Hi Guys, ask me anything of Water leaking / Waterproofing. The more complicated the question is, the better.

Just ask me everything and i will try my best to answer when i have time.

The more challenge the water leaking waterproofing situation is, the more adrenaline i get smile.gif Especially those who appointed few contractors to solve waterproofing water leaking problems and yet still failed to rectify the water leaking waterproofing.

Those common water leaking i can share about are below:
1. Waterproofing Problem / Waterproofing Materials
2. Water leaking / Plumbing (toilet, roof slab, wall concrete slab)
3. Concrete crack repair solution.

In general, There are few types of waterproofing chemical
1. Liquid applied PU waterproofing membrane
2. Cementitious waterproofing coating
3. Chemical injection waterproofing system
4. Exposed waterproofing system
5. Self adhesive waterproofing system

I believe Water leaking or Waterproofing problem is the most nightmare defects rectification work compare other defects. Worse still some contractors proposed wrong method solving the leaking matter or some contractor disappear after owner engage their service and many nightmare stories that i heard.

I will be very glad to share some of my experiences rectifying water leaking problems or waterproofing problems and share my knowledge the best solution to rectify it smile.gif

First of all, apologize for my English and please focus on my knowledge sharing here smile.gif

I will show more picture example soon

how about toilet waterproofing. i know that if hire a contractor do, they will take out the existing tiles and redo the water proofing. is there any way we can DIY and without taking off the existing tiles.?

To solve the leaking 1st floor (terrace), usually there are two methods to rectify it

Method 1. Hack the entire floor and redo everything[SIZE=7]
To hack the entire tiles,
To hack the existing cement sand screed,
To hack the existing waterproofing materials until the concrete base.

Once removed everything, Redo everything. Start with

Supply and apply with new waterproofing materials (Cementitious type),
Supply and apply cement sand screed (gradient/slope surface - gravity high level to low level to allow water flow)
Supply and install new tiles

Above method 1 is always the best solution. However required alot of time and the most expensive method. This method can be use if the water leaking area is too severe or too "complicated scenario"
"Complicated scenario like
I) concrete profiles full of crackline or full of porosity
II) the existing waterproofing embedded failed miserably
III) contractor forgot/never apply waterproofing membrane at all

Method 2. To inject chemical PU injection to permanently stop the leaking at that particular area only
Firstly Determine and analyze the leaking area
Then Inject Chemical PU grouting to stop the water leaking area. This PU grouting once react with water will expand form a tight, impermeable, elastomeric seal and permanently stop the water leaking at "that particular area only"

Above method 2 do not required those hassle or hacking. Very straight forward rectify the water leaking.

I will update more pictures to explain in more details. Currently busy smile.gif

*
Is your small bathroom completely new? The entire floor is "naked'? If so get those "cementitious Waterproofing type will do. Cementitious Type waterproofing is the cheapest among other membrane type (Polyurethene PU, Torch On membrane, Acrylic Polymer etc...) Internal areas can be apply with cementitious waterproofing membrane because internal areas do not exposed the sun and rain.

Exposed area to sun and rain must not apply with cementitious type waterproofing. The reason is over the long period expand and contraction will easily damage the brittle type cementitious waterproofing.

QUOTE(spreeeee @ Aug 1 2017, 05:30 PM)
5. Self adhesive waterproofing system

=can diy?
*
I assuming your self adhesive waterproofing DIY type is pour on the tiles flooring surface and allow it penetrate into the concrete pore? This DIY type depending on the tiles and concrete profile surface. If the concrete profiles surface full of severe crackline / very porosity or the existing waterproofing embedded inside the concrete poorly apply. This self adhesive DIY won't be effective.

This DIY might work if the leaking is very minor and concrete profiles surface is not severe.

My definition of self adhesive waterproofing type is those apply at large scale project spec by architect. Its not very popular type of waterproofing

I think those DIY type is less effective to counter water leaking unless the situation leaking area is very minor. There is another method solving the water leaking without hacking existing tiles and redo the waterproofing which is inject PU grouting. Inject PU grouting is pretty complicated and one must be experienced and skillful to inspect the leaking area to made the best decision. This PU grouting is the most popular method and widely use by the developer and contractor when newly move in house owner complaint their unit is leaking.

I will upload more picture as examples. Hopefully tonight when i am free smile.gif

moonhowler When we are not sure where the actual leak is wouldnt it better to find the source by injecting a colored dye to figure out the source of the pipe thats damaged?

Say for example, the end flow is at the front porch; where the water is dripping.

We suspect its coming from the top floor bathroom, but there are couple of piping from the main that goes into the bathroom.

By injecting one by one with diff color, we could determine which pipe is the culprit.

Very good question VeeJay, Its always good to do initial investigation / inspection if the leaking condition is too complicated and to determine which area toilet leaking. We call this ponding test

And for your case, the problem should be Waterproofing issue if the leaking occasionally drip. Usually if the water dripping day and night with constant dripping speed, most likely its due to piping.

There are many brands of cementitious type waterproofing in the market. And most of them does work well as long you follow the manufacturer guides instruction. And contractor must have some basic knowledge how to apply. I will soon come out with some technical drawing details waterproofing.

Popular Brands Waterproofing in Malaysia Market for tendering contract project
1. Sika, Mapei, Penten, Estop, Fosroc, Xypex, Greenseal, Greencemt, Bostik, Daco, Axel Chemil, STO, Oriental Yu Hong (upcoming china brand)

Some of the brands above you can't find in any hardware store and can only get at their manufacturer plant. You can get very good discount with bulk quantity. Some of them only focus supply to big development project contract only.

The new waterproofing brand Oriental Yu Hong is the cheapest and have bigger coverage. A close friend of mine is dealing directly with the manufacturer. The sample quality is unbelievably good.

Example of technical drawing details submit for architect or consultant for approval

Yup Water ponding is other method, but its more for flooring, as for piping I was referring to Dye testing. Wonder why its not common in Msia?

Moonhowler,

I chance upon this thread, and hopefully u can help me out.

I'm currently extending my backyard yard to a wet kitchen, and the current progress is say bout 70% done. Roof tiles are the large cement(or clay) corrugated kind, and ceiling are plaster ceiling. There isn't any insulation in between.

The issue is we found moisture/condensation spots on plaster ceiling joints on a few spots, and we thought it was due to roof leak. Efforts has been done to seal the roof even more, with bitumen tape i think, hopefully will stop the issue.

However, since laying the wet ground cement (prep for tiling) yesterday, this morning i found the condensation was more severe on the ceilings, especially the usual spots..and i found out it might be a condensation issue instead of roof leak, when i wipe the inner windows and its all damped. Usually I close off that area during the evening and night, so no ventilation movement, and i can feel its very humid with heavy masonry smell.

Now, i am leaning towards this might be a condensation issue due to the wet masonry works that's not all dry out, and bad airing practice i have been doing at this phase.

Does anyone faced this kind of issue before, and hopefully can enlightened me, as me and my contractor are still puzzled. My contractor is those China-man self employed kind, so i suspected he isn't well versed on this condensation matter as well.

Next phase I will try hoisting the new roof with pipe water to chk if any leakage from roof, so i can rule out the roof.

Its a nightmare for me at the moment, not knowing what shit is gonna come down the road due to this water/leakage/ condensation issue.

it's concrete curing process - they release heat which causes the condensation

pus some fans to dry out the place during these 2 days (weekend) and see any difference on monday or not before continue work

damp rising from ground floor slab shouldnt be obvious at this stage and will not cause water droplets to appear on the soffit or ceiling board

malaysia standard doesnt have dye test method (IIRC) but it does have pressure leak test, whereby a sealed piping system must hold its pressure (with some acceptable drop) within 24hr period

Concrete curing "Hydration" is a chemical process which consumes water not produce it..

Quote
Combining water with a cementitious material forms a cement paste by the process of hydration. The cement paste glues the aggregate together, fills voids within it, and makes it flow more freely.[26]
As stated by Abrams' law, a lower water-to-cement ratio yields a stronger, more durable concrete, whereas more water gives a freer-flowing concrete with a higher slump.[27] Impure water used to make concrete can cause problems when setting or in causing premature failure of the structure.[28]
Hydration involves many different reactions, often occurring at the same time. As the reactions proceed, the products of the cement hydration process gradually bond together the individual sand and gravel particles and other components of the concrete to form a solid mass.[29]

Heat doesn't produce water condensation.. Cool does..

i may have been a bit rusty with my concrete knowledge

erm... an easy analogy

put a plate on top of a glass of hot water (like u said, curing concrete release heat)

you will see condensate droplets on the bottom of the plate (the 1st floor slab soffit)

i know it's a bad analogy, but i am also interested in the source of the water droplets on the soffit. smile.gif

More like how rain clouds are formed?

same principle.. remove the heat from steam you will get water..

Water condensation always forms on cool ambient.. also known as dew point..

Can do some initial investigation first if not sure. Any raining that particular day?

To check whether its condensation or leaking at the plaster ceiling. Maybe you can ask the contractor to cut that area of moisture / condensation spots on plaster ceiling and allow few days to monitor any minor leaking?

If condensation, just install exhaust fan could easily get rid of the bad ventilation humid air.

Good question about this method

This method is suitable if the tiles bonding with the concrete surface is still solid intact. Because this application method is applying on top of the floor tiles surface.

Those floor tiles with alot of hollow sounds (when you knock the tiles), eventually will come off in the future. The hollow sounds happen because the bonding between the floor tiles and concrete surface is no longer intact. The epoxy waterproofing flake which applying on top of the floor tiles will come off together too. Leaking occurred.

Epoxy flake waterproofing final layer is apply with a transparent liquid chemical call Epoxy. This final layer might be slippery to some people and there are few cases ppl fall down. This is better to avoid if you have old man might using that toilet shower area.

Another bad thing is if you have very nice color expensive floor tiles, this epoxy flake waterpoofing will apply on top of it and you wont able see that beautiful expensive floor tiles anymore.

Pros
This method work if the tiles flooring still strongly intact with the concrete surface. No hollow sound at all.
You can have them create few design pattern.
If you have a bad looking tiles, this epoxy flake waterproofing will cover it and makes it better looking smile.gif

Recently i found a contractor using another more or less similar method like Epoxy flake waterproofing but without apply epoxy final layer. I will try ask him more details his method and some photos to update here. The finishing pretty nice too.

Hi Guys, ask me anything of Water leaking / Waterproofing. The more complicated the question is, the better.
Wondered if you can help me on my water leaking problems at my car porch.
My car porch have a flat concrete slab, and during heavy rain, the water will slowly drip through the concrete and onto my porch.

When I go above to check, i noticed cracks on the cement slab which may be the cause of the problem, especially near the edges (refer to picture). Note that I have done cementious waterproofing, and also coated the surface with epoxy resin, but that only lasted for a year before that gives way.

Would like to ask what can be done, and if we can do PU injection to stop the leaks. Or perhaps torch applied bituminous membrane ?

My other tenant house has toilet leak issue, about 30qft. Get a contractor check, 1st method hack cost 2.5k, 2nd method apply Epoxy (not flake type), 3 layer, floor and wall (4ft), RM800.

My water leak only happened after 5 years.

Doe applying grout sealant solve the toilet leaking?
I plan to DIY instead of applying the Epoxy

May I know how much the grout sealant cost and what type of grout sealant I should look for.
And what type of Epoxy and cost to use if plan to apply.

Thanks for advice.

I semi-retired doing waterproofing work already. Hahaha!! However if you want a truly specialize waterproofing contractor around klang valley. Those only do waterproofing and rectifying water leaking. I could share their contact number here. I can find my old specialize waterproofing contacts at Johor and Penang area too after i ask their permission. =)

I classified two types of waterproofing contractor.
1) A waterproofing contractor specialize doing commercial big development project (example: Shopping mall, Condo etc)
2) A waterproofing contractor specialize doing only residential house (example: house toilet, shop toilet)

I will share their contact numbers here after i get their permission. Because some of them are attached to manufacturer waterproofing plant.

I met the waterproofing contractor that using another method more or less similar method like Epoxy flake waterproofing but without apply epoxy final layer. Less slippery and pretty good looking too.

Attached Image Attached Image

Its finishing using those typical pebbles type and he did a very slope. Water flow down to downpipe very fast leaving the area floor dried up very quick. Due to pebbles rough surface, its not slippery at all.

I will explain in more details his method on my next post.

Hmm.. The waterproofing products is wrongly used. Never use "cementitious waterproofing materials" apply at external area that exposed to sun and raining (roof, balcony, swimming pool).

Cementitious waterproofing materials can only apply at internal area like (internal toilet, internal kitchen etc). Areas did not exposed sun and raining.

Torch on membrane is good but expensive. And make sure the surface area has good slope. Water ponding above torch on membrane in a long period will peel off.

Attached Image Attached Image

My advice apply those exposed waterproofing membrane acrylic copolymer design against sunlight and UV resistance. The finishing will be waterproofing membrane (grey color) embedded with fibreglass sandwich in between waterproofing membrane. Apply minimum 3 - 4 layers waterproofing membrane because this is external area.

All development project using this type of design waterproofing method if architect specify exposed waterproofing at roof top. Waterproofing manufacturer usually recommend this method.

Epoxy resin eventually will wear out apply at external area due to raining and sun especially our tropical country. Within one year wear out most probably a very thin layer apply at the surface only. =)

In my experience grout sealant will not solved. Even if solved, the leaking will come back very soon. Grout sealant wear out very soon. Curiosity you mention 2nd method apply epoxy (not flake type) is it something above picture i post?

Sorry for the delay update. I wasn't accessible to my computer for one week due to outstation =)

Interesting concept. Is it more expensive than regular Epoxy flake waterproofing?

Hello,

my first floor ceiling was damp/ and water was seeping down the corner. Contractor came and checked and said have to hack wall as suspected pipe abs leaking. Upon hacking found abs pipe not leaking, infact no idea where leaking come from. Now found out that neighbor next door is having leaking right at the same spot so the leak may infact come from her side huh.gif

Q1: should i seal the wall or wait until leak is confirmed from neighbor?
Q2: should i just change the abs pipe anyways since already paid for the job?
Q3: if i ask someone to check and give quotation, do i have to pay anything if i dont hire him?
Q4: should i ask compensation from neighbor for the leak/damage to my house?
Q5: what happens if we cant find the leak from neighbor's house as well? Any ideas?
Q6: typically what would be the cost of this kind of service?

when there is construction joint, usually they will be grout tube inside.

My questions is it is we always have to inject the acrylic gel into the tube after the concrete completed. or it is only inject the gel when there is water leakage.

this is scenario base on construction stage.

Hi sir,

I suspect my newly bought condo unit to have some water seepage from shower to the wall. Paint on the wall right outside the shower area have some bubbles / wet mark. The wall is dry now as bathroom have not been used for a year. Switched on all water pipe for 2 days and wall still dry hence i believe piping still ok.

Any services that you can recommend?

Many thanks.

is this New Condo like BRAND NEW or you just bough a resale unit?

which area of wall outside shower area is leaking? wall inside bathroom outside shower area?

usually wall waterproofing only until few inch from floor, the rest of the floor usually use tile to cover. even with waterproofing the normal paint used indoor may not be suitable for wet environment and should use waterproof paint used mainly outdoors, or maybe add a sealant on top of the paint.

when water sips in from surface and cannot escape bubble starts to show.

if got photo easier to tell.

It cost me rm970 for this small toilet.. and I can get it at rm800 if the epoxy is just of a single color.. This price is for toilet below 30sqft. It's been 2 months now, and I still dont see any leaking.. Phewwww.. what a relief.. Looking from far away, the pattern looks nice, but when looking closer, it's farrrr from perfect. Not as beautiful as the one I saw in a hotel.. The lines/pattern boundary are blurry ... lots of color.. how do i say it, color bleeding? something like that..

I'm not changing tile! I'm putting epoxy coating on the floor.. It's like you spread a glue (epoxy coating) all over the floor (no tile removal), then sprinkle a colorful flake on it, then finish it off by spreading a last layer of clear epoxy coating above it..

Interesting, didnt realize such a product/solution exist! thanks for sharing.

Did you DIY or hired a contractor.

I just goggled and found pretty straight forward in application, but a little pricey, i think?

I just took 1 picture.. this is the early process, after sanding the tile. Marking & masking according to required shape/pattern. Then, applied a glue (epoxy) on selected part, then, sprinkle a whitish flake. Wait till dry. Then, re-adjust the masking tape and apply glue on another part followed by sprinkling a purple flake.. (just like how to paint a car with multiple color that requires lots of masking tape).

Yes..those colors are a flake, that looks like a flour/sand to me, and they also applied on the bottom part of the wall too ... The floor surface is not smooth actually, so, it is not slippery. They can make a smooth surface, if it is for table top application.

I just hired someone after I search on fb/mudah/lelong. Keyword I use was "epoxy+flake+toilet". In theory, it looks easy, but when I saw them do it, the first thing they did was sanding the tile to remove the slipperiness of the tiles. It looks tiring to me. Anyway. from youtube, I agree it looks easy to DIY especially if using just 1 flake color.

are you sure is hand drilling tool? last i check, either not enough torque or too much rpm. tools used for grinding tiles is special one, much more expensive than drill.

think you still need to do some curing for your slap surface (floor).

Having awing alone, might not be helpful all the time, coz, our rainfall here are windy and strong, hence water culd still be pushed in to your floor.

Hi, all need some help.
The home sky glass post few issues:-
1) water leaking
2) Hot sunlight make house hot, aircon unable to cool
3) Below sky glass got electronic stuff (hazard if water leaking)

Option to rectify:-
1) Reseal the silicon on skyglass
2) Install super black tint to prevent sunlight and heat
3) Extend tile roof pass the glass ( no rain drop to glass and shelter for sunlight
4) remove glass and concrete slab

appreciate your suggestion. the top sky sunlight shine through house not important because
got side glass with grille already.

Plan to use Option 1 and 2 but not sure if long term will occur again.
Insomnia sleepless night.

Appreciate yout help. Thank You all

Hi, all need some help.
The home sky glass post few issues:-
1) water leaking
2) Hot sunlight make house hot, aircon unable to cool
3) Below sky glass got electronic stuff (hazard if water leaking)

Option to rectify:-
1) Reseal the silicon on skyglass
2) Install super black tint to prevent sunlight and heat
3) Extend tile roof pass the glass ( no rain drop to glass and shelter for sunlight
4) remove glass and concrete slab

appreciate your suggestion. the top sky sunlight shine through house not important because
got side glass with grille already.

Plan to use Option 1 and 2 but not sure if long term will occur again.
Insomnia sleepless night.

Appreciate yout help. Thank You all

leak :
1. always seal up leak from the source. leak from outside, seal from outside, no point seal from inside as seal will fail easily.
2. since it is glass and outdoor, something like silicone weather proof acetic type would do fine.
3. for added durability, cover the seal with aluminium tape or those rubber flex tape.
4. check the cement for cracks/microcracks........especially at the places where the cement makes a right angle. can fill them up with water proof putty filler for big cracks, for small cracks, can use water proof paint.

heat :
1. if want to have light with lesser heat, can consider those car tint like solar guard/v-cool etc.
2. if totally don't want the light to go through but don't want the hassle of removing the glass, can just paint the inner surface of the glass...........then it will look just like ceiling.

It all depends on the source of leak. If can't identify, then can't Solve.

The usual case of a silicone seal fail is due to weather and uv. If covered by alluminium tape after the silicone cured, it will last almost forever.

If silicone alone(assuming the correct type), usually can last more than 10 years.

There are few way I do before for concrete curing
1. Using guni bag put wet guni bag on the concrete surface to reduce the heat. ( for small scale slab )
2. Spray water three time during day time ( for few hundred m2 slab )
3. Using ice tube this method only use for dam constructor.

Do you know where I can buy Xypex and find people who know how to apply them? Thanks.

I will be very glad to share some of my experiences rectifying water leaking problems or waterproofing problems and share my knowledge the best solution to rectify it smile.gif

you know how in some terrace house it's quite common to have an open air area in the middle that hosts the water tank. i think the rain water is seeping into the rooms' ceilings from there. any permanent solution to this? i'm worried water proofing will not last long as that top part is exposed to weather.

There is a leak somewhere at the toilet.
Contractor 1 - inject pu from above (ie tiled floor)
Contractor 2 - inject pu from below (ie neighbour ceiling below)

Which is the better way ?

I have been facing this car pouch leaking issue near the beam. Currently the issue have been "rectified" by developer sub contractor under warranty. However, after PU injection still have water leakage stain as per photos below. Not sure is it water or the PU injection leaked out and touched plaster ceiling that causes yellowish

What type of roof above the car porch?
Also, does the position of the water mark coincide with the water drainage of the roof for the upper floor?

Concrete slab.

Suspect the leakage leaked down from the beam. Unfortunately the water mark does not coincide with water drainage of the roof

i suspect they PU injection the wrong place.

for concrete slab roof need to make sure :
1. level.......make sure there is declining level towards the drainage. no pooling of water.
2. water proofing. can paint with elastomeric paint(got various brand like nippon, pye, sika etc etc) after making sure the level is done properly. as usual, paint from above aka the source of water.
3. make sure the edges(where 2 section of concrete meet like a horizontal slab with a vertical wall for example) are properly waterproofed as these are the usual places where waterproofing failed.

Try getting access to a contractor with a thermal imaging camera like a Flir mr176 or a fluke so you can see exactly where the water leak is from.

I've been watching a few YouTube videos on how those equipment are used but have no idea if anyone here has actual experience using one and making sense of the images. So maybe try asking around.

If you goggle Flir thermal camera you can find a rental company so maybe see if they provide a service(maybe a building inspector) to detect the leak/provide a report before then engage a contractor do the pressure injection repair.

Normally it is done from below.
Reason:
As from below, the source of crack that lead to leaking can be found via the water dripping point, whereby PU can be injected from there and let the PU find its way to fill up the crack during pressuring.

If from above, then it is difficult to find the source of leak, so no way to start for the PU injection.

this. one time i see liao i know they injected at wrong place

should have injected it on the beam near the slab (topmost) or on the slab nearest to the beam

what i see is they inject in the MIDDLE of the beam, which does nothing

LOL... the thermal camera is very very expensive

and you cant see where the leak is from because the temperature difference between the liquid and concrete is very minimal if there is any

what you need is a moisture meter and u can check the "wettest" part of the beam / slab / column , which you can assume is the entry point of the water leakage

plus this one u need to make sure u do it properly the first time since its pretty difficult to find the leaking point after u install the membrane

well, if you ask me, it doesnt look nice or even aesthetically pleasing,

and you can even see the membrane from ground floor since you need to have overlap over the beams and ledges

you can try waterproofing paint first and see if it solves the problem

http://koyachemicals.com/prodetail.Service...3fb1010&active=

or you can also try pouring a layer of cementitious slurry like the one from sika

for both application, please apply it using correct method, which is basically clean surface, prime it then paint it over and dont forget to overlap the parapet edges too

I've engaged with few contractors.

torch membrane to be done on whole roof concrete slab

or

torch membrane + hacking on edges to be done particularly on the leakage part

which are the correct way? kinda confused when different contractor tells me different advises.

I mean the slope for water on the concrete roof. I have seen completed concrete roof with water ponding issues just because the contractor didn't bother to make sure the roof should slope to fall.

Same thing with some bathroom floors with no slope to the floor trap that you walk into a puddle of water

Better be aware of this to make sure it doesn't become an issue once the works are completed

It is a works quality issue that is some times not done.
I believe most roof should have a 5deg slope to make sure no water ponding issues leading to water leakage into the building later on

Edit* water must drain away from buildings thus no water ponding allowed on a concrete roof or any roof via roof gutters and the like.
Water leaks involving pressurised water piping in concrete can only be solved by eliminating the leak by repairs to the leaking pressure pipe.

Nope.
It is mainly to test if there is any active leak or not.

If you already know there is active leak no point doing this test.

And hairline cracks in the waterproofing layer won’t be seen anyway.

Yes I have stopped the contractor from doing so. However he have no idea where is the leaking come from. He did a second time PU Injection on the leaking beam but it does not stop the leaking for overnight.

Apparently there is a crack when they did the pu injection from inside and outside. Injection done at bottom but PU leaked out from upper part

If wasnt under Defect Liabity Period by developer, this contractor considered as failed one. The contractor wouldn't want to spend extra to do torch on membrane by other sub contractors that I wish to propose

*
ok. does it only leaks when it rain? if not, then you are looking at other leak sources

and again, the contractor is injecting the foam at the wrong place

you dont inject it in the middle of the beam

Previously yes, once rain heavily only will leak. After the first PU injection in middle of beam, the leaking has become worst.

Now, as for today from one whole row has become only one place dripping down. Suspected the water stucked somewhere and leaked in.

Lel. Still injecting at the wrong place.

Hopeless contractor that knows shit about waterproofing.

I suggest stop wasting time with the same contractor. And hopefully the developer ditch that useless contractor.

Yeap. They keep injecting at wrong place as per mentioned by other contractors too, damn worried my beam kena damage by their PU injections.

Now developer getting architect to come but architect on leave till next week. Till then I think its harder to find the leak as no more heavy rain coming days

On the side note, got myself PU950 by Estoflex. Going to diy my extension kitchen's concrete slab

common construction terminology we named it as "angle fillet joint" , to prevent direct sipage at joint

any concrete grade above g40 is consider waterproof, those below u need to add additive, but only applicable to pool construction

Hi all,

Advice needed from all the sifu here. I moved in to my condo last week and start to notice some mold mites on the ceiling. Then only i started to found out that they are actually stick around on my ceiling area that is damp and water marks are seen as well but is kinda difficult to notice. The affected area is quite big, almost quarter of my living room and my closet area

I have reported to my the condo defect team but after they examined, they told me need to inject PU from my unit instead of from the above (I stay at top floor, level above is sky deck). That's why I would like to get 2nd opinion before they simply inject PU on my ceiling.

Any sifu here got contact that is able to help?

if you can take pic of the skydeck then it would make for a better decision

what i am afraid most of is when they do the pu injection at that place, the leak will creep to other place because the whole sky deck isn't waterproofed

plus, PU injection marks are very ugly no matter how you want to hide it. the injection ports and marks are difficult to conceal

Above is actually a water tank, difficult to access, any other option in this case? They came to visit just now, and told me they will see whether able to inject PU from above.

Also, I saw there is this act Strata Management (Maintenance & Management) Regulations 2015 (SMR) PART XV that developer is required to identify the root cause within 7 days of my notice. If I am dissatisfied with the solution, I should go to commissioner. Anyone has tried this method before?

I am facing a leaking common area bathroom from my neighbor above in a standard 1000sqft apartment. Contractor advise to do chemical PU injection from below (IE my unit), I was wondering if this solution is better than doing the epoxy membrane from the toilet above?

Also the price quoted was RM1850 for one bathroom, not sure if this is in line with the market?

Advice and opinions are all welcome.

that's about right in the market pricing, but insist on a 6-month or 1-yr warranty period

not to sure who foots the bill in this case as i am not familiar with strata act

and yes, they have to do from your unit as doing it from your neighbor unit will damage the tile finishing, which will incur more cost

depends on your budget, the type of leak, size and etc

the cheapest would be using waterproof paint, while the most expensive would be laying an additional waterproof membrane

if water tank then check if the water comes from the water tank or piping leaks

it doesnt seem to be from rain water leaks as i see roof on top of the water tank from your picture

what i meant was comparing the effectiveness of PU injection from below VS epoxy coat from above. Epoxy coat does not damage tiles since it is applied on the tile surface only.

my concern is the PU injection from below may cause situation whereby the water is stopped from flowing down, but may dwell in the cracks and crevices plugged by the PU and over time cause other problems, or worse the water will just divert to another area of my unit, because water always finds its way in time. Or later on (maybe years later) new micro cracks appear and cause the leak again.

oh, i didnt read properly. yeah, ur concern is correct, it may & might mitigate to other place

i've faced it before. but so far only 2 out of around 50+ leaks i have done

that 2 is due to no waterproofing done during construction and i have advised the client to redo waterproofing

on my defense, the secondary leaks only happen after the 12 month warranty period i give out and it happened at new points, not at the area that has been injected with pu

I'm not sure the size of the leak but there is only one patch of it from the ceiling beneath, i believe the leak is from the cracks from the concrete roof, any idea how much is the price to do the membrane per sgft and any recommendations? do they fix the plaster ceiling beneath as well?

Just did a comparison. PU injection RM1850, epoxy flake rm850 and addresses the problem from the root cause (ie from the leaking bathroom itself). With this price/benefit ratio, can someone share what is the advantages of PU that cause more than 2x the price while solving the same problem?

Of course the scenario being addressed here is limited to bathroom leaking, other scenarios maybe PU might be more convincing.

Not sure if serious comment or troll, but this product looks like its only used for locally sealing known cracks. Also, identifying the leaks is probably better done by expert.

One advantage I can think of for PU injection is if you meet an uncooperative neighbor upstairs and have no choice but to solve the problem from below.

Serious. I just pour it to all the grout and let it seep in to the grout.

And it stop the leak. Why bother to find the crack when the product will find the crack for you lol

i think this one is under developer / JMB resposibility already

best way is to do waterproofing from the top as there are a few possible water entry point - either from the RC plinth - slab corners OR from the anchor bolts that was drilled into the concrete slab, damaging the waterproofing layer / membrane

just wondering how should water proofing be done? during my place renovation, they sapu the floor and wall (up to 1 feet high) with the black tar thingy..
now got water seeping and water marks already.

but i think the possible reason could be due to they use cement as grouting instead of proper grout powder..their reason was use white grout will turn yellow later..so use cement wont obvious (i found grey coloured grout later so i now i know they lied).

what are the remediation can i do now? regrouting without replacing tiles will work?

I would like a recommendation on which toilet and balcony waterproofing product to use.

Also if the product can be used on bare bricks, it would be ideal.

sika seal.........

not on bare bricks............but on top of the cement rendering of bare bricks. the cement used to render the bare bricks can add cement additive like pye waterpruf for overkill

I'm mainly asking to waterproof my external walls that are exposed to rain most of the time.
Also is it recommended to paint over pye waterproofed surfaces?
This is due to rising damp in the internal walls.

Wall?
You will need to check the roof, ceiling and window nearby for leak first.
Fix that.

And why is the wall bare brick? Not even a cement layer rendering?

And pye waterproofed surface means what? A layer of elastomeric paint or cement with pye waterpruf additive or something else?

The general rule of painting is a clean and dry surface, a suitable primer if not painted before. Then paint.

If got paint before on the wall, can paint over it with new paint provided the surface is clean and dry, the paint is of same type( water based on water based, acrylic on acrylic etc etc...)

Wall because the dampness is on the bottom of the wall and there is moss growing on the bottom 3 feet of it.

Waterproof additive to the base layer of plaster would keep water from the exterior seeping into the walls, but how do i keep the water seeping through the bricks from damaging my interior walls?

walls need water proofing also.

since the area of waterproofing is small..........just fill up the gap between the place you hack and the water pipe.....and a bit on the surface to level it. i would just use pye aquaplug. it is sold in small can.......1kg size.

Your existing toilet flow to the soil pipe already has a T-joint.

To add another T-joint, you need to raise the platform quite high for allowance for the new joint.

By the way, I dont think is easy to add the new joint to the existing soil pipe. The plumber may need to use heat to soften the existing soil pipe to push it into the new joint. Take into consideration that you may find leakage/smell entering your existing toilet if the plumber dont do it properly.

I dont think is neccessary to do any water proofing for existing toilet as the plumber can drill a hole of the size of the new pvc pipe like how cooker hood is installed for air to escape to outside the house.

ok thanks. btw, is it risky to do it this way? how high is the possibility of future water leakage issue?

Your existing toilet flow to the soil pipe already has a T-joint.

To add another T-joint, you need to raise the platform quite high for allowance for the new joint.

By the way, I dont think is easy to add the new joint to the existing soil pipe. The plumber may need to use heat to soften the existing soil pipe to push it into the new joint. Take into consideration that you may find leakage/smell entering your existing toilet if the plumber dont do it properly.

I dont think is neccessary to do any water proofing for existing toilet as the plumber can drill a hole of the size of the new pvc pipe like how cooker hood is installed for air to escape to outside the house.

waterproofing for wall usually only apply for 300mm upturn? or need full wall height?

ok thanks. btw, is it risky to do it this way? how high is the possibility of future water leakage issue?

I cant tell the allowance as it depends on the outlet to the soil pipe.

But it is never adviseable to have t joints sitting next to each other as there will be no room for adjustment if mistakes are made.

I have to caution you that the work of inserting the soil pipe into the new t involve shaking and pulling side ways. During the process, it may cause leaking around the joint of the soil pipe near the ceiling in the long run or even worst, it may dislodged due to poor workmanship of the developer. Things are weird sometimes ... if you dont touch it, nothing happens .. and vice versa.

By the way, are you are doing additional toilet only or to include bath? Was wondering why water proofing?

On the lighter note ... it reminds me of my childhood time when I used the raised type bucket toilet.

i see, thanks a lot. previously, i did casually ask my engineer friend, he told me no problem. need to check with him again sweat.gif i will consider the risk involved before i made my mind.

i plan to add 1 new bathroom including wc, basin and bath. because there will be some hacking works on the wall, so i think that the wall have to redo waterproof and i am not sure whether that the vibration from hacking works will damage the waterproofing on the floor?
