.

to subang just use NKVE saje, with persiaran shorea opened, its way easier to access to NKVE exit than used to be..

for SACC you can use the same way towards glenmarie but you need to stuck jam at the 3 traffic lights there and all stop for very2 long time due to 4 directional traffics.. the other option which is through setia alam, you need to stuck at rough jam on jalan meru towards bukit raja exit.. from ampang to bandar shah alam should be not anyway easier than going from here though lol
