Totally agree. the list shld be created to stop more ppl being cheated. In Selangor area, many irresponsible contractor.

Went to check progress again.. phew i feel lucky my new place is near to work place, can go and check almost every orher day.

Contractor is in the process of installing the sink at the back.

Main bedroom re-fitted with sliding door and window (picture)

Living room not yet.

MAJLIS APPROVAL: COST RM856
Deposit RM500
Permit cost RM356

Renovation started: 3rd week of June

Master bedroom: hacking of wall, relocate sliding door and window, make bedroom bigger by 6 ft X 12 ft, with red brick wall and concrete slab COST RM8,800
Additional cost: 3ft wall slab accross (30 ft) COST RM1,600

As at 16 July- outer wall, slab done. Debris on porch cleared. In progress refixing the sliding door and casement window.

Family area upstairs: hacking of wall and move sliding door, closed off the balcony to make the family area bigger by 9.5 ft X 5 ft. red brick wall and install same timber flooring as existing COST RM8050

As at 16 July- outer and inner wall done. In progress, smoothing the wall and fixing the new 3 panel casement window.

Back area kitchen: concrete with tiles 30 ft X 10 ft (own tiles), metal alum composite roof and move water pipe to outer wall. COST RM10,700
Own tile guocera 1 ft x 2 ft x 185 pieces RM905
Floor trap tile design x 2 pcs RM76
Hanging lamp x 2 pcs, gate lamp inclusive of LED bulb COST RM230.60

As at 16 July- in progress to apply skirting, sink and pipe not fixed yet. Manhole cover and floor trap not done yet. Lamps not installed yet. Note: forgot to ask for at least one electric point at the back, wonder if it is necessary hmm.

Back wall fencing : 3ft steel fence X 40 ft COST RM3,200
As at 16 July- fence up. Touch up not completed yet

Interior design: RM2500 for a simple design for whole house (no 3D rendering), full spec of measurements and drawing. not done yet, a little slow..
As at 16 July- awfully quiet. I’m getting frustrated with their service and am thinking of just scrapping them and burn the progress payment made so far.

Laminated skylight : 15 ft X 9 ft laminated glass thickness 12.38mm, with aluminium louvers (half) and suspended with steel frame (no beam design). COST RM8,100
Waiting for them to call for site visit.

Happy weekend!

This week i was busy scouring the my home expo at MITEC. Previous week was at Home Living Expo at Bukit Jalil.. so it was quite daunting trying to look/search/compare the different packages and prices they have.

So the main thing is to look for kitchen cabinet. For the wet kitchen:
total base unit is around 18ft, melamine
Total wall unit around 11.5 ft, acrylic
Tall unit around 1.5 ft, melamine
Quartz stone around 18.5ft
Aluminium skirting, sort close, installation n transport plus drawing etc. Free gifts like granite sink, faucet, stainless steel carcass for the sink area , ss 900mm drain basket and 200mm pull out ss basket

Was quoted around RM18k. Not sure if it is a good deal or not, if change quartz to high pressure laminate table top would be RM15k hmmmm

For the dry kitchen,
Base unit around 11 ft, acrylic
Tall unit around 4 ft, acrylic
Quartz (brand omiya) or HPL around 11ft
Free sink, faucet, sink basket and 900mm ss dish basket

Was quoted around rm8k for high pressure laminate top, or RM10k for quartz stone

Will need to crunch numbers, any insight from fellow LYN is welcomed... thanks!

in the spirit of sharing, i would like to write down the cheapest prices I have encountered while seeking for quotations for my kitchen cabinet

Base unit:
melamine- RM110 pft, melamine ABS- RM150
3G acrylic- RM160 pft, 4G acryclic
Solid nyatuh- RM150 pft
Laminate - RM150 pft

Drawer set:
melamine Set of 3 RM350
laminated set of 3 RM400

End panel:
melamine rm
laminated rm370

wardrobe:
Melamine - RM250 (swing), RM299 (sliding)

But the prices above may or maynot include soft close.

But again a reminder, cheaper may not be of best quality so choose wisely.

It’s weird that yours is longer (19ft), but total peices is lower.

Nope, my tall unit is for storage (wet kitchen). I plan to have 2 tall unit in dry kitchen, one for storage also and the other for oven n microwave.

By the way, i saw most KC have both microwave and oven on the tall unit, but is it really necessary? Thinking of just usimg existing microwave

That’s the reason I asked what’s your purpose of tall unit. If you intend to put built in oven, it has to be 2ft instead of 1.5ft.

Hello.. have a little free time so can update..

Rookie renovation mistake- not knowing what you want and not enough research hahaha.. that's me. But time is of essence so we will have to work with what we have. That said, the first important thing is to have your budget. For me, I dont really have a budget, because I've never embarked on any renovation so far. So my SOP is, for whatever type of work, I will get quotations and compare. So far, I think im doing quite ok.

But my money is not endless, so I have to set up a budget.
For renovation works, wiring, lights, plaster ceiling etc im putting aside around 60K.
For carpentry ie wardrobe, kitchen, other cabinets im putting aside around 40K.
Curtains i dont know, last time for whole house i spent around 2K for daylight curtains and black out curtain. Im think of reusing the old curtains haha
Oven - maybe around 3K?
Hood and hob- maybe around 3K?
See i actually don't really know, hahaha lets just put 130K as the total and additional 10K as miscellaneous bangwall.gif bangwall.gif

The cost could easily overrun so I would suggest for newbies to really spend time to estimate costs. The other way to do it is to actually renovate as you live (which was what Im planning to do but my partner not soo keen), so that you could take time to stay and decide what you really need day to day.

I think u can renovate the big item first and move in and slowly add on things as you go. I find that when u don't rush yourself, u tend to find better quality products or cheaper prices. When u rush yourself to a move in timeline, u get mentally cornered to make an immediate decision which may cost u. Things like wardrobe or awning can easily add on later as need

Yes, that is true. In my case, in actuality, the back roof was not necessary hahaha but due to one reason to another, we proceeded with it, so that's like 15K savings (if we didnt do it). so is the side roof/deck/pond/landscape (around 20K). I'm KIV on grass or artifical turf until all others are done haha

The thing is, since I know myself and my partner very well, IF we dont do it right away, we have the tendency of not even doing it at all. So again, a lot of thinking has gone to it. And decision was made. Overall, im quite happy with whats been done so far and now on to the absolute necessary stuff such as lighting/plaster ceiling/KC.

Im thinking of buying stand alone IKEA wardrobe but it seems quite expensive if compared with built in?? Or did i calculate wrongly hmm.
Anyways, I have a measurement appointment today for my KC and glass roof. Will update with pictures later.
