Why hate on CBJ? I feel its a nice place, alot empty lands and more to improve. Had good profit margin of 300k+(not nett) on Garden Residence investment last year smile.gif

if 5th auction...most probably will bid higher than 4th auction reserve price

if want to invest through auction.. need to study when is the right time to enter..

Actual pics of the unit. Vacant unit. Dont think will fall beyond 4th auction unless got caveat or is bumi owner.
No info whether it is bumi owner or non bumi owner. Didnt track the unit before.
Need to wait nearer to auction date to get the info again.

price drop is standard in each call for auction, i.e. 10%. reduction.

the only different is btw 3rd and 4th auction (the same property), bank may not absorb certain cost. Is this true?

I'll say it's healthy. Too many investors previously. At least those who purchase now is very well aware of it, and I can say many who purchase in Cyberjaya now plans for own stay.

make no mistake....auction properties are mostly bought by investors, to be precise, seasoned investors.

no ownstay buyers will buy auction properties bcos
1. they cant inspect the property
2. require high capital outlay.

its just a matter of investors being replaced by other season investors but with much lower cost.
