Recently, I have been browsing properties in Ara Damansara and I can find properties price of 600k or below...so the question is this place for human to live one?

Guess many foreigners are working in the call centres, staying nearby. Can see many in cittamall during weekend. Sad to see cittamall slowly dying.😥😥

It's a nice place to stay plus it's near Sauna Golf Club!

Lots of condos to choose from that price as there are options like Serai, Hijaunan plus there's even the Japanese international school near there. The only thing that I hate about that area is the the highway would be jammed up like sardines cans during peak hours!

Quite good price 500psf. Carpark wise, your can buy or rent later when needed.

Location wise won't lose out.

LRT is good if walking distance.

Ara damansara is actually Subang area, (OTW to Subang Airport) had office there. Traffic suck but if you work nearby is ok and there is LRT station too.

Worth it to spend on Maison or Eve Suite
(D'aman crimson 400k+)

I find that living here quite nice. Can go ikea, one utama, citta, evolve easily and go kelana jaya got shortcut. Lots of access.

If u want a really nice place, Eve Suite serve a nice one. Went there for viewing, and god damn beautiful. Plus 2 minit to lrt covered pathway, connected to lrt, not like Pacific

600k is my budget. Maisson slightly above my budget for 2+1 bedrooms, 2bathrooms, 2 parking unit. Eve Suite is definitely out of my budget

Ara Damansara's traffic is bad during peak hours. Puchong traffic is hell at all time, except maybe midnight.

The house size for 2 bedroom pretty big.

I reckon it's okay for family with max 2 kids la kot.

But for 800k, better spend somewhere else.

But for renting 1.4~1.8k (fully furnish), it's worth it for me.

Ara Damansara quite ok wan although it is fake damansara...
Connected to many highways and nearby many malls also...

If you can afford and LRT is major factor, Eve Suite will be best choice...but Eve Suite also few years alr, many more newer condo around e.g. Urbana, Mizu H2O, Verde etc..

Renting in Eve Suite currently. Peak hour traffic memang celaka both sides. sweat.gif

But the place is really convenient. KJ Line LRT is connected at 1st floor.
Residential car park occupancy also macam barely 50% occupied.

Currently i moved to Cantara Residence from D'aman Crimson. Better now as no more highway sound that loud (i really despise living nearby highway now)

With the upcoming LRT3 at the Shell station, even more reason to finally purchase a property here someday. haha

The best reason why i love living Ara Damansara due to the accessibility to go anywhere with tons of exit, and if it's jam, public transport is always there for my usage within walking distance.

Used to live there for nearly 10 years. The LRT stations are a plus point. Accessibility when there is no jam another. Many smaller roads leading out to KD, BU, PJ, Glenmarie and also major roads leading out to the NKVE, Federal highway and USJ. In the beginning nothing much to shout about in terms of food and shopping but slowly getting better and self sufficient.

But my god was it a pain to get in an out during peak hours because of the jam. And if you have kids there really is a shortage of good schools nearby. All are at a distance away. SK Taman Megah if you want to go kebangsaan or SJKC Damansara for Chinese.

Also with the PPRs there snatch theft is a problem. Not all PPRs are crime hotpots, some of the lower density ones are pretty ok decent places to live. The ppl there also are freaked out by the snatch thefts.

Just watch out when walking in general. Common spots are the roads in front of NZX leading to the LRT station and the big park next to Seri Pillmoor. The park is a real waste, when it was opened it was full of ppl. Then it got vandailised and there were several cases of robberies and less ppl frequent it

We had a dialogue with the local police before and the suspects for most of the petty crime in the area are the inhabitants of the PPR in front of the LRT depot. The high density ones.

But if you're in Eve suite then you're ok I guess, the LRT station is just next door. Just take care when walking to Citta Mall.

Dude you should see it when it pours. And when the Subang airport road is flooded as well as the Tropicana tunnel. Thats two of the major exits sealed off. Then you literally have ppl trapped inside Ara Damansara. And the traffic gets backed up all the way to the entrance of my housing area haha

Still nice place to live la. I miss the place sometimes

I like how the place is more planned, there's a designated commercial area, designated supermarket and community mall (citta), also really love how there's cheap accessible food as well (6.50 meals at kopitiam), saying this as I stay in subang previously, food mahal gila and sure no parking at the cheap food area like ss15 taipan and also all the roads everywhere sure busy 24/7 bad quality of life

Usually when i go jog and go back at 7pm, usually few guys lepak at the park entrace at their motor and i always felt in danger due to it. (ya the vandalize part really a waste lah)

But if earlier time with lots of people seems fine.

For the common spots infront of NZX i didn't know about any stories so far.

Wish i knew at least 1 story so i can tell my friends to be aware haha.

😂 You want a story. Go deeper into the park. Check out the gazebos inside. Sometimes you will find discarded handbags and wallets. Snatch thieves usual go there to sort out their loot, take the money and dump the bags and wallets there.

But on a serious note. Remember several years back there was that young man who was killed in Kelana Jaya by snatch thieves? They hit him with a chain and stole his bag. It was caught on cctv. His bag was found in this park by a resident. The local resident's association informed the police and they beefed up patrols but end of the day couldn't catch the culprits.

I'm staying at Ara Damansara for 13+- years now... I like this place but yeah the traffic is very bad during peak hours. Luckily I don't have to travel during super peak like 7-9am and 5-7pm... So I managed to avoid the jam most of the time.

Other than that the road access to 1U, Pyramid is just on the right distance.... LRT is also convenience as well.

I don't usually walk outside my gated housing area so it's pretty much safe within the housing area.

You can find food from hawkers to chain restaurants...

The park is really wasted... I'm living right beside the park... Like 10 seconds away but really... Don't even know if I ever step into the park for the past 1-2 years...

It was beautiful at first but spoiled by the visitors from PPR...

Surprised that the police and authority know about this, but yet do not really take more pro active steps to curb this from happening. Maybe more patrol and light up the area and safer pedestrian walk.

The entrance into the park is easily missed if you're driving there. Now it has traffic lights (most of the time is green), might helps a bit. Been there twice, really quiet and if you're (un)lucky, you can see hanky panky. laugh.gif

Its like an arms race. First Sime pre handover then later MBPJ fixes the park, vandals come in and destroy. MBPJ puts the concrete blocks to prevent motorcycles from going in, ppl remove it and drive their motorcycles inside or demolish part of the fence and make their own route. Seri Pillmoor is the most kesian. Pay so much to have practically a beautiful park next to them and only to have it defaced constantly.

Not sure if the police beat base is still abandoned or not. The official reason why it was abandoned was manpower/staffing issues. The unofficial reason me and a few folks heard was the police there got disturbed by the local "inhabitant" haha. Before Cantara and the commercial area next to it came up, the whole area surrounding the beat base was secondary jungle. So it was kind of creepy if you were manning the beat base there at night. IINM it was two desk officers

Desa Parkcity is still the better place to live at..... too damn many plebs at Ara Damansara area.... also buying something from Sime Darby is soooooooooo yesterday. Build quality sucks relative to the price paid.

Ah I see good to hear. I moved out more than 2 years already. It was closed for a couple of years at least. There was an incident where a couple on motorcycle was chased by thieves and they turned into the beat base for help only to find it closed.

I live in Kota Damansara now, feel like it's better with more access road, and the Persiaran Surian is not as jam as I thought before moving in. Also has better mixture of Malay and Chinese food, just that its a new township so some traditional food is harder to find.

For Ara Damansara I think the commercial area just isn't as vibrant and also only has half dead Citta Mall for shopping (Evolve mall I think is 90% dead laugh.gif ).

Persiaran Surian is clusterfuk everyday even before covid. I've been living here for 16 years already. The only time it wasn't jam was the first 5 years lol

Around January last year, the worst jam I suffered is lining up from around Pelangi Damansara, some time I take NKVE which also not as jam. Haven't experience the worst yet but I think it won't be as bad as Cheras or Puchong.

Citta Mall was the bomb for my family. Wanna catch a movie? MBO confirmed got seats. Got kids and worried they cause a ruckus? Screw it Citta Mall had so much space they can run as much as they like most of the time without banging into ppl and stalls 😂. Presto was also pretty decent but when Village Grocer took over it became better. Food selection also OK

We (family) have no mosquito issue. Just that I think the park can be better seriously...

early 2020, MBPJ did rebuild the park a little bit... things gets better actually but still I don't feel comfortable stepping in when you have all the samseng riding motor bikes in vroom vroom etc....

at night, you can hear those samseng shouting and motorcycle noise (not always)...


Actually from what I think, we the house owners should build a community to secure the place... hire security etc to make it a better park...

- Seri Pilmoor bungalow residence
- Allisia & Atilia residence
- PJU 1A/3 residence

Something can be done I believe... of course by saying is always easier than to execute the plan...

Well, I think we cannot blame them. PPR exists way before Ara Damansara was built. I believe in living together as long as ppl don't vandalise the public facilities... follow the rules...

Good to know no mosquito 🦟 problem.

can't do much bout the park since it's a public park, and the PPR is the main problem in that area, with no park or open road to rempit of their own, of cause they will venture into Ara area.

Yeah previously it had some flea market during weekends too. More than what I wanted from a community mall. Also those random warehouse events.

Iinm the LRT depot and the PPR infront of it was there first. And to be fair to Sime they never market it as the next Bangsar South 😂. Ppl gravitated towards it in the 2000s as it was the last few landed developments in PJ and for its time cheap. Prices have gone up 5-6x easily these days

😶... Hello, If you been to lembah subang PPR area, you know rules don't apply there.....the area only gotten worse, now like koboi town dah.......with illegal kedai, gerai, warung, temple, structure along the roadside......most grab driver don't even want to enter the PPR at night time as they told me some kena rob after dropping off passengers.......😨

Ara Damansara is a nice place to live. The houses and amenities are more modern and roads are so wide. Like anywhere else in PJ/KL it is jam during working hours. Can't say that the jam is better or worse than other areas.

Its a relatively new township so don't expect it to be as matured as SS2, Taman Megah or Damansara Uptown but its getting better day to day.

Except for the PPR areas, the people who live in Ara Damansara are highly educated and mostly from the T20 group. I see more benz and BMWs in houses compared housing areas such as Bangsar. Almost every other house has luxury cars.

People living in this area can exercise easily every evening and you see many people jogging on the walkways in the evening.

If you have money, Damansara Idaman is even higher end (T5 probably). You can see Porches, Lambos, Mclarens there.

In terms of access to the city, there are two train stations that you can use (Lembah Subang and Ara Damansara) but if you drive, definitely areas which are close to KL are better (example Damansara Heights > Sri Hartamas> Taman Megah > Kota Damansara). Its all about the distance from the city.

Many of you who don't stay here don't know what you're talking about. Here's my 2P

I stay in Potpourri half the time. It has a linked bridge to Citta. This is the most atas condo in AD. There are many expat here when you go to CITTA Mall you will see them. The ID is also nice. Rental is quite high here compare to the other condos in the vicinity

The other places which I looked at such as Eves Suite (small units), H20 (no way unless you want to live in the middle of the roundabout with noise 24/7) and then Maisson (ok lah but no shops nearby. No where to eat also). Pacific Place and all the others - low end. You pay for what you get lor.

The traffic is not bad. I travel via Paradigm mall as there is a short cut to my condo. Alternatively you can go via Federal Highway if you want to avoid Tropicana/BU or LDP. The other road in is via KD. Overall traffic not as bad as Puchong, MK or Cheras.

One of the best place to live in klang valley. Inside ara less traffic. But the traffic precovid times is hell. Going to subang jaya is jam. Going to Tropicana BU area is jam as hell at the tropicana traffic lights. That tunnel to BU always flooded. Yes there is PPR at the back, but u hardly see it as the area is well designed. Roads are wide and lots of food nearby. Doremi is one of them. But there always jam during lunch hour.

The Curry Mee stall opened in the daytime was good. If i'm nearby I would make it a point to buy from him.

Last time it's my dream house, to buy it someday.

But thank god it's sold out, so i can only rent first and managed to experience 1st hand the high-class condo place terribly between 2 ppr.

Really can't brain those kids that always press their motor or fix their motor in front of my room view, especially at night.
