I think they can smell cos very near, looks like just across the street...when pass by the pond from kuchai, we can smell it.....some blocks r near HTC too......

Besides the fact that the number of units is staggering and the proximity of the STP, the location, the price and the practical floor plan (squarish/rectangular rooms) makes it a good option for those who can qualify for it.

KL address... pricing.... 850 sq ft... better than alot rumawip sizes.... and near to the exit to highway there..... as for STP, HTC.... this are the traits of AK projects.... take it or leave it.... lol.....

Taman Desa ma...easy access to many places...
The location is gd but facing those ponds n htc......think twice and up to applicants' choice la.

is not proposed but confirm MRT2 station. Bandar Malaysia South. it is nearby Desa Green however whether walkable or not is unknown yet. because need to cross the railroad if and only if a pedestrian crossing bridge is built.

By HK planning standards, 7 blocks of such high density residences should have a mini bus terminus and a MTR station already!

Sadly this is Malaysia, where property is a speculators playground and infrastructure can be neglected indefinitely

You are always welcomed to come over to have a look, flight ticket is cheaper than the DP haha...townships especially those in New Territories are a good example, given the density, Desa Valley should deserve a transport station itself

Already see they cut down the small forest area behind desa water park recently, so sad, I do love the green trees in Taman Desa, now no more

at the moment taman desa traffic is really good (not congested like Kuchai lama) + location is superb & extraordinary, love it

by the way this will probably bring good business to the friday pasar malam, at the moment really not many people there

I receive the same call too but pity la my name already appear 1 house loan in ccris sure kena reject one by bank that cannot buy another rumawip project as they said is not first home anymore lol like that also can.

wrong understanding
1. first house in KL address. you can have 10 houses in selangor but still qualify for rumahwip.
2. nope. bank will not care how many houses you have as long as your ccris record clean 000 and dsr is good they will approve your loan.
the one checking qualify for rumahwip or not is dbkl actually. and nope they won't go through your ccris record. that's why some ppl qualify for a unit but later need to reject because loan unable to get approval.

In June we chose to buy Gembira 737 in OKR/Kuchai Lama. 600+ units and freehold. Very good layout.

Among all the Rumawips launched during the last 3 months I would say Desa Satumas seems to be the best bargain. The density is appalling however, and with this kind of density I guess the facilities don't really matter much as sure will be crowded. Shitpond and HTC aside, this sounds to me like a decent location.
Aset Kayamas really is stretching it's resources thin on a crazy amount of projects, but if they deliver as promised this could be a good buy?

That's why. The both sides of the highways are already expanded to maximum already.
The roads from Kuchai Lama and Puchong have minimal space at the side of those buildings

Now expecting 3k new families to move in. I really wonder how are they going to solve this if the highway really can't expand anymore and the roads in front of the project

just like those older condo townships... jam in front of your condo for 20 mins at least before access to highway... haha.... taman midah before mrt era... having the same issue.... jam inside own taman for 10-20mins before able to go out to jalan cheras... haha

I've experienced 45 mins jam in Bukit Segar Jaya housing area just to go out to Connaught highway. Now they are building The Mark Residence condo, I wonder how many hours will stick there there. As the roads are on hill and already stick to the side, there's no way they can expand it

zero chance to reballot. if not everyone would have ask for the same thing. only thing you can do if you do not want rumahwip anymore is to fail your loan application. get back your deposit.

yea i mean huge like those... cant cover up.... depending on the size of the original pond though... some can cover up with a huge dome on it.... and no smell will come out... for size like connaught one... i think need few domes... haha

if still haven't sign for SPA, still can withdraw full. As per rumawip website buyer will only got penalty 1% of project's price for cancellation after signing SPA.

If u can, know some banker friend, they can check for u whether will approve or not. U can also check online buy CCRIS to check whether is there any flag '1' in your ccris.

Is it worth it to buy into leasehold apartment? Doesn't it go back to the government/developer when your lease expires?

Mostly occupied, Abadi has been there 20yrs+ ago. If not mistaken it was before the TNB power station was built nearby..

Most rumawip are leasehold. I remember 2 rumawip - Residensi Gembira 737 and Lanai are freehold.

dunno, my frd went thru RUMAWIP 1st then only straight to developer agent and signed snp on spot. propably that's why it needs full 10%. Any idea to know how many % has sold so far?

After you have given the 15k deposit, once you are called for balloting you need to pay the remaining 8k. . .

Hi all,

One of those that bought into this project. Hope can help to address all the questions raised in the thread so far:

Qualification:
Anyone that does not own a house in KL qualifies, as long as below RM 10k income. Check the website for more details.

Application:
Sign-up at the RumaWIP website first, fill up your details and apply the project that you want. Take note that limited to 3 selections only so choose wisely. Encountered a situation whereby people cannot apply for the project because they simply apply other projects and did not cancel them.

Document submission:
Once you have all the documents printed out and filled up according to the checklist provided at the website, you have the option to submit them to (take note of the deadline):
1. DBKL - no booking fees required, if succeed then only need 23k deposit for ballot. Longer wait, around a month or so.
2. Developer - 15k upfront booking fee required, remaining 8k upon ballot. Heard this will be shorter wait, perhaps those that went for this option can clarify.

Ballot: They will contact you if qualify for the ballot. Only ONE try after you pay the deposit. So firstly pray hard if you do not want a unit facing the HTC and STP side. If you do not like your draw, cancellation is subjected to 1% penalty as others have highlighted above. To "avoid" the penalty, refer to the point about loan below.

Maintenance:
20 sen psf, so it will be RM 170/month.

S&P:
Most fees covered by the developer. Lawyer provided, can even sign the S&P on the spot in Aset Kayamas office at Old Klang Road if available.

Loan:
Apply from the provided panel bank list. For those who do not like your draw above, you will need to apply to at least 3 banks and get rejection letter from all of them to qualify for a full refund of your deposit WITHOUT being subjected to the penalty. Fees related to the loan however is to be borne by yourself.

S&P stamping:
Heard from the lawyer probably will be done around March or April 2018, as the developer might have some revisions and only finalize the document details around then.

Think that is all about it for now. Kindly share if anyone have any other information not mentioned or highlight if there is any correction required above.

Is there any document beside this can be provided for epf withdrawal? Spa stamped and finalised seems a long long way to wait. Got unit A lvl11. Loan just approved this week.

Good Location but only worries is the future MC problem and the najis pond over there. If you are existing Kuchai Lama resident or OUG or Taman Desa Folks, I am pretty sure everytime you go to work to KL passing by Ex Desa water park, you will get the foul smell.

I set my car air con within inner circulation and yet the smell still went through. I have to suck up my breath every time I pass by.

I have a friend stated in Abadi Villa Taman Desa. Many complained about the smell. He is planning to move to new place too but definitely not next to that najis pond.

Sad to say this project land still belong to DBKL, so anytime it can be taken back. And therefore, developer not suppose to take any booking fees/deposit and illegal to ask buyer to sign SPA.

It wasnt a normal big pond, it was big shit pond (sewerage open pond) lol. My friend staying in abadi villa always smell em. That y the price of abadi villa condo never appreciate.

They already move to kuchai lama.

you got your points but Don't be optimistic. look at again at the land size reported by MP Lim Lip Eng at no 54. It was reported as 42.42acres while the land search I shown you all above is only 17.23 acres.

MACC won't probes without the valid reason and please don't forget this 64 land info were being reported during last few parliament session when BN still in power. No MP dare to give any false info during that session because if he/she does, can kena tangkap and kena charges. Same goes to Tengku Adnan. That is why he have no choice but to answer those question at that time and confirmed all is the right info.

I hope you are aware 42.42 is including the old desa water park plus the surrounding of the lake.

i just got off the phone with the developers, and they said that the construction has started and that the second 10% has been done hmm.gif hmm.gif hmm.gif

as per my laywer said that developer has signed the SNP and is just awaiting instructions to stamp them.

Fortunately this location have good access & very near to the city places like trx & klcc even if the gov were to scrap the hsr but the 2 mrt stations are in progress so obviously that piece of land is valuable to any new development there & it will be a catalyst for Desa satumas project
Oso next to it is the new sales gallery for Desa Sentral project maybe within this 2 to 3 weeks will be completed than we may have more info of the surrounding development good luck

Labour day but there are still people working on-site. And lots of activity at Block D, E, F & G area. Unfortunately, that would bring the total to 3000 units as initially planned. Estimated completion by end 2021.

I think and hope DBKL and the developer will build a pedestrian bridge from Desa Satumas to the future Kuchai Lama MRT station. It makes sense after they shelved Bdr Malaysia stations. The distance from Desa Satumas to Kuchai Lama MRT is only 1km.

This will benefit the 5k plus or more residents at this development. Taman Desa and OKR gonna be jam if they don't link this development with the MRT

Although it takes only around 15 minutes+ to walk 1km, I doubt a bridge will be feasible since it needs be built through lots of obstacles like private lands and whatnots
But it be cool if they actually do it

I bet around 40-50% of owners here are investors wanna rent out their unit. Open mudah today and found more than 100+ units are up for rent at rm800 only. Good market for tenants eh?

Its buyer and tenants market now.

Long gone are the days where you need to queue for new project or tenant have no choice but to settle with whatever available.

Not surprising. Even the rental price of nearby older condos got affected. Casa Desa last time easily rent out 2k+, now 1.6k also can get.

Yeah although no tenant for months, I guess all owners for sure will be able to pay monthly commitment as the price is considered cheap at 230k only. Of coz they want to keep thus property. Hence there will be less likely for the properties here to be up in the auction market. Maybe rent might go as low as 700 if tenants are sweet talkers.. who knows hahaa

If really drop until 700 or 800, then I foresee 60 % of Taman Desa existing tenant will move to Desa Satumas.
A saving of roughly 500 a month is a lot.

Time to open new shop below Desa Satumas, since tenant now have extra 500 to spend every month.

If you care to check further about 90% of the advertisements belonged to Chester Real Estate Agency fishing for potential tenants pool. I am a unit owner and they offer me RM1000 to rent. So do you think you can get one at 800?

Don't say Desa Green, even Iris Apartment tenants which one of the cheapest rental around will also move to Desa Satumas, so it is unlikely to fall below 1k.

Better tell the agent to go fishing in the sewage pond in front lol. Nvm i understand your feeling as an owner. We'll see in 2 3 months what will happen. If all owner can get tenants for 1k a month good for you guys.

Yes 100+ listing but if u look at it carefully, the ads are posted by the same agents. They wanted to get maximum exposure and tagged nearby area. it's repeat & repeat. probably only 20 units are keen to rent.

Actually someone from owner group already rented for basic unit RM1k.

I think these agents are try to fish around and bargain with owners there.

Room for a decent condo in KL nowadays cost at least RM500. You would not get RM800 for a whole unit even in basic in Tmn Desa. Event my another apartment in Semenyih already renting for RM800 whole unit

Most of them loan installment around RM850 only. If they rented in RM800 they pretty much cover their loan already. RM1k covered with maintenance fee. they won't fall into lelong. Overall still a decent investment. 4-5% ROI

OMG! Another development coming in this area. The site previously was the AK sales gallery, just next to desa satumas. What really surprised me is the fact that the entity behind this project is the city council themselves. Another 1.5k units coming to this cramped area is kinda crazy. The roads leading there already filled with cars parked left and right.
