saw agent advertise this as the next desa park of rawang wor.... is mah sing famous for focusing on landscaping and other amenities in their landed project? hows the commercial lots for MR1 and MR2 doing in rawang?

1st of all agent only said desa park. It doesn't mean desa parkcity. you guys read too much into it.

it also said desa park of rawang. Same with many other developments also claimed to be the next desa park city..........I reserved to name which developments that citing that.

would this be strata title development? 20x60 starting from 550k? would it be quite steep for the size.... cant imagine the price for 20x75... and this piece of land should be leasehold also right?

MR2, 20x65 lishold, proper strata title GnG cant even break 500k on subsale.

good luck with 550k at what I think is more inferior location. Correct if I am wrong (for the location).

its better u use klang valley lishold location to compare... maybe if u compare against TA/Rimbayu at canal city it will make you feel better...

lol... and this is saujana rawang... considered very inside compared to all the other outskirt locations....

But till inner of Rawang, it back to truck road.
Also too many new properties development there, Rawang infra cannot cope with it.

ppl wanna buy new and now direct from developers bcos of lower entry price....pay nothing and get yr house x yrs later.

but they never count how much extra they committed to, much higher than the market value. End of day, they paid much more bcos of high loan commitment.

there are only 2 reasons 'got so many rebates'

1. to entice investors or buyers with little cash on hand to tight them down with even bigger loan commitment.
2. they priced it too high therefore need to give rebates to bring down the price.

Haha, saw them selling hard at jusco. This project a failure. Look at the MR1 external area. Non of MS business. Pond become shit pond .. MR2 near to flat.. a mosque to be build opposite of the MR2. Telco coverage so poor. No unifi.. Look at MR1, still using manual gate. Haha

I am not racist or what. Just take MS marketing very...... Last weekend saw them got temporary booth at aeon Rawang. Lol. Many of the residents disappointed with the MR1. M Aruna sales should be very bad as Rawang is not big. Even the roadside flower shop also know about it.. hahahaha
And MR2... Same thing. Many residents complaints being cheated. Changing name to other won't help much as the project is nearby. Look at the M avenue, abandon there. Anggun city much much better as developer is putting efforts to it. Not like MS. Once sold, considered rot ourselves... Haha.... Proper Unifi also don't have at MR1... Only one or two Telco got a good coverage after a long wait due to the fact that these are business entity.... Lol

Mahsing changed its naming from M3 to M Aruna even before MR2 is completed.

I personally find MR2 is an Ok product. not too shabby. I don't know what is buyers claimed 'cheated' all about. cheated for what?

anggun city is an disaster by any account. in fact Guocoland hasn't proven themselves with commercial yet.

At one point, i think they should stop developing lah. Janji2 masa beli, bila siap semua jadi capati kosong.

Their SA all say good for investment etc etc, they should 100% focus on people buying for own stay and stop this good for rental etc etc. look at southville, icon city, kesian wehhh..

That a look or check with the flowers shop along the roadside ... That is what I can send to know more for MR1 and MR2..... Remember to bring several Telco phone if you are at MR1 area.... Just in case you are in the phase 4 area.. might not have signal.... MR2.. it was a luck my friends last minute cancel it after visiting me..... And the next project.... Can see at aeon anggun smile.gif. Not sure still there or not the sales booth. Sometimes can see with other sales booth like cuckoo , Coway and wok booth etc...

developers are not responsible for telco services. if they do, either its their own business (like YTL) or in msc status area or matured area. you want to buy inside mountain and expect 4G?

there are two reasons they pai tong at malls and hypermarket. to create awareness and to sell. many projects also do it this way, incl projects in good area such as Ara Tre at citta mall. setia duta villa which cost around 2mil also have banners on tiang lampu at ara damansara. sounds desperate even for Setia?

sorry telephone line cables are required by law and SPA for developer to provide b4 vp. but the services which is provided by Telikom is not. developer will provide hardware and the rest wil be up to telikom.

about Gamuda garden, you need to compare their prices 1st. if its worth it to pay 50k or 100k more expensive home in order to get the internet services, by all mean go ahead.

when they sell you the house (or when you bought the house) from developer, did they promise you there will be petrol station there or banks?

developer only sell what they can sell. yes they might use other marketing tools to entice the buyers, but ultimately you are just have a contract to buy one thing, a house.

there is different btw township developer and single done and dusted developer.

even with township developer like SIME and Ew, ppl still complaint about lack of amenities like shops and banks. Now you expect a single done and dusted developer like MahSing with MR1 n 2 to give you banks and shops??????

next time please ask developer to provide you with job too, so that you don't have to travel 40kms to town each day.

p/s: there is petrol station site at the entrance to LATAR rite? I don't know if they have opened now since the highway is accessible.

pls take a look at what low yat development in rawang...tasik puteri. how years already there? got what there?

Bandar Tasik Puteri and Mah Sing, come out a lot of promotions as their sell volume too slow
However, IMPO, Bandar Tasik Puteri cannot sell, dead
Mah Sing property also dead cannot sell

MS cannot sell due to many unhappy customers from their previous phases.. (i.e poor workmanship and management team especially for DLP).

But mahsing seems all projects also good sales in selangor/KL compared surrounding projects. Some I think price quite high like M Oscar, people also sapu, some location no good, high density, M Centura also sapu.

I read that its guarded, but NOT GATED.

for past few months, 2nd Phase M Aruna Carya VP; as past March, defect repair was slow in respond by team as total of per house submit, repairs reach at peak more then 50day.

As today, repair rectified fast by the MH Team. yes 1 weeks can done. no other major issues found or complain by owner.

gated still not being submit as pembandaran requirement. until Deplhy unit handover.

Check properly on the ponding of your toilet.

If got leakage then good luck

Cos they don't rectify, just patch.
