It's about the product itself. This landed coupled with 2 blocks of high rise. You are paying maintenance for those lifts that you won't be using.

Build quality can be another factor.

Staying in landed I would want low density but obviously you don't get it here, because of the 2 blocks high rise.

Try look for SEG, landed price hold up very well. Other good properties in cyberjaya as well.

Bad one be it product, management or residence problem, price will not be good, just like any other places.

IMO, yes for own stay , if u don mind to travel or pay toll, for investment is a big no no unless u have deep pocket

if a place is good for ownstay, it should be good for investment, bcos why would tenant be avoiding a place where its good for ownstay?

however, if every ownstayers say cyber is good for ownstay and NOT GOOD for investment, I wonder how this rationing come about? ownstayer will stay but tenant wont like to stay there??? bcos of what reason?

Also ownstayer claimed the place is vibrant, I would assume vibrant mean more shops and retails and they are doing fairly good business. If this is the case, why tenant wants to 'avoid' such vibrant place?

Not good for investment may due to oversupply of condo/apartment/soho in Cyberjaya and cause the rental drop. my 2 sen

i own a unit of condo in Cyberjaya and stay here for 3 years plus, so far i like it.

Oversupplied in terms of sold properties due to two reasons:-

1. Owners dont wamt to move in
2. Tenant also dont want to remt there

Tis is umlike iskandar where developerz hold much of the unsold stock.

Any properties someone will like ir.

Its the proportion of people liking or loatjing the place that determine the subsale price whether its for subsale or rental.

I think most people i know who are interested to live in cbj are young families. But those who have family probably prefer to own a house instead of renting. And they can own a house in other area at cheaper price. I would say if cyberjaya has more landed that offer midrange price, those families would actually buy and stay here. But because most landed house in cbj so far priced 800k above, not many young families can afford. And most apartments in cbj are having small sqf n studio layout. Its just wrong type of house supply here in cbj
