Yes. If you don't like to renovate your house nor making any changes. In long term it will save you money on renovation, just hv to control the management fee so it won't go up tremendously

just a little update! if you stil wondering what's the difference between EH and EM on individual title vs strata during MCO. Strata title you can't move in or out!!! individual title you still do Reno and moving in and out! since this covid will be with us for another 1 year (at least)... something to think about!

Oh. Same practice at Ecohill as well. This can be drafted up in the house rule when you have jmb.

But the more pronounce different really down to renovation I guess. The physically thing. Strata should hv tighter control (not saying absolutely can’t bend the rule becoz Eco-Arden there had cases where owners extended the house).

Hello, i just bought a subsale house in ecohill precinct 3. It is freehold & individual title. May i know if i can renovate the house especially to convert the car porch roof as balcony? Thanks.

You need to get approval from managment. Usually if it doesn’t affect the overall look is ok I guess. You have signed the mutual deed agreement which is similar to strata title act but still has some flexibility.

Will subsale buyer signed the same deed agreement!? Suppose no since is not buying from developer already?

I think Aeon will go to mrt or lrt station ready or really mature township surrounded by many condos only. Could be their strategy already change, not like last time got ball of steel to open at no man land.

They pulled out during covid time. So more or less bcoz of covid. Many business also exercising conservative strategy.

Hi, the Deed of Mutual Agreement for all projects are more or less the same, so it must have a clause to cover on how existing owner can dispose his house and transfer the DMA to next buyer. Under the norms, it is existing owner responsibility to inform Management office and connect them with new buyer to ensure the new buyer will assume all responsibilities under the DMA. Otherwise he will continue to be liable, no seller will be so "generous" to sell house without transfer the DMA to next buyer. Eventually the new buyer must sign new DMA with the Management Office to be binded, until then the previous owner is finally relieved from his obligation.

So yes, lawyer sure will advise the seller and buyer on this part, to ensure the title ownership and DMA are fully transferred to new buyer.
