the reality is - the appreciation already capped at 300k max as harmoni still have aplenty of balance units.

if rationalize the sq ft, it will be 280k max with 260k of purchase price (not included progressive interests yet).

almost zero gain for maiden apartment by EW.

I agree with you that SP Setia made a clear differentiation of their products, and EW has failed to make these distinctions clearly, and it will surely frustrate their customers.

100K vs 260K

I am hopeful that Karismas would have more unique selling points given the 2.6 times higher of price tag. Otherwise, it will be a major dissapointment comes Dec.

Opposite these apartments, there is a piece of land slated for development of a primary school. Is it Ton Fah Chinese School?

Karisma and Harmoni vs simfoni there are major difference in terms of finishing, facilities and size.

Facade is just the outlook.

Do a site visit or read up the past thread to find out more. Don't rely on just a piece of picture and conclude.

Finishing = known, same developer (one with tiles and one without)
Facilities = known, basic vs basic +pool/gym
Size = 750sqft vs 800/900 sqft
Costs = 100k vs 260/300k
Maintenance Fees = RM 123 vs RM TBD (about RM 160)

Facade is one of key elements of course. People won't buy something they think it is ugly to stay within, unless there are other WOW/pull factors, to be certain with.

Notwithstanding,
The perceived values are just not there for product differentiation.
One wastage is also block to block distance are too close despite large gross area to be utilized.
Other base analysis will be comparing Seri* Series Apartments, which served success stories by SPS, at Setia Alam and picking up good return yields.

In same sense, SPS Ecohill also made better propositions for its "Apartments vs Low Costs".

Visited both Apartments as guest and to be frank, my yi ma ku jie and myself were not impressed.

With Merrydale renting at RM 1.1k and Harmoni still selling at 300k; we already knew what to expect for Karisma.

Thank you for highlighting the difference between Simfoni vs Karisma and Harmoni.

The difference would explain the price difference. And is factual.

The rest is mostly an opinion or views.
Up to individual preference.

to note, the apartments ceiling height are LOW too (max at 9 ft only), not even fit to install plaster ceiling.

my friend's rumahwip even has higher ceiling. wonder why the costs were cut in cheaper land from city.

These are medium cost apartments, can't expect too much nia...

If looking for ROI, better go invest RUMAWIP or RSK.... As expected, regulation on paper, no enforcement... bangwall.gif bangwall.gif

Cant blame EW. The market at setia alam is that pricing. The mgmt are all think setia alam = beranang.
