Clearly, you have no idea what the current condition is in both Cyber and Cyber South aka satellite town of Cyber. Population is increasing rapidly in these areas and that’s something you can’t deny, although the supply is still more than demand.

The group of ‘greedy’ investors who bought properties in Cyber during property booming era are now finding themselves unable to hold on to their property anymore and hence all the lelong. But there’re also a new group of young people, aged between 25-35, are buying and moving to Cyber. Old has gone and new has come.

Cyberjaya is a limited freehold land. Meaning still required to obtain local authority consent for any name transfer dealing.
Therefore, I foresee auction prices in few projects here to dip lower than before as developers starting to issue out strata title.
But yet the defaulter owner did not perform the necessary step to "perfect" this transfer. Logical thinking, paying monthly installment to the bank and maintenance fees also no money, needless to say this MOT stamp duty of course no money to settle as well.

Hence the term "double transfer" come into play.
*Strata Title of the property has been issued by the relevant authority and the Developer is not agreeable to a direct transfer to the successful bidder.

Taking for example Verdi (example only, as Verdi yet to issue strata title) condo biggest size unit (1453sqft). S&P price 900k. Lelong sold price 500k.
The new owner will have to pay up the MOT and legal costing base on this S&P price transferring the title from developer to the ex-owner name first.
Then only paying another round of MOT and legal cost base on the winning price transferring the name once again to his/her name.

STAMP DUTY SCALE for MOT
Stamp duty Fee 1% : For First RM100,000
Stamp duty Fee 2% : Next 400,000 (RM101,000 – RM500,000)
Stamp duty Fee 3% : The following amount up to RM1 mil (RM500,001 – RM 1 million)

Just calculate for yourself the additional cash in hand one need to have to take over those auction units. Yet to include the penalty incur due to extension coz double transfer will not be able to settle within 90/120 days. Unless potential bidder did not do enough homework and unknowingly bought over such unit, then after winning only realise the consequences, that's a different story.

Well only affect lelong right. In direct transfer no such issue.

Cybersouth is actually not even cyber. But many agents are advertising as cyberjaya

In btwn my earlier post n to ur reply, i did some checking in a fb grp asking abt chances getting into sk cbj. There are parents who hv cbj address and had their 1st 2nd child into sk cbj but failed to enrol the 3rd one. End up had to send to sk putra perdana. Seems tough to get in. Now i’m really having second thoughts abt moving. Cos hv always been thinking to ensure i work close to the school my son would go to. So if finally i decide not to move to cbj, i may need to change job then sad.gif

Agree. I also not sure if my son got accepted or not in 2022. But i think still can appeal. Many workers i cbj cheated by using any colleagues that stay in cbj, thats why sk cbj really packed.

cyberjaya is the best livable place in Malaysia. You'll regret it if you do not own any property in this area. Everything is there. its a perfect place to invest and stay.
