Hi! I thot I would share my story about my new house renovation. It is my first time engaging in big renovation like this, as before this we stayed in fully furnished houses/apartments. Now is the headache of figuring out how we want the house to be and imagining staying put until the mortgage is all paid for hahaha

Keys collected: March 2018

DEFECT CHECKING: COST RM750
Defect checking: engaged third party defect inspectors, paid RM750 for 2 times inspection (before and after) and full defect report (for submission to developer)
1st defect inspection: end March. Quite a number of defects including hollow/paint spill/hairline crack/ceiling leaking but nothing very major.
Submitted defect list to developer, give spare key for them to repair defect.
2nd defect rectification inspection: June 2018. A number of defect not fully repaired such as hollow on certain areas. New leaking on celing detected.
Joint defect inspection with developer: June 2018. Developer insist that the tiles not hollow because less than 50%.. insist rectification of few areas with hollow tiles. Developer said will repair.

ARKITEK COST: COST RM2500
Plan drawing RM2500, to extend master, family area and bedroom 2 + 3 toilet

MAJLIS APPROVAL: COST RM856
Deposit RM500
Permit cost RM356

Renovation started: 3rd week of June

Master bedroom: hacking of wall, relocate sliding door and window, make bedroom bigger by 6 ft X 12 ft, with red brick wall and concrete slab COST RM8,800
Additional cost: 3ft wall slab accross (30 ft) COST RM1,600

Family area upstairs: hacking of wall and move sliding door, closed off the balcony to make the family area bigger by 9.5 ft X 5 ft. red brick wall and install same timber flooring as existing COST RM8050

Back area kitchen: concrete with tiles 30 ft X 10 ft (own tiles), metal alum composite roof and move water pipe to outer wall. COST RM10,700
Own tile guocera 1 ft x 2 ft x 185 pieces RM905
Floor trap tile design x 2 pcs RM76
Hanging lamp x 2 pcs, gate lamp inclusive of LED bulb COST RM230.60

Back wall fencing : 3ft steel fence X 40 ft COST RM3,200

Interior design: RM2500 for a simple design for whole house (no 3D rendering), full spec of measurements and drawing. not done yet, a little slow..

others not yet.. waiting for ID to finalise the design..

CONTRACTOR A: RM37,200 (Extend Master bedroom, extend Family area upstairs, Tiling Back area kitchen + alucomp roof, Back wall fencing)
Own tile + fixtures COST RM1,212
Verdict: Pay peanuts get monkey? Haha but for the cheap price, have to close (both) eyes. 6/10 star. Now the roof slab got leaking, so need to get another contractor to fix

CONTRACTOR B Laminated skylight : COST RM8,300
Shower screen for kids bathroom:COST RM550
Verdict: Easy to deal with. Installation done fast. No issues so far. 9/10 star

CONTRACTOR C: Aircond:
Daikin r32 1HP Non inverter P series inclusive installation COST RM1250
Daikin r32 1HP Inverter Q series inclusive installation COST RM1550
Daikin R410A 1HP basic FFN (mini casette) COST RM1850
Verdict: A little problem scheduling installation. Problem with cassette installation (wrongly cut the plaster ceiling). But promised to rectify. Communication very good. 8/10 star

CONTRACTOR D: Wood Decking: COST RM5100 DONE
Verdict: Ok, but communication a little problem.

CONTRACTOR E: Koi pond + landscape - COST RM4550 DONE
Verdict: A little problem scheduling installation. communication good. but now my pond got algae huhu

CONTRACTOR F: Plaster ceiling- COST RM14k whole house inclusive wiring DONE
Verdict: work very fast but quotation a little slow, too many customer i think.. i think maybe on the pricey side but quality very good

CONTRACTOR G: Kitchen cabinet- QUOTED RM33k (44ft inclusive accessories) + 20 ft full height wardrobe
Hob & Hood Fotile: RM2680
Water filter PoU Aquaphor: RM1,100
Verdict: not yet installed, expected 24 Oct (after delayed from 19 Oct).

Lamps + Lighting (downlights, tracklights, dining chandelier) + 4 fans COST RM3,300

CONTRACTOR H: Privacy Louvers RM5260 DONE
Verdict: very good n responsive. 10/10 stars

CONTRACTOR I: Alarm provider quoted less than RM2000 DONE
Verdict: not satisfied with their service. Communication mishaps, missed appointments. Not recommended.

CONTRACTOR J: General work, wall tile, painting
Verdict: wall tile done. painting also done. COST RM300. Quite happy with results. Gave him more work to repair the defects of Contractor A. Repair building apron, pebblestone and roof slab.

CONTRACTOR K: Wardrobe Company signed up at EXPO
Verdict: Very late in giving quote. Paid RM1000 as deposit at expo, and suddenly now gave new quote and price increased so much. Trying to claim back deposit

Others budgeted:
Sofa: RM2000-3000
Curtain: RM4000

Not budgeted:
Movers
Cleaners


TOTAL EXPENSES SO FAR: RM130++

Family Area Wall extension: gonna cover it all to become a wall, fitted with 3 panel casement window

Do u have any picture any picture of the metal alum composite roof?

No, im not extending the kitchen. Just lay concrete at the backyard area and cover with metal alum composite roof.

Hi!

Just had a discussion with a smart home solutions provider... quoted nearly 9K for:
4 wifi cctv with smart capabilities such as motion sensor/light on /off
10 sensors at all exits/windows/doors
gateway
4 light switches that can turn on and off- connected to the system
can look at the house via system, and turn lights on off remotely..


not really sure if i need such high tech stuff hehe

Today the contractor proceed to tile up the backyard area. I bought the tiles at Super Ceramic, Guocera tiles at rm4.99 per piece 1ft x 2 ft, needed around 160 pieces for the area of 30 ft x 10 ft.Attached Image

The original price of the tiles was rm7.08 but have 30% discount.

We can help to integrate the system into APPLE Hoomkit (for IOS user) or Smart TV with Android System.

Hi AngelTeoh,

It's quite simple.
The backyard area that requires tiles was 30 ft X 10 ft = 300 ft2. Then, based on the size of your tile (in my case it was 1 ft X 2 ft), just divide the total area with the size. In my case, 300 ft2 divided by 2 ft= 150 tiles. then i just bought extra around 10 tiles.
Normally the salesman at the tiles shop could help you as well in estimating how many tiles you require.

The backyard area almost completed. Just realised two things:

1. The color of the inner roof is silver, almost similar to the tiles. Anyone here thinks it’s too boring? Or looks ok already?

2. It has a water pipe. Thinking of whether i should fix a sink there- marked by circle (for future use in case we cookout outside). The contractor suggested if i want the sink outside, he will hack the outerwall and install pipe inside along the wall and outlet into the drain. Good idea? Picture below:

By the way Angelteoh- apparently i had to buy more tiles, additional of 20 tiles. Reason given is because my area has a step down (sort of drain area) therefore they have to cut the tiles to cover the sides. Also i suspect that the area is actually bigger that quoted 30 ft x 10 ft. Will go and measure tomorrow.

Quite happy with the pictures by contractor. Fingers crossed that the workmanship is good when i inspect for real tomm.

Anyways, work started around 21/22 june, and have already paid 50% of the job. Today contractor asked progress payment 10%- decided to pay as am generally satisfies with the work done.
