Renewal in Selangor is usually top up back to 99 years. But like BC said, if gov already have plan, case by case they will offer top up of 10-20 years. But when they do so, your property instantly dropped to less than 0-30% bank value. You however, of course pay lease premium based on "market value".
Bank puts a huge value drop for lease less than 30 years, if you are looking stay and then flip know you limit.
