for wangsamas dbkl took half plus those loan rejected units away.
this kg wira jaya rumahwip, they are taking more than 50%.

and also buying at a much cheaper price.

Yup.. but i heard some complain on their furnishing. Is it true?
Btw.. this sure bbb.. walking distance to LRT. Bit i dont like thw location. Very near with the track. But not sure how far the unit development from the track.

One of nicest rumahwip in terms of location, design and density.. Last time, Platinum Victory always trying to build stg closer to TARC, by phases.. so far this is the closest being direct award by D*KL.. anyhow will be quite shameful if one able to find many rent out units are actually coming from their own staffs 😂😂

Apart from this, nearby still available rumahwip is Rampai 2, SkyAwani 3 and Wangsa Meranti. All crap location that's why DBKL didnt even allocate unit to themselves for those projects. laugh.gif

What is Sri Rampai 2? Sri Rampai station yes very2 far. but LRT TAMAN MELATI just walking distance.. so untungggg...

last time there is one guy just bought one lot rumah (with the land - read rumah setinggan) at that area just around 40k... then after 1 month.. somebody nock2 his house and ask him whether he want to sell his lot with 200 K? or choose to own one unit of the apartment.. HAHAHA...only one month sudah untung.. hhhahaa... drool.gif drool.gif

AGRRED. it is very near with the track. shakehead.gif There is pro and cons. If you want very near with the station.. then u need to bear with the sound even midnight when they maintain the train even at 2 am in the morning. btw. just buy a sound proof window . Ya like those mosque (no offence to any race/religion at all) solat sound, eventually will get use.

A sound proof double layer window cost around 2k++, plus sound proof curtain. Should be good enough to counter the noise. (Nearby road/highway also die, noisy like sepang lel)

Yea.wiramas indeed is very good location compared to other lumaweed but one concern is the selling price after the 10years memorandum as most of the units are allocated to dbkl staff.

lol i used to live next to the surau in kg wira jaya for 11 years... got used to it.. can't hear anything when i sleep..
when i say next to it.. i really mean next to it.. open my window i can see them and speaker facing my window XD
one more surau just opposite my block.. and a masjid just 2 blocks away... now they got a new mosque within the low cost apartment area.

so best is.. unit facing toward klcc.. not the lrt track

also... FYI... that land got termites issue =)

1 masjid <250m from site
1 masjid <500m from site

burglary is common in that area ever since some negros started living in that low cost apartment area.

termites is a big problem in most of the units at the low cost apartment .. so i'm not too sure they will do anything for the vista wira land.. hope they do...

In this case, termite issue isn't kidding... It can be very serious issue, even though you solve your own unit problem but still relapse from others unit's nest.

Lrt track + mosque, if students stay liao tulan then they'll move lol.

Will be 2 blocks of rumawip-
Residensi Vista Wirajaya & Vista Wirajaya 2 @ Residensi PV9

Vista Wirajaya >> 300 = DBKL , 215 = public

Vista Wirajaya 2 >> 105 = unit replacement for the land owner, 333 = public

Wirajaya 2 will be slightly inside, Wirajaya 1 close to TARUC back gate.


Both Layouts is Different, Wirajaya 2 with balcony.

Agree, too near to LRT track, those units directly facing LRT track = GG . I bet student wont want to stay in if without any sound proof.

Ex-tarcian here. The LRT noise pollution is quite serious, I always lepak around back gate area while waiting for nex class. The noise is so annoying, damn dulan ...

i applied pr1ma as well..
i previously stayed in 1 unit for around 8 yrs... the moved opposite due to termite issue.. can't seem to get rid of them.. the unit that i moved into after that, the owner had pest controller did their thing before i move it... but after 2 year.. those termite came back... not just in the woods.. even in concrete walls.. had to throw away my furnitures.

i had problem renting out the rooms because of the solat actually... in the end all my housemates moved out..

I guess they aiming lrt station lorong belakang, I always walked those dark path when I was in Malai.. was lucky enough huh, but I was robe once at bukit bintang nia.

This place is neartarc n lrt but as above mentioned . Alot rob case and also student stay area, alot broke in case.

I worry of "my pren" people over there.. I dont racist but they are not belong to malaysia, and behavior is sxxk...

Haha luckily u edited the post. The cost shouldn't increase from 270k to 382k if there is +ve on the net. Supposedly if our principal is covered then we would at least b able to maintain the cost price. So the nett profit/lost would be +ve too.

yeah that's why i think the market will not be elastic for now (and near term) due to soft recession but again even the hike in few years past is also not elastic. afterall for a very long period, it will become 1) averaging of price increments or 2) slight correction on price elements, whereby 1) usually outweigh 2) by a lot more.

bro setapak infact is little jb.my housemate just got rob by a gang of mat rempit infront of pv guard house,lost some cash and her newly bought iphone.I never walk at night in setapak,cuz there are too much mat rempit around and you know what they do for living.lepak mamak from midnight until morning and tak ada kerja one.so I dont expect one would dare to walk from taman melati station to wirajaya afterwork.

Haha.you are lucky bro.Yea I have seen quite a few PH moving around in seksyen 2,brj area and I guess they rent the condo from menara alpha,the mystery condo especially on ghost month.hehe.I used to stay in wangsa maju before I moved to the PV in danau kota seriously wangsa maju is very convenient can get food Zhao fan or my favourite chee cheong fun in front menara alpha,and sometimes when I run out of budget get nasi lemak biasa at Ras Hartini beside the football field damn gooding while enjoying the pirated movie.indeed it is a best place for cuci mata, amoi muda with hot pants and low cut t shirt showing spotlight.haha.when get too bored take wangsa maju let to klcc lepak or go Bukit bintang sungai Wang or timesquare lepak.

The authority should raid up all the ppr behind there,as most of the fan cheong who creates probs stay there and mat rempit.my housemate went to make police report,the officer even told her,biasa la lain Kali kena berhati hati jangan jalan seorang.minggu ni dah ada empat case.since then my housemate never park her car outside.

If you ever drive uber or grab for partime,you will know wangsa maju has alot cheapskate and poor fag.pergi mana pun pakai promo code.but I would say seksyen 10 or wangsa walk area is much more developed in order and nicely in term of infrastructure and landscaping compare to the old seksyen 2.you will notice a diff in level of social class between seksyen 10 and seksyen 2.son where is smart they foresee there is a surge of middle class housing in s10 as there are alot young families and educated one wanted to settle down there compared to segambut or kepong area etc (due to cloximity to city centre and amenities around)

Menara alpha has tighter security than before eh?I know initially when alpha just completed they dont even have a guard house,after there are so many titanic "you jump I jump" only they started to setup the security. pv condo now facing drop in price especially the pv mostly occupied by students and landlord dont even bother to take care of the building.security system pun so so only,otherwise you wont see students living in pv15/16 keep kena break in case.only pv occupied by majority owner could maintain in term of value and liveability

Agreed, wangsa delima is the current best part of w.maju. And in term of investment perspective, I don't really like those areas which dominated by mostly a single race (not racing) only.

I was off from PT job (during university era) and having late dinner at BRJ, saw a fire engine drove into Alpha.. and ppl told me that got someone suicide and felt on the garbage can area.

(price already appreciated like 300%) look at the upcoming supplies in KL, both of private vs Rumawip... I don't think the price could ever return back to the peak level anymore. Students occupied apartment/condo is just a rental play vehicle, when the profits is there but owners still don't want to cash out then that's it, gg.

The same theory for those areas:
1) mainly occupied by 1 race (again, I ain't racing. This is just abt business)
2) mainly occupied by students only.
3) mainly relying on 1 industrial only. For eg, Nilai - flight company employee. Pantai timur shoplot & houses - petronas, oil & gas. The rental is handsome before, but when the industry has any changes=gg. When the property hit the target of your initial investment purpose or ATH, cash out the profits is a must.

yea.what you said is totally agreed by me,I dont prefer an area which is dominated by one single race or type of populations.the property best for investment and could yield more is a property which is favour by most of the people (future buyer) as a buyer who bought a house for own staying and not for investment,they are kinda blind in figures,as long as the house is spot on and to their liking.as for this wirajaya,I doubt it is a pleasant place to live in if the condo turn out to be a student rental hostel,and I bet no one would like to move in (noise,cleanliness,peacefulness and suitability for kid's growth).
Personally I still prefer wangsa delima,in term of everything and WangsaWalk Mall is just a stone throw away.I can bring my child for meals and movie afterwards on weekends,and most important I need not to worry when I need to do any banking as Maybank,OCBC,Hong Leong Bank,Bank Islam,Affin Bank are just within 500m radius.especially for Hamilton and Wangsamas buyer,the building is connected by covered walkway and its just merely 150m away.

The unrestricted blocks at Wirajaya will be named as PV 9. Sales yet to launch. Unknown about the pricing. But PV 18 at danau kota is priced at 450k after 5% rebate and 1021 sqft and come with 2CP. If here is priced the same, then will be competitive enough. pay additional 150k (compare to rumahwip) to get bigger size and additional 1CP and not tied down with no sell no rent policy.

i just called the PV there and they say this project is located right just behind the college gate. just across the road then u will reach the college and it's nearer to the taman melati lrt. a good investment indeed

both projects got pros n cons.. Sinaran lower dense and nearer to mall but crime area, this PV nearer to college and walking distance, but higher dense and risky if rent out...

once you fill in the blanks in the website & press submit, then there is download link for that surat akuan sumpah. just bring it to pesuruhjaya sumpah to sign. easy

I have another query. If my wife got the offer, can i use my government loan instead? But the unit is put under my wife's name. The prob is it's either husband or wife who can apply or rumawip. Not both. I couldnt register since my wife has registered earlier.

the initial batches of rumawip have no clause in the SPA mentioned that renting are not allow... am not sure the recent rumawip's SPA whether they have include such a clause or not... one of the completed rumawip, pandanmas owners basically rent out their unit openly... and so far no action taken against them... haha

My friend rented out his full furnish with TV and everything else at RM1450 only.
Got tenant straight within 3 days only.
Loan at 70% LTV. He mention can cover loan + maintenance fees happy dy now.

yea... most of the agents thr also say they can rent the unit out easily within 3 days... seldom hold any stocks more than 1 week after listing.... all the potential tenants queue and pay deposit for the rental of the unit....

Owner bought at 600k plus plus price. Maintenance fees at 0.35 psf. Size 1100 plus sqft.

Guess the rental rate? Just basic unit. I pity the owners there.

haha... all these unavoidable de la... plus around that area alto of PH also.... last time my fren condo at opposite IMU also whole level also PH... but subsequently all cleared off already... dont know how they do it... but i think unity and enforcement is very important... haha...

depends on the market demand... now rumawip can rent out 3 rooms unit partial furnish below 1300 per month... parkhill for similar three rooms size also will be around that rate only... max is 1600 per mth... anything more than that... the majority renters will choose to rent rumawip units...

and we not sure whether living condition of the private project will be better than rumawip or not... judging at parklane... doesnt seems to be a good condition to live compare to pandanmas 1... lolz...

depends on how strongly the mgmt and the residents united to push out the PH and foreigners sekalian... haha... no matter wad... rumawip still have more own stayers than private projects like parkhill... there will be more voices sound out when shit happens compared to investors infested condo like parklane and other high density private projects... when own stay owners nt even able to unite in big numbers... u can only see ur condo fallen...

basically all private projects beside rumawip... there's a limit to how much they can price their rental pricing once VP... best is cut lost early while still have value to sell... haha

I got one of the nearly top unit.. but ppl keep saying, if u buy a condo/apartment, the higher the unit, more expensive..now all same price for non dbkl..

facing kl means your unit should be facing the lrt track also? if it's the other side then your unit is facing block A instead of kl unit. wondering will the lrt noise affect the top floor

Just asking, the Sales and Purchases legal fees and Loan Agreement legal fees are going to be borne by buyer, developer or banks?

Stamp duties got some exemptions for both SPA and LA.

Omg, when handling the form to developer, I had issued a booking bank cheque to them. But now my developer agent asked me to issue another new bank cheque to lawyer and it's due at 28 January!!!! They kept saying they can't do anything. Omg they are not the first time to sell rumawip!!!

When I requested for floor layout, they say the project haven't launch yet and can't expose !!!

Finally getting an offer today after they put me into wish list just last week. Been waiting for ages for any update from Rumawip. shocking.gif

Anyway, can somebody tell me what to do next? Should I contact the developer or wait for them to reach me?

also, How high is my chance for full loan? ( First time home buyer with a RM2200 as gaji bersih. No financial commitment whatsoever except paying RM200 ptptn monthly)

Hai.. Anyone here are selected by rumawip for vista wirajaya? Is it true that we have to pay 5k to PV eventhough we applied thru web rumawip?
I thought those who applied thru pemaju je yg kena byr booking fee.

Yup, contacted PV already. They asked me to prepare 5k bankdraft/cheque and proceed to ballot my unit. That 5k will be returned back to us if our loan request is not approved by bank.

They also offer me an extra parking space for 18K. Got only 8 extra spaces left but that's not my concern tho. Still cracking my head over the loan.

I just balloted and gt my unit.

Number 1:
I even purchased an extra carpark, priced at 18k. I asked them to include the whole purchase in loan that is 318k+
I have also submitted my loan application to Maybank, I`m not sure what rate should I get. they asked details like job, education level, employment status etc. What rate do you guys get? mind sharing, and any way to get the best loan rate?


Number 2:
I gt a unit. I`m not sure I`m happy with the unit or not.
+ top level 27 (yes it is the highest unit),
+ The unit is 1 unit away and opposite from the lift & bin. (which is nice)
+ The unit is NOT facing the swimming pool/LRT track (my unit is facing WEST), I thought not facing the swimming pool & LRT track, & wirajaya 2 on the other side of the road was good already. More privacy & less noise I assume.


I was ok with everything until i realised my unit is FACING WEST + I`m the TOP MOST UNIT doh.gif (Should be oven right?)

how about you guys?

I`m wirajaya 1. and YES 5k bank draft (gt balance 5k in your account, will be deducted) & yes applied thru rumawip web.

Booking fee is included in the 10% downpayment say 300k, 10% is 30k, so 5k depo, then later when sign S&P pay remaining 25k.

agent lari with cheque thats not directed into their account pun... nothing much to scared... wan lari then just let them lari... concern are those that use agent's account to submit the cheque... itu la masalah nya....

Should just call the developer and ask whether this project still going o not

Rumour only vista wirajaya 1 (mostly for DBKL staff) , vista wirajaya 2 still going on because some units is for replacement units.
But my guess probably vista 1 & 2 also gone since is wirajaya ...

Council homes and rumawip is different scheme, council homes is on rent then own basis which is subsidy by DBKL. Now the chooped means the rumahwip is still on-going but bare by developer itself.

Called the developer today. They said project is still ongoing. Anyone got different answer? Maybe DBKL did not sent letter yet?

What are the chances that we can back the booking fees? and what happened to the signed loan agreement?

I just visited developer office. Keep asking them if the project is on-hold or on-going and they said still on-going (of course they're developer). Upon site visit on Sunday 24/6/2018, it seems like Wirajaya 1 no machinery/seems like few pilling points has been done/not much progress/no people. While Wirajaya 2 got machinery and people working. I got the feeling like Wirajaya 1 has been put on hold, not sure.

Anyway the highest floor for Wirajaya 1 is 32 not 27 like advertisement.

Pass by the construction area, work has been started at vista wirajaya 2, but not sure for vista wirajaya 1 , land are empty and no any activities happening there.
I'm guessing vista wirajaya 1 canceled but vista wirajaya 2 will be continue .

I've been contacted by the developer agent, (I'm applying the vista Wirajaya 1), they are preparing the S&P agreement and can be concluded by this month. I've asked him about the status of the project and the project (vista Wirajaya 1 & 2) will proceed accordingly.

This is really like living next to LRT. the closest ever you can get.

But unfortunately the LRT station is not next door. Need to walk. Current condition not really safe to walk especially the one next door to TARC back gate.

This is actually opposite TARC back gate. Seems like around 3min walk to lrt.

The one near to TARC back gate is Wirajaya 2 aka PV9.

I just noticed that suddenly the progress for Wirajaya 1 is much faster than Wirajaya 2. Because last time the progress for Wirajaya 1 much slower due to the change of government.

For wirajaya 1 already more than 20% progress,for those buyer that not sign snp yet,ensure your lo and snp address for wirajaya is same. Or else will got a problem if want to use kwsp for deposit.

The bad thing about vista wirajaya 1 is DBKL staff bought it for only RM230K and using lppsa loan.. They only rm1000 per month.. and no progressive interest...

So, half of the buyers (DBKL staff) have unfair advantage..

Did you know how many unsold unit slot for DBKL staff?

I got almost highest floor. Plan for own stay that why choosing Wirajaya 1 with bigger sq compare to Wirajaya 2.

One more thing about this project.. as a setapak originin person.. I can tell you that.. 2 Kampung had been destroyed by PV/DBKL to build this 2 projects..

in the eyes of remaining kampung people, this project is capitalist project that destroy their lifehood..

My mum told me that one old guy die due to heart attack because his beloved house been destoyed..

A lot of buyers have unfair advantage in Vista Wirajaya 1, 2 and PV9..

DBKL staff bought this wirajaya 1 for 230K.. LPPSA sumore.. some bought it as 5th, 6th property already.. for investment..

Wirajaya villagers bought PV9 1000sf for only RM42K..


Since Rumawip now can be rented..

Hard to compete rental and selling price in the future..

Wont happen, orealdi signed spa, the most developer can do is cut cost give u all lauya everything. Grada B tiles become grade C tiles, and etc

Guys, my sister receive mail from DBKL mention that her application for this apartment has been approve.

When we arrive PV's sales office. The guy mention beside documents , have to prepare RM5000 as booking (must by bank draft or cheque).

then proceed to apply loan.

now the problem comes...
If loan reject by banker, buyer will get refund only RM4900 (some more gonna wait 1 month for refund) ...while RM100 telah ditelan ... is it normal ?

Did you guys saw any black and white on this when make RM5000 payment?

Ya, bank reject is beyond our control , they should not charge RM100 for that.
Just now call them again, this time say Wirajaya 2 is partially launch, for before fully launch , pay RM5000 before lunching date and get loan asap. if loan reject, will get full refund.

Partially launch ? Wirajaya 2 has been launched since June 2017 bro. My cousin sign S&P almost 2 years ago.. His moratorium now left 8 years ++.

i found out some agent was playing tricks.
Many years back i visit a show room, the agent mention finish sale. Ask me to leave my mobile no, they will contact me if any loans reject.
Arrive home less then 30 minutes, the agent call say got one owner loan reject. Ask me want or not, but will expensive RM10K.

Taman Melati LRT is black area area.. got a lot of criminal cases.

Every year got a lot kidnapping cases along the road beside LRT. I'm native of kampung wirajaya, my parents got PV9 unit for very low price.

I was told there is no black and white for the RM100 charge if loan rejected just now by the agent doh.gif
I was told the show room bank in booking cheque and process very fast in just 1 day and when come to refund that time it tooks 1 month + doh.gif

Hi all sifu, 1st time home buyer, I'm so confused about the legal fees & stamp duty fee.
I bought vista wirajaya2 and just sign SNP last week, loan from bank 90%. How much need to pay for loan legal? the lawyer said around 4k+ at first then aks me izit 1st house and after that he said need to pay 3K + when I sign the loan agreement. My friend told me if property under 500k no need to pay.

Normally how much need to pay? or no need to pay. Thanks for advice

Is your friend happened to know such RM 0 lawyer? If so, get him to introduce you the lawyer, and do the paperworks.

Only need to pay Loan Legal Fee which inclusive disbursement and stamping.
According to bank calculator is RM5300 , but bank agent told us that developer lawyer say is RM4K+



Correct if i'm wrong for the entry cost

* Booking Fee RM5000 (Will charge RM100 if bank loan reject, balance RM4900 will be refund)
* RM25000 deposit , if loan approve
* SPA Legal , disbursement and stamping fee is FOC
* Loan Legal , disbursement and stamping fee is around RM4K+ to RM5k+
* When collecting the key , you need to pay memorandum of transfer fee which cost RM9K+ (inform by developer agent)

Biasa la... many buy it due to near TARC for investment
during application, it also asking do you have any house outside KL ? And agent do mention you still can apply for RUMAWIP as long as your existing house is outside KL area.
and my friend do success apply one with submit proof that he have a house outside KL area.

By the way, one question for MRTA.

Loan tenure is 34 Years.

Banker quote 3+31 for MRTA.

Correct me if i'm wrong. the "3" here mean construction period. So 3 year construction period, the sum insurance will not drop & remain same.

"31" is the year that insurance cover for repayment. As i know the repayment year start count after the construction complete (i mean after receiving the key).

Since our repayment years is 34, is that mean the insurance only cover until the 31st year. remaining 3 year is at our own risk (touch wood if anything) ?

Normal. Mine also 5k+.. Ue can rqst lhdn exemption for e loan stamp duty from lawyer, if ue r 1st home buyer...

Because my friend told me must use PV own panel lawyer. Outside lawyer can get cheaper on loan agreement fee? Thanks
