different ppl different expectation lo... both are different product... for me as long as its value for money... developer strong financial background... wont stay die ppl... nothing is impossible geh...

just i feel avila is on higher side if buy for investment... no competitive selling point other than its sunway and better quality of workmanship... but to be fair... alot of sunway projects also alot complaints on their workmanship... just see the buyers gt make noise at LYN or not je to protect their 'resale value'....

lol... established developer projects also have the falling plaster ceiling issue bro... i dont defend that incident... I just mentioned... for developers in malaysia... u tot u pay more get better quality...? think again le... thats all i meant... do go visit their past completed projects... this i really agree... and judge for themselves before committing.... but how many did so before they buy.... hmm.....

Problem is developer only make side by side or single car park... So unless they create tandem cp... Its quite impossible to provide 2 cp for every 3 rooms units... Unless u wish to have car park levels up to level 10 or comes with sub basement...

well there are ppl who dont want tandem too... to them its no difference as having single car park and u purposely block in front... what i meant is there are two sides to everything... u can chip in your opinion... but there are difference of opinions in the market... they being the largest car park operator in KL... u thought they dont have the data ka... haha

new rule for condo now is u must allocate the car parks to each unit before start selling... so every buyer can check their car park location once they book their unit now... while i agree last time... there is no such rule... hence get surprised when u sign SPA only know

i know that one... but i dont like the project... plus i dont like 3 storey.... maximum 2 storey is enough... big land size landed is more important for me right now... not by adding more storey....

actually TOD can no need provide car park also as gov will encourage more users of their public transport... but msian being msian.... even using public transport also must have car and car park to park their seldom used cars....

Sure got charge land bro... Doesn't matter which developer... Its better to charge land for bridging loan.... Their cash rich is before selling already done foundation plus 4-5 levels which requires alot of cost too.. especially piling stage... Normal developer dont dare do so because they don't have confident with their cash flow... To most of the local banks... SCP credit record on the close to perfect scoring side...

Your point is like developer compress loan to build multiple projects are smarter than commit alot cashflow once at a time... i will believe the developer who try to focus on one or two once at a time...

This one also blame developer ka... Lol... Then pls blame sp setia ecoworld and etc too... Alot of their strata projects also hike up 9 9 after handover to JMB... I think with KLTS should be kena hiking soon also.... The density and the social problem there... All live like barbarian...

mah sing, guocoland, MKH, PV, binastra to name a few... u can relate to their projects yourself boss.... not all project zero down... but they are willing to offer such package to clear stocks...
