When comes ro lelong units....all bets are off....

But as these are special projects initiated by state gov, they might still be able to impose some condition.

You never know until you got yr title.....its a high risk if bidder intention is for flip.

Rm200 per tenant will be tough business. But put in 15-20 people in 2266 sf, still have 3000-4000 per month. Comfortable enough for the price of rm300k property.

thats is luxury rental income already, not comfortable as installment around rm1500 nia for 300k property

Lelong or not lelong, near mrt or not, those property with sky high maintenance fees and keep revising up their maintenance fees, the selling prices should go lower , no surprise.

Leasehold property,
depending auction conducted where:

NON LACA (high court / land office)
meaning individual strata title completed.
non bumi can buy from bumi owner (non bumi lot unit).

LACA (public auction)
meaning still under master title or individual strata title yet to complete (beware the need to do double transfer)
depend on the developer. need to check with developer.
coz developer hold the title.
developer can still convert bumi owner unit into bumi lot if they suddenly oversell the project to non bumi and fail to meet the bumi quota.
for some project, maybe developer already paid up the penalty to the authority. meaning majority units already being converted into open unit. no longer got bumi quota.
So conclusion, only developer holds the answer to your question if the lelong unit fall under this case.

Anybody has tried the "friendly" way, eg giving the ex-owner a sum of 5k or something for him to quit, or find him a new rental location and pay him his initial deposit+first month rental ?

Would it work or would it make thing worse (he might ask for more ) ?

I would say is the same like chasing out your non-paying-rental-tenant.
No experience going through legal court process yet. As I would say is just easy to deal direct with the owner/tenant occupying the house.
Unless you really face such case keras kepala (stubborn to the max ppl) example as below:

Wah I want to be your tenant and then buat-buat tak mahu pindah leh...
Some illegal ways include cutting water electricity or change padlocks. Although I knew some who went on to do more extreme ways, I never recommend any illegal steps though
