the 1k offer not for own stay, is such that you cannot sell the property within that renewed lease period. If you sell, you have to pay back the balance of the normal rate.

Renewal in Selangor is usually top up back to 99 years. But like BC said, if gov already have plan, case by case they will offer top up of 10-20 years. But when they do so, your property instantly dropped to less than 0-30% bank value. You however, of course pay lease premium based on "market value".

Bank puts a huge value drop for lease less than 30 years, if you are looking stay and then flip know you limit.

both elmina and EG are as bad as each other distant wise to PJ. Both are as ulu as each other. Dont know why a person would use elmina to dis EG.

lol pj have everything you can get in Malaysia. Lets be honest, if can afford would you even consider this so called "super hospital" for your life?

Obviously EG will finish all phases before this hospital shows its influence. And EG is not the only dev in PA. For rental return, landed, supply more than demand, good luck lo.

The market eco going for are those wanted eco brand, but not as expansive as those to the south and of those chinese from Ijok/KS areas willing to pay a premium for a concept over traditional terrace taman. Then of course also those from PJ, SA and Subang willing to trade off hundred hours of transit time and thousand of mileage for a better perceived value.

As long as their brand remains attractive, this strategy works. Benefit for buyer is subjective.

The fact that LH is getting harder to sell while places like SA dare to launch 20x60 for 600k, no GG, no concept, some more shared facade roof says it all.

To Subang you drive through the bottle neck at Kampung subang then Jam at Glenmarie, to Shah Alam you jam with the Jelutong folks at Sek13. If you take detour into Setia then you risk jam with the locals then Klang people.
