I'm actually monitoring SEG price. Can't really sapu any lelong or even price drop units. Only isle of kamares which is not selling well actually can get lower price. Others seem price keras.
Even subsale landed SEG also nobody interested to really sell, mostly own stay.
As for highrise for cyber. Well those r really bad deals, everyone lelong everyone subsale

those that have bought 1mil property are not those investor wannabe that tried to dip their toe into property flipping game. and without good profit on subsales (which I believe if you sell today you don't gain much), they rather keep...for rental even though rental yields is not good.

but that was during BN gov, banyak dato datin hang around Cyberjaya to get benefits from jibby and co. Now PH gov jor, am not sure if these bunch of bizmen/blood suckers are still there to rent.

Yes as mention by Bean taikor. Those that afford to buy millions dollar landed house in Cyberjaya are those able to hold, loaded with money type of investors. Either you match their asking price or they are willing to hold, rather than to sell you at below market price.

Compare with those who bought high rises in Cyberjaya. Majority is trying to be rich by investing in property. Zero down. Big cash back. GRR. All end up burnt at the moment.

Lelong marke today you can buyt:
Studio unit can get at below 200k.
Mutuara Ville 3 bedroom at 300k.
Mirage by the lake at 400k.
Cristal serin at 400k.

Just look at seg phase 1 link terraces and smd....

See if there are any positive price movement boh...

not dropping but from transaction around 2-10% increase since 2014, using the post rebate price, not S&P.
Ya it lags behind even FD rate but well at least doing better than highrise

with such limited supply yet the price appreciation is not the envy of many, thanks goodness there are cyberlovers.

Hmm to be honest I'm not so call cyberlovers or what. Just happened to have a few landed there.
But all my other landed in USJ also not fantastic since 2014. Probably 10% since 2014.
The only props I have with slightly more linear ones are my oil palm estates n orchards surprisingly.

I do understand many are wary bout cyber but the 5 USJ landed I holding since 90s I think since 5 6 years back marginal growth only
