Inner city carpark easily worth 50k to 60k per lot.

Likely they will manage cp and rent monthly if required.

This residence looks cool but right beside the block is actually the hotel itself, how does it compete with the room rental there?

Homestay or Airbnb caters for different market. Of course price wise will be cheaper compare with hotel rates. That will be the main reason why people choose homestay.

But for hotel stay for typical standard room for 2 pax the rate there is around 150-300 depending the hotel star rating. Not sure what is the compelling reason for a couple or 2 pax tourist will be renting the airbnb beside the hotel for the same rate. Unless the rate is cheaper or the room is able to fit more than 2 pax

In hotel trade, room price is valued by arr. currently, there are over 20 hotels (over 100 rooms) in kl available for sale.

for 10 years old property, need to budget for renovation. those time square vendor can advertise as long as they want; at this price, buyer couldn't make reasonable return.

Wat i tried to point out is on average hotel room cost per room is lot expensive than berjaya or axon and room size is a lot smaller plus hotel brand name.

For someome that doesnt need 5 star services and brand name, axon and berjaya can survive by offering lower rate.

It doesnt have to be ome winner and one loser.

70% is typical break even point. there is no guarantee could get 70% occupancy and $150/night need to deduct sales commission, tax, consumable, etc.

hotel business in this country is not known to be profitable; which can be seen from room rate, cheaper than neighbouring countries.

on average lah…..got peak and low session de...…..macam genting, can get 100% fully booked also.
rm150 also average. if peak, can charge also 250/night.

if hotel biz is not profitable, why still so many hotel sprout like mushroom after rain? Sofitel, apa name dubai chain, kimpaski, was it balcony by Hilton group in BBCC?, even trion also got hotel.
